Recalling the times when I was myself a buyer/seller and before I became a realtor, I vividly remember what some realtors did that were either turn-offs or turn-ons....and I'm praying/hoping I always do the best for my own clients.TURN-OFFSWe were the buyersDisappeared while we were looking at the house. Wish I could say I plan well.  There are no excuses for not preparing a plan or a budget (for some reason, I always find other things that "take priority"). But this year, I do plan to do a few things differently. The 80-20 rule seems to apply in various situations, even here.
When I reviewed the sources of my closed transactions for 2008, I feel somewhat vindicated that I focused on doing certain activities that resulted in sales.

Success with craigslist really depends on several factors.
1. Be The One to Blaze the Trail. Is your area's craigslist well known and widely used? I'm in the Bay area where craigslist was born, so it is a given that this will be where it will be most active. If your area isn't often used --- yet ---be the one to use it most often.
2. Repetition, repetition, repetition. How often do you post your listings? 2-3 times a week is a good number, as long as you have 48 hours between postings
