At the peak of the market, many buyers "qualified" through stated income. And many opted for adjustable rate mortgages which are now re-setting or have already re-set. The difference between what the buyers paid monthly and what the new payment will be are going to drive many of them to refinance. But they may not qualify because the value of their properties are worth less today than what they owe. Others will apply for loan modification...and as we've already seen and heard, that's easier said than done. So outside of foreclosure, their next move could be doing a short sale. Even now,

Having worked on several successful short sales, it's necessary to evaluate which projects went smoothly and which ones hit a brick wall. We can't control or manage certain bank processes, but we can certainly ask the sellers to cooperate better The ones that took longer and were painful to manage and execute had these in common: Sellers believe their property is worth more, and refuse to list at the recommended price Sellers questioned why we need so many documents Sellers balked at giving copies of their financials (bank statements, financial statements, tax returns, pay stubs) --- regardless of how many times

I think we have reached a point where I CARE MORE ABOUT THE SELLER'S FINANCIAL WELL-BEING THAN SHE DOES. Short sale should also mean short fuse. No matter how many times we explain to people that short sale is anything but short, and that it will take time to get a response that will determine the right course of action, some people have short memories. This seller previously listed her condo with another agent but didn't get a single offer after more than six months. I agreed to help her because although there are two loans, they are both with Bank
