My co-worker was showing a foreclosure that was just listed in Alameda. It was priced aggressively, in a very desirable neighborhood. When she and her clients arrived at the property, there were literally throngs of people going in and out of the house. It was so busy they thought there was an open house. NOT!
Turns out that another realtor arrived to show the property to her clients, but that folks came to the property and wanted to see it, too. That realtor made the mistake of leaving the door open, so folks came in. And they came. And they came.

reos: Some REO Agents are SOOOOO Much BETTER than others in presenting their listings - 03/08/09 07:48 AM
Today, I spent the afternoon taking my clients to see several REO listings, and compare them to short sale and regular listings.
Using the polygon feature of our MLS,we delineated areas where my clients like, and we chose 16 properties to look at.
Since this is my clients' first foray into viewing REOs, they were surprised at how different the agents took care of, and promoted their listings.

Whenever we find REOs in good locations or areas with good potential, we can almost bet that there will be multiple offers on the property. As such, we prepare ourselves and our clients that we should be aggressive in our offer.
Taking a look at Oakland CA, our neighboring city, I looked for detached single familyhomes that closed escrow since November 1, 2008. Here's what I found:

Total closed: 214 Price and Size
