I had planned to work real estate this morning with an appointment with my buyer and the building inspector at 9 AM then a quick stop at the office to submit an offer and take care of a few details.  I was going to spend the afternoon at home filing and getting ready for the accountant for my taxes and my mother's estate taxes (as if I did not have enough stress with my own tax preparation.)

I know it is a "buyer's market" and the media keeps telling you that you will be able to negotiate prices down.  This is true in many cases but how much below asking price should you offer? The best way to know where to start is to ask your buyer's agent to give you a buyer's market analysis.  This will allow you to see what other similar houses have recently sold for.

I worked with someone today who made me think about how we respond to what the people we work want.  This buyer had been out looking at houses with another agent but his friend gave him my card after seeing me at a house he was interested in.  I met this buyer this morning to show him the house and he said "That other agent just did not like my kind of house."

You are looking for a new house.  You have spoken with a mortgage representative who has given you the amount you are qualified for and you are surprised that the amount is so high.  Make sure that you have asked how much your monthly payment will be for principle and interest.  Remember that you will need to add 1/12 of the taxes plus insurance to each payment.  OK.... now you have an idea of how much house you can actually afford and still pay for the other things you need to buy like food and clothing.

Hey New York buyer's have you heard it is a Buyer's Market?  Well it is sort of.  What you won't find so much of here in Orange, Sullivan, and Ulster Counties are house going for pennies on the dollar and don't expect that once you find the perfect house that no one else will be bidding on it.  There is a lot of inventory in most price ranges but the good ones in each price range are the ones that everyone else wants.

Well I finally heard from the listing agent this morning on an offer I faxed to his office last Thursday.  I confirmed that the offer was received at the office although the agent himself was not in at the time.  I followed up with a call to his cell phone on Friday and a call to his office voice-mail on Saturday with no response.  I finally sent an email to the agent on Sunday which got a response this morning.  In the email I outlined all of the efforts I had made to get a response.  I asked that he at least … (4 comments)

This week I will be attending a planning session for Catch the Dream Orange County a home-buyer information fair and vendor bazaar.  I am excited about being involved in this effort.  I was a vendor at the fair last year along with two other agents from my office and it was great for a first year effort.  There were over 500 in attendance at the free for consumer event.  Our County Executive, the head of the Office of Community Development, and a group of others including builders, real estate agents, mortgage representatives, and community activists are joined together in this effort.  I am hoping that … (2 comments)

I bought the book "The Positive No" - 02/24/08 07:19 PM
I went to Borders today and bought the book "The Positive No" that I mentioned in my last post.  I will be reading it and I'll let you all know what I think.  I hope that it will help me to continue to help people without burning myself out by doing too much for those who will continue to use you until there is nothing left.

If you live in the New York City metro area and are looking for a good place to buy, you owe it to yourself to check out the Pine Bush area.  About an hour drive to the city with bus and trains available for commuters you will find quaint villages or more open spaces.  There are nearby shopping and cultural opportunities.

How many times do you help out a customer or client without hope of financial reward?  I do it all the time.  I believe that doing the right thing will result in something positive in the future.  It could be that the next person I take out buys the very first house they look at or the person you helped out refers you to others who do buy or sell through you.

What happens to someone who desperately wants to own their own home but does not know how to go about it?  Where can you turn if you have credit issues, no down payment, or want to live in a specific area but can't seem to find a house you can afford there?  A buyer's agent may be the the answer to your problem.

Many people who look for real estate believe they will get a better deal if they work directly with the listing agent of a property they are interested in.  I wonder why this is.  I want someone who works with my best interests in mind when I am spending so much money.

Good snowy morning to all! 
As those who know me can tell you I am, first and foremost, about enjoying my 3 children.  They are the joy of my life and I spend a lot of time running around taking them to lessons and school events.  They all enjoy creative arts.  My son will graduate in June and plans to pursue a degree in Music.  My daughters both dance and sing.  They do all do well in school.  They are the reason I got into real estate in the first place.  I mistakenly thought you could work real estate part time.
