Someone asked me how long it takes to prepare a property for sale. The usual answer is “It depends”. For the benefit of potential sellers, this should give you an idea of the process.

Distressed properties were so rare that when we started seeing our share of short sales and foreclosures, it was a surprise to many long-term residents.

Identical situations ---- well, almost.
Two property owners have identical home floor plans, different elevations, different upgrades. Both paid nearly $1M for their respective homes when they bought them brand new from the developer 3 years ago.
The developer had sold for $680K or 30% less, its last property that the same floor plan just last year. Other homes in the community have also fallen in market value because they were adversely affected by recent sales of short sales and foreclosures.

We can look at this information in different ways, and probably come to different conclusions.
But for buyers agents, we lament the fact that there is low inventory in Alameda. This explains why we are seeing multiple offers in the mid price range and above. Realisticaly speaking, a detached single family home in the low to mid $500,000 range, in good condition and in a good location, will generate a lot of interest.

Showing a buyer the "what ifs" when thinking of how much to offer, etc. has never been easier once I got the hang of using Fidelity Agent software to do the estimates.
Yesterday, I was showing my client a house....and he was wondering what his options are in terms of down payment, what his monthly payments would be, how much he can offer.
I whipped out my iphone to show him some scenarios. I followed up by sending him emails of some estimates, using Fidelity Agent software which cost me $27 to upload on my computer AND on my iphone.

Yesterday, I met with a buyer for the first time after he CONTACTED ME VIA EMAIL to help him buy his first house.
Fortunately, he agreed to meet me at my office so that we can discuss his situation and what his requirements are.

This is not the first time, nor will it be the last time. In the last two months, I've had four escrows fall out for different reasons. And it surely hasn't been easy. I need to pull myself up, and say "NEXT!"

It's a bidding war. True or false?
According to HeraldTimesOnline.com, "Buyers' market seems imminent". And Washington Post says, "In a Buyer's Market, the message is: fix it, or else." 
Didn't we say this is a "buyer's market" and "prices have come down". NOT! At least, not in this case.
A really nice cottage came on the market in Alameda CA last Friday. I was the first to show it. And no sooner were we getting out of the house, there was a line of agents and their buyers outside the door.
During the open house Saturday and Sunday, the place was mobbed.

It's raining, it's pouring...
For the second consecutive rainy Sunday, I held an open house for a cozy (okay, small!) bungalow. It was wet, windy and cold. Brrr!
Last Sunday, there was a steady flow of people, some of whom are just beginning to look into buying a home and want to "see what's there." I was hoping this Sunday, there would again be many folks who would come to the open house in spite of the rain.
