It's Contagious - My Thanksgiving Wish For You

What a year it has been! Can we find things to be thankful for even within the downturns and uncertainty of the economy?

Maybe your year has included some very painful moments. Almost all of us are suffering, shocked by the burst bubble that we were happily living in. We were happy to move along while times were good without much thought about the future. It would take care of itself after all. Missteps were taken by a lot of people based on the general buoyancy of the county. Everyone felt they had the right to have it all without taking the steps to build a firm foundation to balance the future on. Now we need to refocus on basic common sense and go back to building our futures rather than borrowing easy money from nowhere to teeter on.

My wish for us all this Thanksgiving is that we live each day to ...

Spend time with friends and family and tell them they are loved.

Put someone else's happiness before your own, you will find yourself rewarded and happier for it.

Rather than thinking you need to spend money to be entertained, find joy in all the wonderful things available for free!

Each day start with a positive thought. Today something good will come and it will. Be on the lookout for it.

Ask for help when you need it. It helps others to be able to assist you.

Don't ask for help if you can make it on your own. Becoming dependent on others for everything is not good for your self confidence.

Have pride in your home, whatever that home may be today and start working to make it better.

Open yourself to the endless possibilities before you. You may be down now but the only way to go is up!

Practice random acts of kindness!

Each of us has the power to turn this around in our own lives and the lives of those around us. Make it work people!

Do You Answer The Question Or...

So are you a soft sell or a hard sell? I imagine I hear this in the voice of Glinda from the Wizard of Oz. (Yes I hear voices in my head sometimes don't you??? LOL)

I am surprised by the "pound you over the head with my personal greatness" answers provided by some real estate professionals on open forums such as Trulia Voices. When a consumer goes to these types of forums they want information about the question they have posted not how you can help them with an alternative. So answer the question as best you can then provide some opportunity to the person to contact you for further discussion. Please don't think you will win by shoving your services down someone's throat.

This morning on Trulia Voices a local agent (you know the one who always answers every question first) did not take time to research the question asked fully. The property that was asked about was available on the MLS but the address was not correct on either the MLS or Trulia. The "quick draw agent" answered that the property was not available on MLS and then sent a link to many other properties in that area priced under $500,000. He pointed out that he would be pleased to show them any one of them. The truth is that the property was listed and the next agent to answer this consumer's question had the correct listing and the price. He did offer to show the property to them but it was a much softer approach.

Promote your services by providing top quality assistance and information the consumer can use. Hard sell won't work today. The consumer has too many places to find the answers. What they want is someone willing to help them do what they want in a way that is comfortable to them.

Are you Interactive In The Rain??? Sharing And Caring It's What We Do!

I was reading Lori Cofer's Post Pay It Forward this morning and was inspired to encourage you to get Interactive in the Rain. Too often we hear of people who don't want to "Give Anything Away" Keep your successful ideas to yourself. Don't encourage others in the same field. They are after all COMPETITION!

Well the truth is that while we are all working in some aspect of the same industry we must understand that we can't service everyone. Our personalities and styles won't click with all the potential people needing our services. Our physical location limits the pool of people we can work with. Our finite amount of time available to work limits us further. In a class I attended years ago the wise instructor who's name escapes me now stated that most of those present will not implement anything that was shared in the class so she did not mind telling us what she does to be successful. To share what works for us, to encourage others, to teach and learn, these are the ties that bind our community together.

I love to have people ask me how I did something. When I share a tip with someone and they come back to me all excited about the success they had with it there is only one result...It makes me happy. I have given someone else joy and helped them to be better. I don't think wow now they are going to take over my business. Now there won't be work for me. Come on I will keep doing what I do and I will have plenty of people who will call on me.

I love to compliment other writers here at ActiveRain and ask them questions too. I know it makes their day when they hear that someone else likes what they are doing.

So if you are not interactive you are missing the Greatest Treasure of the Rain ... start asking questions, giving information and advice, and encouraging others today. You will find your world is a better place because of it.

I Am Thankful Every Day - This Challenge Is Good For Your Soul

Those of you who are Friends with me on Facebook will know that I have taken on a commitment to post something that I am thankful for every day until Thanksgiving. I do find it has made me reflect on my life and made me realize how much I truly have. Oh I have posted thankfulness for my family, my friends, and many other things so far but this morning I put up the following:

I am thankful for the opportunity that each new day represents. We can seize the day and live it to the fullest or we can let it slip away. Here's hoping that all of you take advantage of the possibilities this day represents and live it as if it were your last. Part of my commitment to post something I am thankful for every day until Thanksgiving. Carpe Diem!

We all need to try to make each day the best it can be. I try to work through disappointments and turn them into lessons. I make every effort to let those I love know that I love them each time we have contact (in fact if I forget to tell someone that I love them I feel uncomfortable until I can rectify it by talking to them again.)

