Current Market Conditions and Offers - 02/27/07 03:29 PM
With all the discussion about the local market being a buyer's market, we have developed the mentality that all offers should be 10% below asking price. I have had 3 or 4 buyers in the last month state that very idea to me. They state my mom, my dad or my_________ says that I should offer at least 10% below what the asking price is. This is usually said in a questioning manner, however, the intent is the same. I always respond that each home should be considered on it own merits with regard to price. New Entry Sign - 02/27/07 08:54 AM
It was decided at the Eaglewood association meeting held on February 15 at Oakleak Village Retirement Community, which sign design would replace the existing one. It was a unanimous decision by all in attendance as well as the absentee ballots that design #2 would be purchased to highlight our neighborhood. It was also decided that the landscapping around the sign would be improved to better represent the area during the annual Jaimie Farr Golf Tournament. This updating will result in a $79 cost to each home owner. This payment is due by April 1st so we can have the project completed by (0 comments)
Not all news on the Toledo Housing market is bad! - 02/25/07 10:40 AM
This article in the Toledo Blade on Friday shows that not all the news about the local housing market is bad. Toledo ranks 4th in large cities for housing affordability. The focus of this study was to show what percentage of the population making the median income can afford a home in major metropolitian areas. The percentage in Toledo was 86%. While in a location like Los Angles, the number was 2%. http://www.toledoblade.com/apps/pbcs.dll/article?AID=/20070223/BUSINESS05/702230371/-1/BUSINESS It is important to look at the bright side of the local market and see that at least we have affordable homes available for the people who do make Toledo Home. How do commissions and co-brokes work? - 02/23/07 05:00 PM
One of the most important aspects of every real estate listings is the commission that the seller agrees to pay. Be sure to ask the agent how this commission is going to be distributed. This is very important and the way that the agent answers can tell you quite a bit about how they run their business. I have included several key areas of interest as you interview agents to place your trust in. Total Commission This is the total amount of commission that you will be paying at closing for the assistance in selling your home. You will agree in the listing (2 comments)
