One Great Reason To Buy A House Before July 1, 2009! - 07/30/08 02:44 PM
First Time Homebuyers can be helped by the newly signed Housing and Economic Recovery Act of 2008
in the form of a tax credit of  $7500.

This credit is available to first time homebuyers (this includes anyone who has not owned a principle residence for the past 3 years) and who's modified adjusted gross income falls below certain limits ($75000 for an individual or $150000 for a couple.)  The tax credit will be a direct deduction of the amount of tax you owe for the year it is claimed.  You should contact an accountant for exact interpretation of this … (11 comments)

Looking for a Home with a Buyer's Agent - It's All About You!!! - 07/30/08 06:25 AM
In my Multiple Listing Service any agent can set up an automatic feed of new listings and price reductions to be sent to their prospective buyer customers and clients.  Some real estate agents take advantage of this service and "set it and forget it" as it were.  They wonder why they get so few calls back from the buyers.  They ask why I am able to retain more buyer leads then they are. The secret is I don't use the automatic feature.  I look at each listing that comes up in my buyer's search criteria and determine if it is right for them. … (20 comments)

A Great Resource For Middletown NY - Middletown's Thrall Library - 07/28/08 06:51 AM
One of the gems I often visit in the City of Middletown New York is the Middletown Thrall Library.  The library, is housed in a former train station which was built in 1896 and served passengers through 1983, has an extensive collection of books, periodicals, audio and video collections, a reading room, a computer center with many available stations, a children's library with many programs for chilren, and a performance/meeting room where they screen movies and have performances that are open to the public.  I was inspired to feature this wonderful resource by Jennifer Fivelsvel's blog Come Visit The Expanded Starr Library … (17 comments)

Take a Break from the Beach and Tour Atalaya with Me! - 07/28/08 06:10 AM
As those of you who follow this blog may know, we also went out to the beach at Huntington Beach State Park in Murrells Inlet, SC one day on our vacation this summer.  As you enter the park you will drive over a causeway that divides a salt water march from a fresh water lagoon.  Look to your right to see some of the alligators that are present in the fresh water area only.  We go to the beach that you will reach if you bare right and park by the campground offices and beach showers.  The beach here is great but … (16 comments)

A Tour Of Fort Sumter, Charleston SC With the Pizappi Family - 07/27/08 03:33 PM
One of our trips during our South Carolina vacation this summer was to visit Fort Sumter, the site of the first shots fired in the Civil War.   We were excited to finally get there as we had been attempting to make this trip many times and literally missed the boat the last time we were there. The tour boats only leave 3 times a day from two locations and we got there just as the last tour had left the last time we wanted to go.  Needless to say, I did my research this time and we headed out to Charleston early in … (10 comments)

A Visit To Charleston SC With The Pizappi Family - 07/27/08 03:15 PM
I love Charleston SC.  It is one of the most beautiful cities in the country in my opinion. We usually try to make a trip to Charleston at least once during our South Carolina vacation breaks.  We often visit the City Market which has been operating  since the late 1700's.
Market Hall was built in 1841 and now houses a Confederate Museum.  The market itself is set up with covered booths that sell candy and treats, clothing and jewelery, handbags, and those famous low country baskets that you can see being woven right there. On this trip we ate lunch … (23 comments)

Was That You? A Vacation Encounter With a Real Estate Twist - 07/25/08 05:59 AM
Have you ever seen someone in a totally different place then you expect to see them?  When we were on vacation last week we went to Huntington Beach State Park in Murrells Inlet, SC for a day at the beach.  I promise vacation photos are on the way but I had to share this strange story with you today because of a phone call I received yesterday. While we were eating lunch at the picnic tables behind the dunes my son's girlfriend looked at the family gathered at the next table and said "I think that girl went to school with us." … (27 comments)

Pine Bush NY's Cup and Saucer Diner - A Place to Eat for You and Your Alien Buddies! - 07/21/08 03:35 PM

When I blogged about one of Pine Bush NY's claims to fame as being the UFO Capital of the East, I mentioned that the Diner in town was named The Cup and Saucer.  Before vacation I took these pictures of the diner and wanted to share them with you all.  As you can see this town takes this designation seriously, LOL.  Hope you all will think about visiting my neck of the woods soon.
Pine Bush is a great place to live. It stands to reason if we are a great spot for our earthbound friends we might be worth … (18 comments)

Pine Bush NY - An Interesting Distinction and A Village That Knows How To Have Fun - 07/09/08 06:42 AM
I have never personally seen it but the village of Pine Bush, NY, in addition to it'swonderful home town feeling and great location, has a distinction that may surprise some of you.   It appears that Pine Bush is the UFO Capital of the East.  Yes, it seems we are right up there with Sedona for UFO sightings. There is an interesting article on this from UFO Evidence.

Now our village has a lot of fun with this distinction.  The diner in town is named The Cup and Saucer.  My office, which hosts a Halloween Haunted House every year, used Aliens … (4 comments)

Welcome a New Member - Randye Ackerman - 07/08/08 06:21 AM
Good Morning Active Rain!  I would like to introduce a new member of AR - Randye Ackerman of Keller Williams in Goshen NY. I have dealt with Randye on several of her listings (although I have never managed to sell one for you have I?) and she has always been responsive to me when I call with a question or concern.  I hope that she gets involved here so I can get to know her better.  She seems like the type of agent who would have a lot to offer this community of real estate professionals. So Randye Welcome! My suggestion is to take … (23 comments)

Adventures with Animals - You Can't Make This Up - 07/06/08 01:46 PM
I just spent the morning showing some properties to a gentleman from NJ who is thinking of moving to the area.  We have been corresponding by email and phone for a few weeks now and I put together a tour of several listings he was interested in for this morning.  We had quite a few encounters of the animal kind on this tour.   The first encounter was really scary and I really thought I was going to get attacked by a large pit bull mix.  We pulled up in front of a rather rural vacant house and got out of … (29 comments)

Dedication for the 145th Remembrance of Gettysburg - Day 3 Picket's Charge - 07/05/08 06:42 AM
Today I post the last part of the trilogy on the three day battle of Gettysburg which tells the story of the desperation of the Confederate Army on that last day of fighting and the horrible carnage that took place as the southern troops were ordered to attack across unprotected open field.  May we all remember the brave men from both sides of the war and never again turn against ourselves and fight brother against brother.

To preserve this nation....

It Was a Day For Smiles - Dan Pizappi Graduates - 07/03/08 07:41 AM
This is a happy post about my son's graduation ceremony last Saturday, June 28th, 2008.  Those of you who read my post last week "Ready or Not..." will know that I had mixed feelings about my boy moving on with his life.  Well when I saw the look on his face after it was over I knew how happy he was and I knew the time had finally come.
So what if we were absolutely melting from sitting in the broiling sun for 3 hours to see him walk across the field to accept his Advanced Regents With Honors Degree.  So what … (11 comments)

Pine Bush NY - A Village That Cares - 07/02/08 07:57 AM
Pine Bush is a quaint village within the Town of Crawford NY.  Settled in the mid to late 1700's, the Town of Crawford was incorporated in 1832.  The village of Pine Bush is the heart of the town.  The picture below is a historical postcard view of a portion of Main Street.  If you come to Pine Bush you will see many of the same buildings today, as a matter of fact my office is the building on the right. The village has done much to bring back that historic feeling by installing antique styled lighting along Main Street.
