2007 Brady Stevens Award..... - 06/30/08 04:09 PM
Don't get excited, I haven't won it (yet) but I did finally break down and fill out the application.
This is the Top Education Award given annually to the Outstanding GRI Graduates.
Now I don't normally stand around outside wearing my GRI sandwich board. (I do admit to adding that little GRI to all my promotional materials)
And I promote any and all to continue their real estate education with a goal in mind.  Not a fan of just doing what one needs to to get by, go the extra mile and apply yourself.
I finished my class schedule in Sept … (3 comments)

Another new home off the market-- - 06/29/08 03:51 PM
I started this post over on my quilt site but decided it could post on the real estate blog too.
Short story is we closed a VA loan in 21 days!  That should have been the title of the post, but with this buyer and their lender, we might have been able to get it done even sooner.  So why brag when the credit goes to them for being on the ball.  I do get a brownie point for hearing the wish list and finding 3 homes that were worthy of consideration.
Normally I won't encourage looking at property with out … (5 comments)

MOve my HOusE? - 06/28/08 07:50 PM
RE:  MT VERNON, MO-
How many times have you "helped" a family move into a new home?
How many times have you "helped" a person move into an existing home?
I personally don't keep count either, good thing we don't get points for it.
One thing I do know is that this is the FIRST time I have been involved with a home being moved.
In the early 1980's we rented a small house that had been 'moved in' from the country.  A nice little 2 bedroom on a corner lot in a small town.  The owner was a … (5 comments)

I have an OUTSIDE blog, now what? - 06/26/08 01:01 PM
Look you I can do it too!  I know this is a cosmic trick to get me to start writing more about my part of our lovely state. (MISSOURI)  I want to be a little selfish a bit longer and keep the good stuff to myself.  I am learning to share but really do I have to tell everyone?  If I have too- on my TO-DO list for next week:
1 town, (Mt Vernon, Monett, Aurora or surrounding area)
1 county (Barry, Lawrence, Dade or near by) and
1 state story I am interested in. (Let's pick, oh I don't know....maybe MISSOURI!)

MO loves company..... - 06/24/08 10:58 AM

I have found that there are a lot of different reasons to move to (or from) an area.
When our youngest daughter and her family moved to the Nashville, TN area a couple of years ago, it was bitter sweet.  We were excited b/c of the opportunities for them in their 'careers'.  We were looking forward to the chance for us to travel to visit.  Gotta love on the grand-kids as much as possible.  (I personally loved the extra room at our house for my quilting stuff-  finally an empty nest-er!)
Everyone hated that they were so far from … (8 comments)

Please read the suspension of the flipping issue to see if it applies to you!  This is new from FHA late yesterday.  It is straight from HUD and It might let you and your client, take FHA flip homes straight to sale.

STEVE from Lebanon, TN.... - 06/19/08 03:18 PM
Steve doesn't know this yet so don't spoil it by telling him before I do......

You know how I am so proud of the different Hats I wear during the day (night) well today a couple of my worlds overlapped.  I have been proudly wearing my RAIN-hat, posting, racking up the points, learning, sharing, encouraging, getting educated, all the things the site is known best for.  Last week I started a little group.  Made some friends in the RAIN and started crossing paths with friends of friends.
One post that got my attention was by  (I would fill in this blank but … (4 comments)

NOT just Another NEW Group - 06/19/08 01:54 PM
Sorry, but I have been wanting (needing) to do this for some time. (NEW GROUP) My creative side is not getting fed here here in the RAIN  and it could (should, would) IF we ban together and add this as your 5th place to post.

We are all busy keeping up with all the goings on, add one more to your list of TO-DO's .  JOIN the QUILT/CRAFT group and post your local events and personal ta-da's.  We would have known about this one
I did a search and found way to many posts that didn't get noticed and should have IMHO- … (2 comments)

I'll Share my Umbrella...but not my tissue... - 06/17/08 04:15 PM
When it comes to the good emotional, tears running down the face and having to blow a snotty nose type of writing, I am NOT the gal to read.
My skills fall into the semi-sarcastic, low empathy, probably in over my head, easier to ask forgiveness then permission, you learn it first- I'll wait and be the 100th monkey, lurker turned commenter but still painfully shy type of blogger.
If I keep going like this I can't post  to THEM-THEM which is what I intend to do, I just want to lay a little background for the rest of the group to … (6 comments)

e-mail from client- warning---- - 06/12/08 07:13 PM
Subject: This is really true!!   Most of you have read the scare-mail about the person whose kidneys were stolen while he was passed out. Well, read on. While the kidney story was an urban legend, this one is not. It's happening every day !!My thighs were stolen from me during the night a few years ago. It was just that quick. I went to sleep in my body and woke up with someone else's thighs. The new ones had the texture of cooked oatmeal. Who would have done such a cruel thing to legs that had been mine for years? … (28 comments)

