Do you try to be all things to all people? Focus and succeed!!!! - 04/30/08 06:21 AM
Focus on what you enjoy and do it well. I say this to my son is graduating in June and thinking about what he wants to be. I say it to my broker when he encourages me to do things that don't "work" for me. There is not only ONE WAY to go in real estate sales or any business. If you hate to cold call it will show through the call and the people who you are trying to reach will know you are nervous or unhappy and hear that uncertainty. They will not want to work with you if

Welcome Home From Iraq Again And Thank You To You and Your Family - 04/27/08 08:34 AM
My cousin's husband, Capt. Marvin Jackson, arrived home last night from his forth tour in Iraq. HU-RAH. This Marine made it home to his family in North Carolina and all of them will be moving to Delaware shortly. That puts them closer to her family who are mostly in NJ. He will be stationed in Philadelphia and able to come home every night. I would like to publicly thank him for sacrificing so much for our safety. No matter the politics of the matter, we should all be

Disney World With Teenagers - What To Do???? - 04/19/08 06:14 AM
We are off to Disney World on Monday. Yeah!!!!! My daughters Nicole (15) and Victoria (13) are dancing in the Magic Kingdom on Tuesday night and then we have the rest of the week to play. My 18 year old son, Dan, will also be with us. Does anyone have any suggestions for families with teenagers at Disney World? Any can't miss attractions? Good places to eat? I have not been to Disney World in 10 years and when I went before it was with young children. I don't think that they will be interested in the same things that

First Time Homebuyer Alternative To The Fixer Upper Handyman Special - 04/18/08 06:48 AM
There has been a lot of activity on my blog recently from first time home buyers looking for a fixer upper. I think that what many of them are looking for is really a less expensive way to achieve homeownership. One alternative to buying a house that needs major work is to buy a two family home and live in one apartment while you rent the other. Many potential buyers are surprised that most of the rental income can be counted towards qualifying for a mortgage amount higher than you could get based on your income alone. This can allow you to look for

The Key To Getting The House You Want - 04/16/08 06:24 AM
One of most stressful times in the house hunting process is when you are preparing your offer for a property. I have gone through many negotiations and try to help my buyer clients to prepare the best offer that they can give. While we all want to feel we have gotten a bargain the truth of the matter is no one is going to give away their property. The sellers had at least one, if not more, real estate professionals helping them to price the house to sell. While some sellers are still listing their houses above market value,

Find Your Perfect Style And A "Partner" To Compliment It - 04/14/08 05:51 AM
Good Morning. As I write this I am getting ready for the week before a much needed vacation. Yeah!!!!! My family and I are heading to Florida to visit Mickey on the 21st. The week before going away is always a bit more stressful than a normal week but the reward is right around the corner so it makes it worth the extra effort. I need to make sure all my contracted deals are moving forward and fill in my main back up, Susan Taylor, who is a team member at my brokerage. Susan and I have a great arrangement to back each

Home Buyer - Who's Got Your Back? - 04/13/08 09:52 AM
So you have decided to buy a house. It will be one of the most expensive purchases you are likely to make and not something that you will do often unless you become a real estate investor. Doesn't it make sense to make to find an expert who can help you through the process? Would you trust that your best interests are being looked after if you used the attorney hired by a person who was suing you? No, you would want an expert on your side. My suggestion is to start your home search with an agent search. A good buyer's

It is so nice when we are recognized for our service. Here is a recent thank you received from one of my Buyer Clients in the Greater Hudson Valley. In Joe's case we started looking at houses in a remote secluded location and ended up in a totally different location that provided him with the peace and solitude he sought while keeping him close to the action in the revitalized Newburgh area. "I was very pleased with the exceptional service Paddy provided. This was my first home and I had particular qualities in a house that I was looking for.

First Time Home Buyer Beware Of Helpful Hints - 04/09/08 06:52 AM
A first time home buyer gets a lot of information and advice handed to them as soon as they announce that they are ready to start looking for a house. They have parents, other relatives, friends, coworkers, and even people they don't know providing "helpful hints" and "war stories" of house buying problems. These people all mean well but they can add extra stress and create problems for the hopeful buyers. When you start looking for a home you normally search the Internet for houses in your price range in the area you would like to move to. While it

You Want To Buy What??? - 04/02/08 04:23 PM
Does it makes sense? One of the responsibilities of a buyer's agent through the fiduciary relationship is to be looking out for the buyer's best interest. Often buyers will come to me asking about properties that may not be the best choice for them. Whether it is a house that is priced higher than it should be, or worse, a house that will not be affordable in the end due to the buyer's lifestyle or future income potential. It could be an investment property that will not make enough to support itself let alone make the investor money. It might be

Spend Some Time Getting Used To The Water Before You Jump In To Your Home Search - 04/02/08 05:39 AM
Spend some time in the shallow water and just get used to it. That is the first move towards learning to swim. Your first move in moving towards buying a home should be looking at your financial condition. You should make a list of your total income, current savings, and debts. Many buyers find it helpful to keep a spending diary for a few months prior to begining the actual mortgage and house search. This helps them to learn how much they are spending on regular day to day expenses. It not only gives a picture of what

My Life Just Flashed Before My Eyes and Everything Went Blank - 04/01/08 01:26 PM
My heart almost stopped, the world almost stopped spinning, I could not believe my eyes. As I watched my entire calendar on Palm desktop cleared of any dates. No appointments for real estate, no classes, no kid related activities, no birthday reminders, no vacations, nothing, nada, zip. OMG and I had not backed up my hand held since last week. Would this problem clear the hand held which while not completely up to date at least had the shell of my schedule intact? Did I have to re-enter everything? How would I recover all those dates? I could not believe how
