As a real estate advisor (and a real estate investor!), I appreciate how much difference can be made with small improvements.
Recently I completed a fix/flip project. When I saw the old cabinets I realized their good quality. I knew that painting the cabinets, installing new counters/backsplash, & new appliances would transform the kitchen without spending time & money tearing out & replacing.

Ever wonder whether you would be better off renting or if it's worth buying?
The calculator link below lets you play with the factors making up that decision. In Massachusetts, property tax should be factored at 2.5% of value. Appreciation in today's market is mostly driven by homeowner improvements. If the home gets needed upgrades - or cosmetic improvements - you can see about 1% annual appreciation. Interest rates vary based on the type of loan, but a 4.5% rate is pretty reasonable for this kind of calculation.

Home inspectors freqently find attic ventilation problems. These can be caused by bathroom vents that don't extend through the roof (allowed under older building code), or poor ventilation. The explanation Jay gives is clear and comprehendable. Recently homes I have sold required mold remediation in the attic - cost for a smaller home has been in the range of $1200. Better & cheaper to ventilate!
