Arguments and Honest Discussions - 06/29/09 09:28 AM
I'm reading a book right now called, "Leading Change."  It was written back in 1996, so it is kind of funny to read about the business culture back then in light of the recession we live in today.
The first chapter talks about establishing a sense of urgency in a failing or complacent corporation.  It gives 9 reasons why corporations become complacent.  As I was reading through the chapter, I came across reason number 7.  The author states that when young employees would go out of their way to get outside feedback in regards to how the company was performing, they would be … (0 comments)

Making Improvements and Paying for Them - 06/26/09 07:16 AM
Question:  What do most people do who want to buy a house?  Answer:  Go get a loan!
There may be those fortunate folks who can afford to buy their house by paying cash, but the vast majority of people will take out a mortgage.
In the city of Tulsa, and in government, things don't seem to work this way.
Take the city of Tulsa, for example.
Here in Tulsa, our mayor, Kathy Taylor, has been working hard to make good improvements.  These are the kinds of things that willl increase tourism and keep our young folks from leaving to go to … (0 comments)

CAUTION! Oklahoma late license plate renewal fees are going UP! - 06/25/09 07:16 AM

If you live in Oklahoma get ready!  Fees for not getting your license plate renewed on time are going up!
The current fee structure has been 25 cents per day with a maximum of $25.00.  The new fee structure will be $1.00 per day with a maximum of $100.00 bucks.  Ouch!
For those of us who are procrastinators, this may just be the wake up call we need to keep our tags current rather than wandering in after they have expired.
Remember also that most of the tag agencies close at 5 p.m. and only ONE of them is open … (1 comments)

The Seller's Disclosure is Your Protection - 06/22/09 06:56 PM
Having been in the business for 2 1/2 years now, I feel like I might be beginning to understand some of the basics of this business.
One of the things you learn quickly when you become a Realtor is the importance of the Seller's Disclosure.  The Seller's Disclosure is a legal document that tells potential buyers about the defects and conditions of the house.
Now, I don't know the actual history of why and how this document came into existence, but I suspect that it probably had something to do with a big,
"Oh yeah!", "Oh yeah!",
"Well I'm gonna sue … (2 comments)

Tulsa OK Housing Update - 06/21/09 08:37 AM
The Business section of Today's Tulsa World reports some positive news for the Tulsa and OKC (Oklahoma City) areas.
Both Tulsa and OKC are currently among the Top 10 American cities for economic performance through the first quarter of 2009.
Additionally, housing starts jumped in May.  That means that our local area builders are building more new construction homes than they had been previously.  It is important to note that the year to date total is still behind that of 2008, but in a recession any positive movement towards growth is good.
If you're thinking of moving to the Oklahoma area … (0 comments)

I Don't Drive that Far... - 06/19/09 08:18 PM
I was talking with another Realtor recently when I told them that I had some buyers who were interested in looking at a property that was about 45 miles away from where I live and work.
Their response back to me was, "I don't drive that far to show properties.  I only work in ____________ area."
I thought that was kind of a funny thing to say and yet it isn't all that strange.  In our area we have several suburbs surrounding the Greater Tulsa area.  Many agents work their little suburb exclusively.  Other agents will work larger areas.  And some … (1 comments)

Selling Real Estate in a Hyper Inflation Market - 06/10/09 11:28 AM
I'm no economist, but from I what I can determine, hyper-inflation is inflation that is out of control.
I listen to some of the more experienced agents in my office talk about selling real estate during the years of inflation in the 70's & 80's.  They talk about...
13%-20%+ Interest Rates and how tough the market was.
But they also talk about how many fewer agents there were in those days.  And I also hear them talk about how people were actually still buying and selling houses, although not nearly in the vast amounts they are even today.  And one other thing I … (25 comments)

Education Discussions - 06/03/09 09:02 AM
Had an offer come in on a property I had listed.  It was an okay offer, but below my seller's bottom line.  In talking with the other Realtor, I learned that she had arrived at the offer price by doing her comps like she always does them.
Her formula was simple...comp the neighborhood and then go 1/2 mile out.
The only problem with this formula is that, in this location it doesn't work.  That's because the house is located in a rural area.  The neighborhood is one street.  There was only 1 house that came close to be comparable and even … (0 comments)
