The inventory of condo for sale in Ormond By The Sea, Florida through the Daytona Beach Area Multiple Listing Service (MLS) continues to be high with 108 condos for sale. There are 9 condos under contract pending closing. We have not seen a significant reduction in the inventory of condos for sale. Last year at this time there were 112, which was lower than the 130 for sale in 2007, but the numbers recently have stayed slightly over 100 condos for sale in Ormond By The Sea.
The lowest asking price is a 1 bedroom at the Ocean Shores Condo for $59,900 and the highest is the 4 bedroom at the Tiffany for $790,000. With one exception every condo (32) with an asking price of $250,000 is either directly on the beach or a 3 bedroom. More than half (60) of the condos for sale in Ormond By The Sea, Florida have an asking price of $200,000 or lower, with 26 or those being under $150,000 and 11 of those have an ocean view.

October 2009 home sales in Ormond By The Sea, Florida

There were 12 single family homes sold in Ormond By the Sea, Florida in October, 2009 through the Daytona Beach Area Association of Realtor Multiple Listing Service (MLS). Surprisingly, none of the sales were 2 bedroom 1 bath. All had either 2 baths or 3 bedrooms. The lowest sale price was $125,000 on Seaside Drive and the highest was $420,000 on Coquina Key Drive. Five of the sales were under $150,000. One sale for $270,000 was on the east side of A1A. Nine of the 12 sales had at least 3 bedrooms.

New Watering Restrictions
Beginning November 1, 2009 new watering restrictions took effect. Watering is only allowed before 10 AM or after 4 PM and when dayligh savings time ends watering is only allowed 1 day per week. Even number addresses may water only on Sunday and odd number addresses may water only on Saturday. These restrictions apply to much of east central Florida including Ormond Beach and all of Volusia County. Condo values have declined but not as drastically as the past. The 3rd quarter (July-Sept.) 2009 average condo sale price was $156,036 for a 2 bedroom 2 bath on the west side of A1A. That is $21,297 less than the 3rd quarter of 2008, which was $42,000 lower than the 3rd quarter 2007.
Volusia county property appraisal Morgan Gilreath has stated that overall property values in Volusia County, Florida are decreasing at an average rate of 2 ½% monthly. Ormond By The Sea 2 bedroom 2 bath condo on the west side of A1A year over year for the 3rd quarter have declined in value about 12%.

Five Ormond By The Sea, Florida condos sold through the Daytona Beach area multiple listing service (MLS) during September 2009. Compare that to 2 sales in 2008, 4 in 2007, 5 in 2006 and 6 in 2005. One sale was a one-bedroom foreclosure for $66,100 and one was at the direct oceanfront Capriana. Three sales were
2-bedroom 2 bath on the west side of A1A and the average sales price for those 3 was $163,300. This average is only about $10,000 less than the September 2008 average so we may be seeing a slowdown in the rate of loss of value. All 3 of the 2-bedroom condo west of A1A had sales prices within 6% or less off of the asking price so setting a price close to the market value is very important. Average time of the market for those 3 sales was 150 days. The average days on the market in 2005 were 73.
