ReBlogging Is Not Cheating - It Is Sharing And Compliments The Original Blog Post! - 08/31/09 05:55 AM
You might question why someone would want to reBlog another writer's work.  What good could it possibly do you to repeat someone's post in a different location? ReBlogging is a valuable tool provided through ActiveRain.  Read on if you want to know why..... One of the reasons many of us blog is to share information with the rest of the members and with the world in general.  ActiveRain Bloggers share all the time.  There are so many great tutorials, reviews of new technology and programs, marketing ideas, life advice, etc.  When I see something particularly interesting I like to reBlog it for … (82 comments)

ActiveRain Drops That Made A Difficult Day Better - Two New Prospects In My Rainbow - 08/28/09 06:34 AM
Yesterday was a loooonnngggg day.  One of those if it could go wrong it would kind of days which started with a major problem that might have derailed a closing that has already been delayed for a month due to underwriter issues.  I raced the clock to get a problem resolved before a noon cut off while preparing to make two first time home buyer presentations in the afternoon.  In fact the problem was resolved but I did not find out until much later in the day.  I was feeling pretty low but then I got a few sprinkles from ActiveRain … (10 comments)

Inspecting Foreclosures - Part IV - Windows Continued - 08/27/09 05:46 AM

With so many Foreclosures in and around Orange County, Sullivan County, and Ulster County NY it is important for buyers to proceed with caution.  Even if a property says "As Is" a good home inspection will allow you to decide whether the house is worth the risk.  Sometimes a lower price brings a higher cost in repairs later on.  This continues this home inspector's list of issues that may occur with windows in his series of articles on Bank Owned Homes.  Thanks to Michael Thornton for his expertise:

It Can Happen To You - Part III In Series To Turn You Into A First Time Homebuyer - 08/26/09 05:30 AM
I speak with many people who feel they will never be able to buy a home of their own and you know what?  Unfortunately many of them won't.  Oh it's not that they couldn't.  It is that they defeat themselves before they start. This is the third post in a series to help you prepare to become a home owner.   When we close our eyes and imagine the house we want to live in we all have different pictures.  Most of us will see a dream home.  Many people are realistic enough to know that they can't afford the dream house … (33 comments)

It Can Happen To You - Part II In A Series To Turn You Into A First Time Homebuyer - 08/24/09 01:41 PM
I speak with many people who feel they will never be able to buy a home of their own and you know what?  Unfortunately many of them won't.  Oh it's not that they couldn't.  It is that they defeat themselves before they start. This is the second installment in a series will help you to prepare to become a home owner.   The next thing you will need to work on is your credit score.  You may have bad credit.  A low credit score will make obtaining a mortgage difficult (if not impossible).  You may have no credit.  Some might think … (6 comments)

This series will help you to prepare to become a home owner.   Well first you will need to save some money.  The first self defeating notion I have heard when people think about saving for down payments and closing costs are that they can not possibly save enough so why bother?  I think many people believe incorrectly … (7 comments)

Just Remember Who's Best Interest You Are Supposed To Be Looking Out For - 08/19/09 06:10 AM
When we take on a buyer is it our obligation to look at their life situation a bit and say that their life may not fit what they are asking us to see?  Do we have the obligation to keep them from getting in over their heads financially?  I think it is our obligation to catch them before they fall into a difficult situation. Based on the excesses of the previous market and the number of people who have ended up in houses that simply cost them more than they could ever afford I really wonder if the agents they worked with … (64 comments)

A Home Buyer's Representative Agent Will Guide You Through Negotiations - 08/17/09 07:43 AM
Many of the First Time Home Buyers who are in the market today are facing losing out on many offers prior to finally winning the bid for the house they will buy.  I have worked with quite a few lately who have been in multiple offer situations on properties.  In this market many buyers are coming in thinking they are not going to have any problems finding a house to buy and that they are going to get a great deal on that house.  They have read all the articles about so many foreclosure and short sales that they feel they … (13 comments)

The Woodstock Music and Art Fair Occured 40 Years Ago This Weekend - 08/16/09 07:04 AM
The famed Woodstock Concert occurred on farm not far from here August 15, 16, and 17 1969. The original plan was to have it even closer in the Town of Wallkill which surrounds the City of Middletown NY. The funny thing about the location where it finally occurred is that it was in the Town of Bethal not in Woodstock NY at all.  The concert site is actually 90 miles from the town of Woodstock.  Today the site of the concert is occupied by the Bethal Woods Center For The Arts which is a great place to visit even if it is not … (10 comments)

I Googled my name this morning for fun.  Now it is an unusual name that people do remember (much more unique than my maiden name of Paddy Smith...Don't try that one at home it will put your computer into overload).  My results were:  Results 1 - 10 of about 21,300 for Paddy Pizappi. Hot Stuff For New York Homebuyer's - The New York State Mortgage Certificate Program. - 08/11/09 11:03 AM
In a press release issued August 10, 2009 Governor Paterson announced The New York State Mortgage Certificate Program which will allow qualified first time home buyers to convert 20% of their mortgage interest into a tax credit that can be deducted from your Federal Tax liability for the life of the loan as long as you occupy the home as your primary residence. This means that you will be allowed to reduce the actual amount owed by 20% of you interest paid.  You will still be able to use the additional 80% of your mortgage interest as a normal tax deduction.   … (2 comments)

How Can You Get Noticed In The Sea Of ActiveRain? - 08/09/09 09:36 AM
Yesterday I re-Blogged  Brad Andersohn's post about a record setting day for number of posts from the ActiveRain network members. One of the comments I received mentioned how fast posts move from the dashboard of ActiveRain and this may cause some very good posts to become lost in the Rain.  There are a few things a blogger here can do to get themselves noticed and increase comments on their posts. First and foremost have good material.  Pick topics that interest a variety of readers.  Post some consumer oriented topics and some industry related ones.  Throw in some original humor or personal … (24 comments)
