new construction: Selling Your Home Successfully Part Two - 08/17/09 08:21 PM
Selling Your Home Successfully in the greater Tulsa, Oklahoma area, isn't hard when you know what you're doing!
In this second part of my series, I want to focus on older homes, specifically in the Owasso, Oklahoma area.  However, these tips will largely apply to any older home when it comes to updating and selling.  I live in a house that is 17 years old.  The homes in my neighborhood are about the same age also.  They are typically one story, Ranch style homes.  They were well built homes with big rooms, lots of brick and large kitchens.  Some of the features typically … (4 comments)

new construction: The Missing Gas Dryer Hookup in the New House - 04/09/09 08:25 PM
Uh-oh, this wasn't going to be good.
We were doing the final walk though in house I had listed.  We were in the laundry room when the buyer asked, "Where's the gas hookup for my dryer?"
We looked and looked, but we couldn't find it.  Not on the wall where it should be.  Not anywhere else.
"Uh...there doesn't seem to be one."
The back story here is that this home had had the washer and dryer in it from the previous owner prior to the walk through, along with other furniture that the homeowner had not removed yet.  The owner had … (4 comments)

new construction: Should I Sell My Home in this Market? - 01/01/09 12:51 PM
I was sitting at a closing table yesterday when the question in the title of this post came to my mind.  The reason the question came to me was because of that particular closing.
My client came to me through a referral from someone I work with.  She and I and her fiance went looking for houses over a weekend.  We saw the fixer upper that had been a rent house, existing homes (meaning a house where someone or a family lives there), foreclosure stuff and new construction by one of Tulsa's large production builders.
The choice of which home to buy … (6 comments)

new construction: Housing Crisis? What Housing Crisis! - 10/21/08 08:32 AM

I was driving through a neighborhood the other day where I have some new construction listed.  I saw this building site and thought you might like to know that our country isn't doing as badly as the news media say's it is.  Well, at least in Oklahoma, we're doing okay.
These guys are pooring a slab in this brand new neighborhood.  This new development has acted like there is no housing crisis in America.  Builders are building houses and people are buying houses and moving in - although at a slower rate than normal - but they are buying houses.
I … (5 comments)

new construction: Today in the world of Owasso, Oklahoma - 03/06/08 03:25 PM
We all know we're in a housing and mortgage crisis, right?  Well, not here in Owasso.  I took these pics in a new development today.  You can see that the rest of America might be drowning, but we're swimming just fine here...(be careful swimming in deep dark waters, right?!)
These houses are under construction and have just popped up over the last 60 days or so.  This development is one of at least three growing developments in our area.
One of the other developments is building houses in similar size and price ranges and is selling like hotcakes!

I talked to a former mortgage … (2 comments)
