To get an idea of the current market, here's a comparison of a few select cities in Alameda County, CA, and how many distressed properties are for sale. These numbers are for all residential homes for sale as of September 16,2011 and consist of: detached single family residences, condos, townhouses, duets. The information was pulled from EBRDI (East Bay Regional Data Inc.) MLS.
Three of the cities in this sample had more distressed properties for sale than there are regular sales.

Even prestigious Piedmont CA has had its share of foreclosures. In some cities, the surprise is not that there are foreclosures, but how many they were compared to total sales.
ALAMEDA, CA - Forecosures as a percent of total sales gradualy increased every year.
25.8% of sales are bank-owned in Q2 2011 22,3% in Q2 2011 21.2% in Q2 2009 1.1% in Q2 2008

As if competing in multiple offer situations on REOs, short sales and regular sales isn't challenging enough, it looks like we may in it for a while.
When determining what type of market we are in, the most common metrics used are the months' inventory levels. Judging from the activity in select cities in the East Bay, it is evident that inventory levels are low, low, low!
What does that mean? Below 6 months inventory is typically a seller's market. But below two-three months' inventory?

In this sea of REOS and short sales, where it is extremely competitive in specific price brackets and locations.  it is not unusual to write several offers for a client although we are discouraged from the practice of writing multiple offers.
Back in February, I had written an offer on a short sale with two lenders....as of mid-July, the second lender is still in negotiations. It is looking very unlikely that this short sale will ever be approved. At the time we wrote the offer, the listing agent said the property was under contract before but the buyer backed out.
