So you keep hearing on the news that it is a buyers' market but what does that really mean? If you are looking to purchase a home in Johnson County Kansas it could mean buying a home at a substantial discount. In Johnson County Kansas the home market peaked right around August 2006. I wanted to see what the difference would be between buying a house in 2006 at the peak of the market vs. buying the same house today. I am sure that quite a few potential home buyers in Johnson County Kansas were surprised by that title but it is true. While the number of available homes divided by the amount of homes sales indicates a buyers market in Johnson County Kansas, it is not the tell tale factor. It is generally considered a buyers market when the supply of homes is greater than a six month supply based on the amount of homes selling on a monthly basis, less than six months is generally considered a seller market. 2008 is finally over and out with it goes the year of the Foreclosure. 2008 was marked with falling home prices, rising foreclosures and tons of buyer trepidation. Well that is going to change in 2009. I am officially dubbing 2009 "The year of the buyer". This will the year where buyers take advantage of all of the opprtunities that will truly make this the greatest buyers market of all time. Qualifying to buy a home in Overland Park Kansas just got a whole lot easier. The Federal Housing Authority has just raised the limit on FHA backed loans to $270,000. What does this mean for buyer's? Well it means that you can qualify for a loan with a 3% down payment with credit scores as low as 550. Using FHA also allows you to aplly for grant money. The grant money can be used for your down payment and closing costs. Essentially you can buy a house with no money down and no closing costs. For those of you sitting on the (0 comments)

Every time I pick up the paper or turn on the evening news there is a story about the Housing market or as the news likes to put it the troubled housing market. As a realtor I think the hardest part of my job right now is dispelling myths and rumors. The mortgage crisis, the housing meltdown, who are you to believe? It is not that bad out there after all. When you meet someone new they always ask, what do you do for a living? When I tell them that I am a realtor the next question is always, how's the market? Now I have been very consistent on my views of the market. I have been touting what a great move-up market this is and to not believe everything you read in the media. Well today I have to take back one of those two statements. For those of you who read the Kansas City Star Chris Lester's column got it right (6 comments)
