After I reformatted then changed the hard drive and motherboard on my computer, I had to reload my programs. One of them is a MUST HAVE TOOL that I use on my ipad, iphone and computer. I've been using this since 2008, and can't be without it. It's Fidelity Agent I've blogged about this before, and I want to revisit why it's important to me. I am often asked by clients any combination of the following questions: How much house can I afford to buy? I don't want to go over a certain amount per month How much are our closing costs?

Last Sunday, I had just one appointment to show property to a family, and ended up with THREE NEW LEADS! Showing a buyer the "what ifs" when thinking of how much to offer, etc. has never been easier once I got the hang of using Fidelity Agent software to do the estimates. Yesterday, I was showing my client a house....and he was wondering what his options are in terms of down payment, what his monthly payments would be, how much he can offer. I whipped out my iphone to show him some scenarios. I followed up by sending him emails of some estimates, using Fidelity Agent software which cost me $27 to upload on my computer AND on my iphone. Typically, we copped out by referring clients to our lenders and to our escrow managers. Or we say "Let me work out some figures and I'll get back with you." We never have the answers on the spot. Before my young first time buyers and I look at properties we do as much research as we can online. But all the research still doesn't adequately prepare them for what to expect once we see properties up close. A picture doesn't tell the whole story We saw one property that sort of looked nice in the pictures, but looked so much better when we got there. It had panoramic views of the hills, the bay, and from a distance, San Francisco and the Bay Bridge.
