I just went to a seminar last week that says Blogging is the new wave of the Internet, It lots the public see who you really are.  Transparency is the Key. I guess we are all on the right track. The seminar host predicted that Websites are going to become extinct and that blogging is going to be how to choose your Realtor in the future!
I would love to be in on the next internet wave and ride it to financial freedom doing something I love..

Some New Years Fantasy resolutions for the Real Estate Market: 
Countrywide takes back all it's loans and gives the borrowers a current interest rate of 6.5% so they can stop the foreclosures on their adj. 10.5% loans that got us into this mess..
All borrowers that had a health issue or lost their jobs will be forgiven and have a 90 day grace period.
Allstate Insurance will no longer complain that the California Fires cost them 100 Million when they are making a profit of 1Billion for 2008.

 I heard of Celebrate recovery and I was totally against any new group that was not AA/ALanon....Well, Was I wrong,,, Celebrate Recovery, a group developed by Asst. I was browsing throught the posts on Active Rain yesterday and I noticed most posts were about the foreclosure market in most states.
I thought I have been through these down cycles before and I wish I had a better attitude. I wish I could tell all you new Realtors that this will pass, Don't sweat it, ride it out and this is only temporary. I feel sad when I get a letter from someone who has to leave the business. So I am in land of the lost for 1 hour and I am not giving up until I learn how to add pictures and videos..

I have buyers currently that are still speculating that the market is going to drop.  Yes, It may but only 6-8% in non coastal markets.  Palos Verdes Peninsula is on the rise and so are the Beach Cities above $1million.
Yes, will these buyers save money.  Not always, It depends on 2 things.

Look at this chart for South Bay Beach Cities and Palos Verdes Peninsula.  Do you see the price per square foot rising??? Yes, So do I. This is the average selling price per square foot in 2006-2007. SO New York City is not the only one that is going up in  2007-2008 for real estate sales prices.
I took all the sold properties from Manhattan Beach, Redondo Beach, Near PCH,, Hollywood Riveria, Hermosa Beach,Palos Verdes Peninsula. I used sale prices of $1,000,000.00 to $5,000.000.00 that sold in 2006-2007.

As you will see by the chart below. Palos Verdes real estate prices are soaring even higher than 2006.
Yes, I was so surprised but you have to remember that our number of homes being sold are down by 20% but not the price of our homes.  I ran sales comparables from all zip codes of 90274 and 90275.  I put in the price range from 1Million to 4,999,999.00
