listings: It's Time to Change the Rules - 12/16/10 08:31 AM
If you're a saavy Realtor®, (and we know you are because you're here at Active Rain), you probably already understand everything behind the meaning of one very important Real Estate word.
SYNDICATION
If you don't, let me define it for you.  Syndication is when your listing is taken and uploaded to all the outside Real Estate sites after you input it into your local MLS.  Syndication is what makes your listing appear at Realtor.com, Trulia, Zillow and others.
I did a Google search for one of my properties the other day and was surprised to find it ranking high on a … (14 comments)

listings: It's One of Those Things They Don't Tell You in Real Estate School - 10/22/10 11:11 AM
I suppose I shouldn't be surprised, but there are some things in Real Estate that still catch me off guard.  I'm not surprised at rude agents who yell, scream and hang up on you anymore.  And I've gotten over agents who undercut you and do anything they can to get listings or buyers.  And I've learned to put up with the ever changing paperwork and rules as just a part of the daily grind.  But it is the twists and turns that life throws at people that still get to me at times.
Take, for example, the nice gentleman I met … (146 comments)

listings: How About You Pay Me for My Listing? - 06/10/10 09:10 AM
So I've been thinking a lot lately about how upside down the world of real estate is.  We agents, who are the actual engine of this business (no offense loan officers - you are too), are now courted to pay websites to be beside our own listings.  That's nutso!  It's also smart on their part!
Where is the NAR in all this?  Are they helping us figure out a way to protect our livelihood?  Are they making Realtor.com profitable for US?  Are they working hard to stay ahead of sites like Zillow and Trulia and others?  Having been in the business only a … (79 comments)

listings: Why I'm Kicking Your Butt in Selling Real Estate - 09/03/09 09:41 AM
DISCLAIMER:  THIS IS FICTIONAL AND SATIRICAL.
It is not a first hand account of my personal real estate business nor is directed at any real person in any way.  It is designed to prod anyone in any industry who is losing business but refuses to embrace technology that is readily available.  If this offends you, you're reading it incorrectly.
Dear Ineffective Realtor,
You used to be a big dog in this business, but not anymore.  Today I watch you in the office as you read the latest edition of Realtor Magazine, make some phone calls and sit around visit with others … (265 comments)

listings: How to post and restrict pics of properties on Facebook for select clients - 01/13/09 08:43 AM
So we're on Facebook now, right?  Pretty cool so far.  Through this wonderful social networking tool, I've been able to advance my real estate sphere of influence by connecting with old friends.  And I've even been able to find a client who I needed to track down in another state.  I couldn't get him on his phone and he was moving.  I jumped on Facebook one Saturday morning and there he was on-line.  We were able to use the Chat feature to catch up and solve the problem.
One of the coolest features of Facebook is the ability to send pics … (2 comments)

listings: Think Outside The Box with Your Ipod Touch - 01/08/09 06:35 PM
My kids (who rock, by the way) got me an IPOD touch for Christmas.  I'd been wanting one for some time, but hadn't purchased one because I'm a tightwad.  Man, I need to kick myself!  I should have done this SO much sooner.
I was adding and deleting pictures on my new IPOD today when a thought crossed my mind.  Why not use this wonderful little gadget for real estate?  So I added the pic folders of my current listings to my ITunes Photo library and then Synced up my IPOD.
Now I have folders on my IPOD of my current listings.  Pretty … (2 comments)

listings: Localism.com - 03/29/07 07:45 AM
Good morning AR members!
I'm in a hurry this morning, so this will be quick.  I just read about localism.com.  I want to join or be listed there, but I don't have time to really look into it this morning.  I did pull up the website briefly and saw some folks from Active Rain there along with listings.  Looks like a really good place to get some further exposure.
So how do you join localism.com?  Have you found out that it has paid off for you?  Have you gotten leads from it?  How about clients?
Has it helped your blog, if … (8 comments)
