Watching/reading the news you'd think it's doom and gloom AGAIN. Newscasters are cackling that real estate is on a downward trend again. Watching the news on TV, it sounds really scary to buy a home today, even though interest rates are at their lowest, and home prices have come down to reasonable levels.

Florida Times-Union: Home sales take hard hit in July

We all know real estate is local
What may be true of one location is not what we see in another market. Detroit is nothing like Beverly Hills.
In my neck of the woods, within a 21 mile radius, the markets are very different. For example, in my fabulous island town of Alameda, off San Francisco Bay, the residents are confident that our property market values are holding their own. Yet, we're also seeing our share of foreclosures.

Would you show property to someone you've never met before?
If the prospective buyer whom you've never met refuses to give critical information or to meet with you, would you consider this a serious inquiry? Would you show them property by meeting them there?I've had some prospects who try to make me feel guilty by telling me "Well...if you don't want to show me this property, then I'll find someone else...."  Or some think they're getting the third degree...
It's a risky business!

What is it about FHA loan underwriters and wet signatures?
We were told the loan was approved. So both buyers and sellers signed their respective documents. We were happy to move forward. This is a wonderful property. The seller did a wonderful job renovating and remodeling. They cooperated every step of the way. Both sides signed the contract and disclosures via Docusign. No problem there. Or so we thought.
Then BOOM!
Thursday morning when we were supposed to fund, the underwriter sends a condition that they want the pest report cleared.

Is Change good?
Yesterday was a difficult day....had to say good bye to my family of real estate professionals at a local company where I started 7 years ago. They told me they'd miss me but they wished me the best. But one person bluntly told me he doesn't want me to go,and that I don't have to change companies --- after all, he's been with the same company for over 35 years.
