open house: Open house for a bank-owned property? For a separate listing agency? - 02/25/10 11:34 AM
Why not?
In my neck of the woods, it's a seller's market. Inventories are low. Buyers are actively looking. Multiple offers are fairly common because there are fewer properties to show.
Agents who want to use the old-fashioned (and in our area, fairly effective) way of getting prospective clients through open house, here's an idea:
If your agency doesn't have enough listings for you to hold open, then call a reputable REO listing agent and see if you can hold HIS or HER listing open. And yes, you can pick and choose which properties you want.
It can be done and … (4 comments)

open house: Rude, thoughtless, tacky: agent places her sign in front of MY open house - 05/19/09 04:04 PM
Last Sunday was going to be a busy open house day. My listing is on a corner lot. So put up colorful flags on one side, and another set of coloful flags on the other side to form a "V" to lead people straight to the front door.
THE NERVE!
Imagine my consternation when another agent whom I will not identify (but I will if she pulls this stunt again) who has a listing a few doors from me, planted her sign DIRECTLY IN FRONT of my listing, and in the middle of the flags.
There are four corners on that … (11 comments)

open house: How I get leads when I hold an open house in Alameda CA - 01/10/09 12:26 PM
Like most people, when I go to a retail store, I don't like having a salesperson follow me around. Knowing how I feel about being "stalked", I try to conduct myself in a manner that would be helpful without being obtrusive. Someone commented on my latest post ANOTHER open house lead turned into a listing. Holding open houses work! that he hasn't ever had a lead from an open house---yet.
Yes, I know...it depends on the market. But a lot of it also depends on how you do open houses, too....right?
When I looked at sources of my business, 21% of them … (14 comments)

open house: Buyers are like gold....rare and precious. How do we pan for gold? - 10/06/08 01:38 PM
I am thrilled to have as many buyers as sellers. And I am doubly thrilled that the buyers I am working with are serious buyers.
Where do I find buyers? How do they find me?
Craigslist Calls on my listings
Today, I received a call from someone who found my post on craigslist for a waterfront and largest model 3 bedrooms/2.5 baths condo at the Alameda/Oakland Estuary. So I showed the condo to him and his friends --- and in the course of fact-finding, I found out that all three of them are interested in buying homes in Alameda. That one call … (55 comments)

open house: A Tale of Two REALTORS (the veteran vs the newbie, beauty and the beast?) - 09/26/08 03:04 AM
Once upon a time, there was a successful REALTOR who worked hard and did everything he learned from his mentor since he started 21 years ago. He selected areas where he could farm. He walks the streets and drops off fliers and puts door hangers. He listens to his very astute associate from the title company who taught him how to send letters to chosen target audiences to tell them about buyers who are looking for specific properties. So he sends "urgent need" letters. He mails "Just Listed" and "Just Sold" flyers. He just learned how to showcase his listings on REALTOR.com. … (15 comments)

open house: Prepare a new agent to hold an open house for you - 09/19/08 06:31 PM
Pay it forward --- if a seasoned agent guided you along in your early days as a realtor, then you should help mentor the newer ones, too.
Start by teaching them how to do an open house. Yes, they will need training wheels at first, and then you can let go.
PREPARATION
1. Know the property. Make sure the agent learns as much as he can about the property he will show with you. If he doesn't the standard answer should be "I will try to find out and get back with you." Never wing it.
2. Attire. Discuss proper … (4 comments)

open house: What I did to get 70-80 groups to come to my last open house - 09/18/08 10:14 PM
When I posted that I had 70-80 groups go through my open house for a Tudor fixer, some folks asked how I did it. This doesn't happen often, but for starters, my listing had the most important ingredient: location, location, location.
And to complement that factor, I also did the following:
Advertise frequently on craigslist See 10 things to do when posting on craigslist. This complements the regular local newspaper advertising that features our listing The fact that this is a Fixer drew people who are looking for a good deal I put out several open house signs on main intersections. open house: 10 Things to Do When Posting on Craigslist - 09/04/08 05:12 PM
Success with craigslist really depends on several factors.
1. Be The One to Blaze the Trail. Is your area's craigslist well known and widely used? I'm in the Bay area where craigslist was born, so it is a given that this will be where it will be most active. If your area isn't often used --- yet ---be the one to use it most often.
2. Repetition, repetition, repetition. How often do you post your listings? 2-3 times a week is a good number, as long as you have 48 hours between postings
3. Catchy headline --- be creative. Use humor. … (128 comments)

open house: Getting leads. Which works best? Open house or internet posts? - 08/03/08 02:08 PM
Another REALTOR, Kirk, and I were discussing the benefits of internet exposure via blogs, posts, etc. as opposed to doing open houses. Mind you, we're located in Alameda, CA, and we have very active open houses. It helps that Alameda is a small island, and it's easy for people to go from one open house to another.
Open houses open doors to new clients
Kirk is very high-tech oriented and likes working with income property investors. He had his own blogs for two years, and he writes beautifully. So I was prodding him to start blogging on Active Rain. I … (12 comments)

open house: Listing agent said no more offers will be entertained....until another agent from his office submitted one! - 06/04/08 07:38 PM
Have to vent. So frustrated.
FEBRUARY  There's a short sale listing, waterview, that came on the market back in February. Within a week, it went pending (per our MLS, if offer is accepted by the seller, they have to post it as pending within 24 hours). At the same time, the listing agent put in remarks that the seller doesn't want any more offers because they received so many. The MLS showed that the winning agent is from out-of-area (not member of our MLS).
MAY   While waiting for short sale approval, they held some open houses (not to sell the property, … (2 comments)
