The Alameda County District Attorney's office has received information that the individual may be targeting Real Estate sales agents for a version of "Advanced Fee Fraud." You are urged to be alert for these individual attempting to run this scam in your area.The individuals will pose as interested home buyers of high-end homes. Isn't it amazing that one of the most critically important things we can say about a new listing is that: it's a REGULAR SALE!. It's not a short sale. It's not an REO. And how we all get excited when we see a listing that not only looks good but is also priced very well?


Here's a wonderful example under $500,000 in popular Laurel district of Oakland.

Is it a seller's market in Oakland? And look....more short sales are closing escrow! - 07/18/10 12:50 AM
Yes, we know that the home buyer tax credit made an impact on the market. How discernible is this impact in the Oakland CA market the last two years? Or are the low prices and low interest the real catalyst to the sales?

160 short sales or 5.5% of total 1809 bank-owned or 62.5% of total (62.5% !!!) June 2009-May 2010
Total Sales    2977
335 short sales or 11.3% of total. WOW..they're actually closing them! This is very encouraging. 1383 bank-owned or 46.5%, a significant decline from a year ago.

As Alameda residents, we've always prided ourselves on what we think: that Alameda is holding its own in terms of market values, and that we are not as severly affected as other neighboring cities in terms of short sales and foreclosures.
Tracking short sales and foreclosures in Alameda, CA that have sold or closed escrow since January 1, 2010.
226 Total Sale 33 REO or bank-owned 22 Short sales       33 Foreclosures     Total distressed properties 54 homes or 24% of total during the 1st half of 2010

I caught myself telling friends about my newest listing as being so "San Francisco-chic" in Oakland, at an incredible price. This is a short sale with two loans, both with Wells Fargo. With all these amenities, the buyer may surely find the waiting time for short sale approval as so....oh, so VERY worth the wait!This is located at The Essex on 1 Lakeside Drive in Oakland. Unit #1004 condo is at the 10th floor. And as they say, the higher the floor, the better the view! And there's a premium for that.
