Chances are, you or someone you know in the Northampton Ma. area is facing the possibility of foreclosure. But you need to understand that you are not alone.

Today, 1 out of every 10 homeowners in America is behind on mortgage payments. These are tough and frustrating times. Now more than ever, it's important to identify your options. Foreclosure can be avoided, your credit can be saved, and your financial future can be salvaged.

In October of 2009, I completed the required courses to become a CDPE®. A Certified Distressed Property Expert®, in response to the growing local need for competent representation of sellers and buyers in short sales and foreclosures. A Certified Distressed Property Expert® is a real estate professional with specific understanding of the complex issues confronting the real estate industry, and the foreclosure avoidance options available to homeowners.

Through comprehensive training and experience, a CDPE® is able to provide solutions for homeowners facing hardships in today's market, specifically SHORT SALES. The prospect of foreclosure can be financially and emotionally devastating, and often homeowners proceed without guidance of any kind. The best course of action for a homeowner in distress is to speak with a well-informed, licensed real estate professional who can help homeowners avoid foreclosure through the efficient execution of a short sale.

While enduring financial difficulties is challenging for any family, the process of finding a qualified real estate professional should not be. Selecting an agent with the CDPE® Designation ensures you are dealing with a professional trained to address your specific needs. A CDPE® doesn't merely assist in selling properties, they serve and help save their clients in need. Fortunately, as an agent with the CDPE® Designation, I have a strong and unique appreciation of the factors affecting the market, and know that there are options available to you.

Through my experience handling distressed properties at Re/Max Hill and Valley, I've found that homeowners today have more questions than answers about their circumstances. I have created a website www.WMassShortSaleHelp.com  to help you understand the possible solutions to foreclosure, as well as provide a detailed explanation of short sales, which may be the best course of action for some homeowners.

You may also have noticed on the site that I'm offering you FREE Reports to explain your options and help you decide on a course of action. The idea of losing a home can be overwhelming, and I feel it is vital for you to have all the facts necessary to make an informed decision.

If you would like to know more about your options, please call me at (413) 584-5555 x6.

I am here to help ... in any way I can.

Peter Davies

Peter Davies of Re/Max Hill and Valley in Northampton, Ma. has earned the prestigious Certified Distressed Property Expert (CDPE) designation, having completed extensive training in foreclosure avoidance and short sales. This is invaluable expertise to offer at a time when the area is ravaged by “distressed” homes in the foreclosure process. Short sales allow the cash-strapped seller to repay the mortgage at the price that the home sells for, even though it is lower than what is owed on the property. With plummeting property values, this can save many people from foreclosure and even bankruptcy. More and more lenders are willing to consider short sales because they are much less costly than foreclosures. In the Franklin, Hampshire, and Hampden county area, an increasing number of homes are in danger of foreclosing. It is happening in all price ranges. Local experts say that even high-priced homes are not immune. “This CDPE designation has been invaluable as I work with sellers and lenders on complicated short sales,” said Davies. “It is so rewarding to be able to help sellers save their homes from foreclosure.” Alex Charfen, founder of the Distressed Property Institute in Boca Raton, Fla., said that Realtors® such as Peter Davies with the CDPE designation have valuable training in short sales that can offer the homeowner much better alternatives to foreclosure, which virtually destroys the credit rating. These experts also may better understand market conditions and can help sellers through the emotional experience, he said. The Distressed Property Institute opened in January 2008 and provides training on-site and online. The CDPE is the premier designation for Realtors helping homeowners in distress and handling short sales. “Our goal is to educate as many people as possible so we can help as many homeowners as possible,” Charfen said.

Press Release

2/20/09

Easthampton Ma- Peter Davies with Re/Max Hill and Valley has been awarded the National Association of REALTORS®' (NAR's) Green Designation, the only green real estate professional designation recognized by NAR. Peter is presently one of 3 Re/Max agents in New England to be also recognized as a Re/Max Green Specialist.

Peter  achieved these prestigious designations after completing 18 hours of course work designed specifically for REALTORS®.  The courses were created in collaboration with a multidisciplinary team of industry experts from across the country; ensuring designees gain comprehensive knowledge of green homes and buildings and issues of sustainability in relation to real estate.

More specifically, Peter was trained in understanding what makes a property green, helping clients evaluate the cost/benefits of green building features and practices, distinguishing between industry rating and classification systems, listing and marketing green homes and buildings, discussing the financial grants and incentives available to homeowners, and helping consumers see a property's green potential.

"As energy costs rise along with concern for the environment, homeowners are looking for innovative ways to save money and live responsibly," said Dick Gaylord, NAR's immediate past president.  NAR's Green Designation was developed in response to growing consumer awareness of the benefits of resource-efficient homes and buildings. The designation helps consumers who care about energy efficiency and sustainable building practices identify REALTORS® who can help them realize their green real estate and lifestyle goals.

As an NAR Green Designee, Peter has gained the knowledge and the tools necessary to become a trusted green resource for the Easthampton/Northampton area.  For more information about Peter Davies please visit CallPeter.net or peteradavies@remax.net.
