I guess I am in an advice giving mode, yesterday I spoke about credit card use and how to tame the use of credit. Today's subject is totally off topic but it is near and dear to me right now, so here I go again.... When one of my daughters was little she took a magic marker and colored at least 90% of her whole body a brilliant shade of blue. We have photographic evidence of this but I would be arrested for some major Internet crime if I ever posted them and my daughter would probably consider some other major crime (23 comments)

It's a song that is used to get a crowd excited and pumped up on the dance floor. I guess it is side effect of how I spent some of my day yesterday at a wonderful bridal fair speaking with women and men who are planning their weddings. Do you hear that? It is the sound of the crowds rushing in behind you. If you have been looking around at real estate for a while and holding off to see what the market will do you may find that houses are moving more quickly. When I call to schedule appointments I am hearing a lot more of "that has an accepted offer" and I am getting calls telling me that some properties scheduled for a weekend home tour have accepted an offer before I can get my buyers out there. There was an ad on the radio yesterday that made me think about the real estate community and our response to the downturn in the economy and more specifically, the real estate market. So many Brokers are cutting service to the bare minimum in order to stay afloat in this sea of trouble.The ad I heard was for a car dealership and they were doing what I believe needs to happen in all service industries and actually, in all business period. We all have seen many auto dealerships closing up shop because they were not able to make ends meet. (52 comments)

I was with my accountant yesterday and learned something totally mind blowing! He had done the taxes for at least 6 first time home buyers who had no idea about the $8000 Tax Credit that is currently available to them. Are you kidding me???? Someone out here is not doing their job and I think that someone is our real estate community!This was one small accounting firm in a small town. If we take those statistics and multiply them by all the accounting firms and tax prep services there must be thousands of people who have bought without knowledge of this incentive. (13 comments)

Here is yet another twist on the horrendous practice of some listing agents to "buy" a listing by overpricing it. I don't care if the seller told you that that was what they wanted to get for the property. I don't care if you told them that the correct price was much lower than your initial asking price but they would not listen. What I care about is that nobody wins when this is happening in the market.It happens all the time but is really a problem in a declining market. Glad the days are getting warmer and the daylight is hanging around a bit later these days. It is hard being a real estate agent in the Northeast US during those short winter days. People can't just meet you after work to see a house if they want to view the outside, and it is never a good idea not to see the outside of the house on that first viewing in my opinion. What about these Foreclosure Lists? I had a Buyer Client ask me if I had access to the foreclosure lists he keeps hearing about. I thought about how to answer him carefully. Of course I had been sending all the foreclosure homes on the MLS to him but he was looking for the "special deals" that everyone keeps telling him he should be looking at. This morning anything is possible! I have been "holding my breath" for weeks now anticipating possible bad news from my medical test yesterday. I have been fearing the results for so long that I delayed having the test. Projects have been ignored. Potential business was approached with caution. Planning for the future in limbo. In truth I was living in fear without even realizing it. I woke up this morning without a familiar tightness in the back of my neck. I have been cleansed by yesterday's test and the wait for results doesn't really have me in the same panic because (42 comments)

What do you say to keep them from freaking out completely while they wait for a response to an offer? I have several Buyer clients that are not so patiently waiting for the sellers to tell them what they think of the offers they have made. Anxious does not even come close to how they feel. They really want me to push but I tell them to push too hard might be what pushes the seller over the top and makes them lose the property.
