Short Sales are on my mind these days.  I have a great one listed here in Pine Bush and have had many requests to go out and look for short sale properties from buyers I have been working with too.   Let's talk the reality of value on a short sale property.  Many of the buyers that I work with are under the mistaken impression that they are going to get a fantastic bargain on short sales.  Some, in fact, have told me that they only want to look at short sales or foreclosures so they can get the best possible value.  Well … (4 comments)

Well here it is Monday and I have not heard back from a Listing Agent I called on Saturday to try to do a 2nd showing on a property we are in negotiation for.  Oh yes I called the Listing Agent's office too but they have a constant busy signal, a problem with the line I guess.  I also sent a text thinking that might do the trick.  But I got nothing more than 24 hours after the message I left requesting that showing. Here I am back from the Civil War and trying to take my husband to see some houses for investment later today.  I called last Friday about two of them and got a code to enter one and a promise of a one day code for another.  I need the one day code because there are three MLS Systems right here in our local area and each of them has their own electronic lock boxes.  What a pain in the neck.  Many agents elect to have two lock boxes on a property that borders on the other MLS territory (one electronic and … (21 comments)

Circleville is a little gem of a village in the Town of Wallkill in Orange County NY.  It was first settled in the 1790's by one lone settler.  A famous early resident was Samuel Bull, a blacksmith who is said to have help forge the chain that was used to blockade the Hudson River during the Revolutionary War.
