foreclosure: Should Have Been Sold at Auction by Now - Surprise!

A client of mine asked to see a new property listing this week. Fine. I took a quick look at the online data for this property, and discovered the seller's lender had filed lis pendis on the deed in July 2009. Huh? A filing from last July would typically mean this property is scheduled for auction, liked "yesterday," if not next week. What's up with that?! I called the listing agent, who explained that the lender has allowed this seller the luxury of marketing the home and finding a buyer, even at the 11th hour, rather than simply taking it back … (6 comments)

I just inherited a client who is living a nightmare, through no fault of his own. His employer has relocated him to my community of coverage from out of state. The client leased a nice condo unit in a popular building. That was three weeks ago. This client is now being forced to move out. Want to guess why? Yep, the condo owner is in foreclosure, and the unit is scheduled to be auctioned at sheriff's sale very soon. I just want my many smart buyer clients and renter clients to know how proud I am of them. These folks that I have been fortunate enough to have represented are choosing to spend their real estate dollars in a rather conservative fashion; they are NOT taking chances, NOT willing to live on the edge of "yes, we can pay the mortgage AND the credit card balance this month!"