House Sellers Keep Your Opinions To Yourself If You Don't Want To Turn Off Potential Buyers

There are days that you just wish you had thought to take a picture because you can't believe something you have seen really was there. I was showing houses to a first time home buying couple yesterday and we went to an older village home in the area. I am not sure if this home is an estate sale or what but the seller should have reviewed the contents of this vacant house prior to listing to avoid turning off potential buyers. Yes, you see in the bookcase in the living room on the third shelf down both my buyer and I spied a book prominently displaying on it's black spine this ugly symbol.

Now it may have been something left behind by some former occupant. It might not be something that the seller believes in. It most certainly makes the point that preparing a home for sale should include not only some cleaning and painting but a review of contents that may turn potential buyers away.

As a new to the area couple these home buyers started to question if this was the place for them to be. I assured them that there are people everywhere that have twisted views of life and that it is certainly not the norm for the area or I would not live here.

So sellers and agents take a look around. Make sure that the house you are offering for sale is not saying negative things through it's contents. Everyone has a right to their own opinions in this country but some opinions are better kept out of sight if you are trying to sell a house!

Little Shop Of Horrors at Pine Bush High School - In Case You Missed It!

Congratulations for a job well done by the students of Pine Bush High School and their director, Mr Flint, in the Fall production of "Little Shop Of Horrors". After the weeks of rehearsals, opening performance Friday night, two shows on Saturday, the cast party with DJ E Rock, and striking the set on Sunday they were all exhausted but it was all so worth it.

The Truth About Foreclosed Properties - An Updated Repost Of One Of My First Blog Posts

What was true a year and a half ago is still true today. Foreclosures can be a good investment for some but it is buyer beware. Make sure you know what you are getting into before you sign on the dotted line.

I have had a lot of requests lately for "foreclosure listings". I know that there is a lot of news about how many people are in trouble with mortgages that are adjusting up to amounts they can't afford. Many of my buyer clients feel that they can get a real deal from a foreclosure. There are a few things to consider prior to buying a house that has been in foreclosure.

First, more often than not, the bank has bought back the foreclosure and has it listed at the going rate for houses that are comparable. They are not going to give away a home because it is worth more than the loan that was defaulted on. Another thing to think about is that many of these homes currently reaching the foreclosure market are worth less than the borrower owed to the bank due to the borrower having taking $ for closing costs and financing as much as 106% of the homes value at the time of purchase.

You must also consider that the people who owned this house and went into foreclosure have been in a very depressed state for a long time before the bank finally got them out of the house. Some of them are going through other personal and financial difficulties and none of them is taking care of the house the way it should be taken care of. Unless you are ready to work on a "fixer upper" you may not be the right buyer for such a property.

Another issue that I have seen a lot of in making offers on bank owned properties is that the process is slow, often someone at a distant location is handling the file and it can take a long time to get a response on an offer. Bidding wars also abound on these properties. Buying a home is stressful enough without adding to the stress by dealing with a corporate nightmare.

These properties are sold in "as is" condition and, in New York at least, there is no requirement for a property condition disclosure. It is difficult to know what lurks behind the walls or what is missing in some cases. Many defaulting owners will strip what they can from the house before they are evicted.

So yes you can sometimes get somewhat of a bargain on some foreclosures but more often than not you are just opening yourself up to a headache.

MEDIAN THIS OR MEDIAN THAT. WHAT DOES IT MEAN TO THE CONSUMER and WHAT DOES IT MEAN TO THE REAL ESTATE PRACTITIONER?

A big Thanks you to Lenn Harley for this one. She has a wonderful grasp on many aspects of the real estate market. She provides a great explanation of the differences and usefulness of two often misunderstood terms that are used in real estate analysis - Median and Average Prices.

The Average selling price in an area will give you a glimpse of affordability but should not be used when preparing an offer. Don't be fooled by numbers that don't apply directly to the property you are looking at. Each property is unique. A Buyer's Representative Agent will provide you with a specific Market Analysis of the property you are interested in.

STATISTICS ARE A WONDERFUL TOY. I LOVE STATISTICS.

HOWEVER, THE DATA MUST HAVE SOME MEANING TO PRODUCE MEANINGFUL AND USEFUL INFORMATION. LET'S GET RID OF "MEDIAN".

The most recent market report for one area I follow on a monthly basis reports:

Average Sold Price Oct. 2009/2008: $ 375,565 $ 374,141 0.38 %

Median Sold Price Oct. 2009/2008: $ 342,000 $ 310,000 10.32 %

Clearly, the Average Sold Price above shows that prices are stable in this area. However, the Median Sold Price makes it appear that prices have increased more than 10% in the past 12 months.

HOW MISLEADING DATA HARMS THE CONSUMER. Would a seller want to use this data to overprice their home for sale?? You bet they would. Would this data lead a home buyer to believe that their newly purchased home would appreciate about 10% in value in the next 12 months? You bet it would.

Now, I know full well the meaning of median. However, I have yet to determine the value of median in evaluating real estate value. In fact, I've always avoided any mention of medianin market reports because, in my experience, sellers don't list for and buyers don't buy for the median price of homes for sale.

VOLUME vs. VALUE. I believe the government and national reporting services use median as a way to avoid meaningful data. It's meaningless to them but looks impressive in reports. Their interest is in amassing great volumes of data.

