Government Mandates New Air Conditioners

Effective January 1, 2010 manufacturers will no longer produce air conditioning equipment that uses the R22 refrigerant. This is the result of a government mandate through the EPA and the clean air act. Newly manufactured residential air conditioners will use the new 410 A refrigerant, which is not compatible with R22. So what does all this mean to you? Since the old and new refrigerants are not compatible the compressors and air handlers cannot be mixed. So if you are replacing your outside compressor after January 1, 2010 you will need to also replace the inside air handler unit
Maintenance will continue to be available for the older R22 units after January 1, 2010 so there is no need to rush to replace your equipment. One more thing to keep in mind is that the cost of the R22 refrigerant is expected to increase. A little help will come from FPL, who is offering rebates for upgrading to more efficient equipment and there is a federal tax credit available also if you qualify. Between the Ormond Beach City line and Granada Blvd. there are an additional 10 for sale and within the city or Ormond Beach south of Granada there are an additional 17 condo for sale. Daytona Beach Pier Restoration

Restoration work has begun and is expected to be completed by February 2010 when the city hopes to reopen the pier along with the restaurant and gift shop. November 2009 Ormond By The Sea Florida condo sales

All 3 of the Ormond By The Sea Florida condo sales in November 2009 were 2 bedroom 2 bath. A townhouse at Madeira Villa Central sold for $135,000, a fourth floor unit at Fairwind Shore sold for $165,000 and a 4th floor unit at the direct ocean front Regency Plaza sold for $175,000. All of these are through the Daytona Beach Area Assoc. of Realtors Multiple Listing Service (MLS). None of the sales were short sales, bank owned or in foreclosure. There are an additional 12 condos under contract pending closing. Thirteen Ormond By The Sea condo were either withdrawn from the MLS or had their listing contract expire during the month of November 2009. Every year since 2004 there have been either 2 or 3 condos sold (closing) in November in Ormond By The Sea except there were 6 in 2008.

Through the Daytona Beach Area Association of Realtors Multiple Listing Service (MLS) 4 condos sold in Ormond By The Sea Florida in October, 2009. That compares to 3 sales in both 2007 and 2008. None of the 2009 sales were foreclosures or short sales. At this rate of sales we have about 2 years worth of inventory of condos for sale in Ormond By Sea, Florida.

One sale was a 3 bedroom at Sand Dunes for $152,500 and the lowest sale was at Winchester manor for $82,000. There were 2 sales at $180,000, one at Seascape on the 5th floor and one at Ocean House on the 3rd floor. Both of those buildings feature secured entry, inside laundry, underground parking and more than 1150 sq. ft. of living area. Both units were in good condition and sold fully furnished.

The inventory of condo for sale in Ormond By The Sea, Florida through the Daytona Beach Area Multiple Listing Service (MLS) continues to be high with 108 condos for sale. There are 9 condos under contract pending closing. We have not seen a significant reduction in the inventory of condos for sale. Last year at this time there were 112, which was lower than the 130 for sale in 2007, but the numbers recently have stayed slightly over 100 condos for sale in Ormond By The Sea.
The lowest asking price is a 1 bedroom at the Ocean Shores Condo for $59,900 and the highest is the 4 bedroom at the Tiffany for $790,000. With one exception every condo (32) with an asking price of $250,000 is either directly on the beach or a 3 bedroom. More than half (60) of the condos for sale in Ormond By The Sea, Florida have an asking price of $200,000 or lower, with 26 or those being under $150,000 and 11 of those have an ocean view.

October 2009 home sales in Ormond By The Sea, Florida

There were 12 single family homes sold in Ormond By the Sea, Florida in October, 2009 through the Daytona Beach Area Association of Realtor Multiple Listing Service (MLS). Surprisingly, none of the sales were 2 bedroom 1 bath. All had either 2 baths or 3 bedrooms. The lowest sale price was $125,000 on Seaside Drive and the highest was $420,000 on Coquina Key Drive. Five of the sales were under $150,000. One sale for $270,000 was on the east side of A1A. Nine of the 12 sales had at least 3 bedrooms.

New Watering Restrictions

New Watering Restrictions
Beginning November 1, 2009 new watering restrictions took effect. Watering is only allowed before 10 AM or after 4 PM and when dayligh savings time ends watering is only allowed 1 day per week. Even number addresses may water only on Sunday and odd number addresses may water only on Saturday. These restrictions apply to much of east central Florida including Ormond Beach and all of Volusia County.