You did WHAT in the RAIN? - 06/12/08 05:50 PM
I know, it is a bit of a shock that this ole Granny could learn a couple of new to her tricks.
While the rest of the real estate world has been crying doom and gloom, I shout NO- step aside you naysayers and pull your head out of the box.
A month ago I re-committed to the rain experience:  re-commitment post, I learned to link- (thank you Kathy)  I added photo's, and I learned NOT to add pictures in the comment section. (my bad!)
I learned to open more than one tab at a time, I can spell check … (9 comments)

Think I am the 100th Monkey-- - 06/12/08 10:50 AM
Heard somewhere that when 100 monkeys learn something - then ALL the monkeys know how to do it.  Active Rain has patiently been training me a little here and a little there.  I have had several break-thru moments (mainly in my head but still break-thru for me) and I think I am getting a handle on the concept of sharing what you learn.

How's this for PC - 06/10/08 02:39 PM
There are not many more months until the election, an election that will decide the next President of the United States. The person elected will be the president of all Americans, not just the Democrats or the Republicans. To show our solidarity as Americans, let's all get together and show each other our support for the candidate of our choice. It's time that we all came together, Democrats and Republicans alike. If you support the policies and character of the candidate I like, please drive with your headlights on during the day. If you support the other candidate, please drive with … (6 comments)

Interesting facts OR are THEY?..... - 06/10/08 11:07 AM
We all get the e-mails in our in boxes.  This one looked harmless enough until I got to thinking about it....  How many of these FACTS are just plain ole' made up to make a list?  Now I am wondering if I need to hire a fact checker to stay PC on the pc.  You decide for yourself-  I for one am going to limit my list making for awhile until this all gets checked out.......

You may already know this press stopping news but.....
the other day I started a GROUP for Rain-gals/guys named CHERYL.
If you haven't joined yet, jump in.
Our membership doubled the first day!
AND rose again by a 1/3 in a short time.  (I don't have access to the stats at this time)
Don't get too excited that just means we are up to THREE!
You are encouraged to find groups to post your drops of wisdom.  We would like to be one of your Top Five go-to groups, especially if your name is Cheryl.  When we each join and invite … (2 comments)

Calling all CHERYL's-- - 06/05/08 09:37 AM
Had to take off the tiara, it was giving me a migraine.  It's not easy being named after a tug boat.

I grew up with the story being told that I 'got' my name from the tug boat on the TV show McHales Navy.  The way I remember the story is that my dad just really loved that name and since I was the favorite, planned child (just threw that in in case any siblings read my blog!) I was the one born worthy to carry it proud.

Funny how the tug boat story has been passed back and … (133 comments)

If you still need CE in MO - 06/04/08 04:27 PM
know that several agents in my area are taking second jobs etc... to get by while the industry is going through it's little adjustment period.  I was speaking with one such agent/friend yesterday and when asked about how her Continuing Education class were coming (we renew license in Sept) she said she wasn't going to keep her license active.
Then today I received this e-mail from a lender/friend- looks to me like they have the right idea to connect with those agents that are on the fence about getting the CE done.  Personally I would hate to even think about dropping … (2 comments)

Celebrate my 40 with me-- - 06/04/08 02:04 PM
If you are thinking B-day you missed it by a couple of YEARS!-- I am still waiting for my gift card- just kidding.  I have hit #40 in our lovely state on ACTIVE RAIN-

So far I have not been contacted by anyone as far as interviews are concerned so I thought I would take it on myself to mark the event.
1st:   Officially I am dropping the NEWBIE attitude!
2nd, that commenting on 10 a day has to stop, I think I am writing a mini novel when I comment.  (In fact as far as blogging goes, my … (18 comments)

Tornado in MO? - 06/02/08 02:28 PM
Ask Linda & Bill and they will say:  Wouldn't want to do it again, but what can you do?
Let me back the story up a bit and start with the beginning.  This wonderful couple had some physical health problems that were progressing to the point of not being able to maintain their acreage.  I was able to help facilitate the sale of their property and procure a smaller more convenient home reducing the stress on their finances and physical bodies.
Family and friends were called out a while ago to re-shingle the home and we had quite a good time getting … (4 comments)