As a real estate broker and consumer of real estate data, I need meaningful data and information, the less the better to inform.

Median is the middle. So what?

Median means half are above and half are below. So what?

MEDIAN PRICE REPORTS MISLEAD CONSUMERS. Give me some data or information to which I or a consumer can relate. I have actually had consumers suggest that we should make offers for homes for sale based on the median prices for the area with no relationship to the actual property under consideration. What fun to pick up the phone and hear a delightful British accent yesterday. Yes I had a call from "That British Agent" from New Jersey with a referral. This post was supposed to thank him for the referral but as I started to work on it I realized it was about something totally different. Of course I thank Sheldon Neal for the referral and yes Sheldon I spoke with the buyer last night and things sound good, but this is about your "phone presence".

You see, Sheldon has a delightful attitude about life and it comes through in the tone of his voice and the enthusiasm he displays when talking with you. It is what you would expect after reading his blog posts. It got me to thinking about how people present themselves on the phone. We are selling ourselves in every contact. So we need to be true to ourselves while reflecting that we are professionals. People who read our blogs expect to find someone on the other end of the phone conversation who sounds like the posts they write.

How can we do this? On the phone we need to speak with enthusiasm for the caller. To invite them to want to work with us. To tell them what they need to know in order to reach the goal and be supportive and above all truthful. Tell one lie or miss step just once and your trust is broken.

So take some time to look at your blogging and review your phone conversations. Are you presenting yourself as someone who people will want to work with? If not make some adjustments and you will find yourself with a much better conversion rate and a happier career.

Orange, Putnam, Westchester and Ulster Departments of Social Services have collaborated on the 5th annual Heart Gallery of the Mid-Hudson, which opens in Orange County this Friday, November 13th in the Galleria Mall, Dicks courtyard.

Please join us for a special opening ceremony at 3 PM on Friday.

The Heart Gallery is a touching portrait exhibit of children and youth who are waiting for adoptive families and a home to call their own. A national movement, Heart Galleries have been very successful in raising awareness about adoption through foster care and the many children and youth who are waiting and hoping for adoptive families. After appearing in the Heart Gallery of the Mid-Hudson, over the past three years, nearly 40 children, many of them teens, sibling groups and those with special needs, have been adopted.

If you or anyone you know has ever considered adoption or would like to know more about adoption through foster care, please visit the Heart Gallery this weekend (November 13 - 15) and share this information with colleagues, friends and family. Mom and Dad Can You Spare An Hour????

I am wondering about the lack of participation by parents in the lives of their children. It is amazing to me that so many parents are so busy with their own lives that they do not have time to give an hour or two to help make their children's experiences better. I wonder who exactly they think is responsible to provide help to their children so they can participate in positive activities?

I don't mean to sound bitter by any means. I will be there anyway for my kids and for yours. I can not put myself in others shoes so I don't know what is going on in your life that is so all consuming that you can't help out in some way. There are so many opportunities, yes even for those of you with full time jobs that are not flexible. Help out by standing at the ticket booth before a performance, be there to chaperon a dance, take a day off to go on a field trip, or offer to help in some other way. Many times it only takes an hour or so of time and you will see so many positive results.

You see kids will find something to do with thier time. They are going to become involved in something. Without volunteers to help, the kids will not find a great experience in those things we want them involved in but instead will gravitate towards things that we don't want them to do. Even those of us blessed enough to be able to pay for activities must show we are willing to give of ourselves. Yes even when they tell you they don't want you around you can still help out behind the scenes. They will notice you cared to make it a better experience and will appreciate the small efforts.

Make your kids a priority now or you might be paying a big price later in emotional pain and possibly legal fees.

BTW, I know this is off topic but I am working on putting some parents together to help with something at school and some parents are saying that they don't have time for even the smallest of efforts. It is upsetting to me.

Excitement is building as the students from Pine Bush High School prepare for the opening night of the Fall production "Little Shop Of Horrors" That's right, they are doing a musical for a change this Fall and it is looking like it will be a smash hit! Come out to see Seymore, an orphan who works at a florist shop, be seduced into feeding a plant something he shouldn't.

You don't want to be waiting for another Home Buyer Tax Credit Extension people...

If you have been waiting to see what would happen with the home buyer tax credit your wait is over. Now is the time to start your search for your new home!

The news that you first time home buyers have been waiting to hear and a bonus opportunity for some move up buyers. The Bill for Home Buyer Tax Credit Extension has passed both houses and the president has promised to sign it into law. Buyer's who qualify must be in contract by May 1, 2010 and close by July 1, 2010 so let's start looking today!

This new bill contains some differences from the law that has been helping first time home buyers this year and was due to expire at the end of November. The bill calls for 10% of the purchase price or up to an $8000.00 Tax Credit for first time home buyers (persons who have not owned a primary residence within the past three years) but also allows for a $6500.00 Tax Credit for current home owners who have owned thier homes for five or more years to make move up purchases. Income limits have been increased to $125,000.00 for single tax filers and to $225,000.00 for joint filers. To qualify for the credit the house must be a primary residence purchased for $800,000.00 or less.
