      <title>Reo Properties vs Short Pay Sales</title>
      <description>&lt;p&gt;The inventory is still low on REO properties that are for sale on the market. As for the buyers it continues to be a seller's market statistically speaking. If you are offering bids on REO Properties prepare to be outbid even at full price since the buyers are so many.&lt;/p&gt;
&lt;p&gt;We offered an all cash property last week in San Pedro and had 5 offers in 2 days for the $150K and under price range. Investors are really starting to buy and the market is moving for those with large down payments or all cash able to purchase the best buys in the South Bay and Southern California.&lt;/p&gt;
&lt;p&gt;It is amazing I have been searching for a client in Corona and for a price range of $275000-$325000 their are currently in 4 bedroom models 78 properties on and only 5 are standard sale or reo/bank owned, And you guessed it we are being bid out by all cash investors or buyers that are going way over asking as soon as these properties hit the market.&lt;/p&gt;
&lt;p&gt;Why because no one wants to wait 6 months for a short pay to close and 2 months for the bank to get back to you on your offer. Now some banks are faster but not most.&lt;/p&gt;
&lt;p&gt;This is what you can expect to encounter until the banks start letting more inventory out.&lt;/p&gt;
&lt;p&gt;Palos Verdes is really moving and with great prices that let many of my clients get into a wonderful 3 bedroom home with number one schools in the state for $700k-800k for around 1500 sq feet in the heart of the peninsula.&lt;/p&gt;
&lt;p&gt;So why wait it is a good time to buy and will only get better in 2012.&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <description>&lt;p&gt;What is your take on SB48 to put sexual preference in our history books in California for all ages of school children? Do you really think this will stop bullying of Gays? Here is one person's letter to urge a veto!&lt;/p&gt;
&lt;p&gt;Dear Governor Brown,&lt;/p&gt;
&lt;p&gt;Please veto this bill, This bill is a farce in regards to bullying. This will not stop bulling and sexualizes all public figures private business. Would you like to read that Abe Lincoln had a mistress or George Washington liked men..Please this is terrible that our children have to be exposed to people's sexual preference under the pretext of bullying. You and I know that this is&amp;nbsp; a scam..California's main reason for voting down gay marriage was not mainly for same sex marriage but citizens like myself and the majority do not want our children exposed to sexual preferences in school by school officials and taking the right to share about sexual preference at what age from the parents and put into the hands of school officials.&lt;br&gt;This will force many parents to rethink if they want to live any longer in california. This is exactly what we did not want to happen when we voted against gay marriage but yet they try to sneak it in the schools by this bill.&lt;/p&gt;
&lt;p&gt;Let the Majority of Californians be respected and have a vote. This is not a democracy when legislation gets put in against the majority wishes of the people of California.&lt;/p&gt;
&lt;p&gt;Please veto this bill and do the right thing to respect the wishes of the majority of California,&lt;/p&gt;

      <description>&lt;p&gt;&lt;strong&gt;More miracles continue this year in 2011 to flow through a new open door in Palos Verdes&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;I arrived on this long&amp;nbsp;journey that in 2011 has&amp;nbsp;placed me into the heart of God's healing presence. I personally am hoping for a major revival to hit the South Bay. I believe God wants me to help in my town, Palos Verdes, California.&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Below is some testimonies of the amazing miracles&lt;/strong&gt; that are pouring through Southern California over the recent&amp;nbsp; years and&amp;nbsp;recently more&amp;nbsp;special miracle healing anointings in Palos Verdes and&amp;nbsp;California in general&amp;nbsp;has been flowing from God&amp;nbsp;through my&amp;nbsp;friend Pastor Aaron, &lt;strong&gt;who I believe has received the gifts of healing according to 1&amp;nbsp;Corinthians 12:9&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Hepatitis Healing&lt;/strong&gt;-our Children's Minister was sick with hepatitis all of a sudden. This woman had never been sick a day in her life.&amp;nbsp; For about a month, she was prayed&amp;nbsp;for and many helped. She returned to her doctor and after a blood test, he told her not only are you completely cured of hepatitis but your blood test&amp;nbsp;shows the antibodies for hepatitis&amp;nbsp;so that you will never be able to get hepatitis again...All I could say is Praise be to God!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Fibermayalgia Healing and Depression Healing&lt;/strong&gt;-Since then the miracles began to pour others were cured of many diseases and for myself God has taken care of my finances and I also received my healing from Fibromyalgia.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Stage 4 Cancer Healings&lt;/strong&gt;-In 2010, a&amp;nbsp;Pastor Friend and a Rabbi prayed for a very prominent attorney in the entertainment business with stage 4 cancer. The doctor's basically told him they could do no more and to go home and get his things in order. Well, my friends prayed for him and God completely healed him. All traces of the cancer gone&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;Recently I have witnessed many healing's through my dear friend, Pastor Aaron&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The story of how we met&amp;nbsp;is very funny and coincidental but I know that there are no accidents in this life. Everything happens for a reason! The story is in the long version of miracles part 1 on my blog.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Stage 4 Cancer Healing- A friend who runs a marraige counseling program sponsored under Pastor Aaron recieved healing and complete restoration from God thru prayer from Pastor Aaron for cancer in stage 4.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;strong&gt;Heart Disease Healed-&lt;/strong&gt;&amp;nbsp; God used him to heal a man's heart after 9 heart attacks and open his ear that had been deaf for 2 years from a heart attack but also helped clear out the hospital the next day of many patients who were healed in a hospital in Riverside, California last month.&lt;/p&gt;

Complete healing of the bones and&amp;nbsp;full use of their arms. Even the Emergency room Doctor&amp;nbsp;smiled at the miracle that followed his patient.&amp;nbsp;Simply amazing...&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Gold Mine&amp;nbsp;found for my own&amp;nbsp;gold buyers-This is related to the Heart Disease Patient-&lt;/strong&gt;Guess what happens from the heart damage healing, Only 2 weeks later not only did Pastor Aaron have &amp;nbsp;the man who's heart was healed &amp;nbsp;sitting in my office with another Pastor and a young engineer that built the tallest building in Dubai.&amp;nbsp; It turns out that Pastor Aaron's new&amp;nbsp;friend that was healed happen to have a partnership with one of the largest untapped gold mine opportunities in America for sale.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;strong&gt;I recently had Pastor Aaron come and pray for neighbors in Palos Verdes. So far I have seen birth defects healed,&amp;nbsp;depression lifted, migraine headaches healed. and club feet straigtened.&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Birth Defect-Enlarged Heart turns Normal&lt;/strong&gt;-My neighbor a non believer of Japanese heritage was born with a enlarged heart and could not walk with out being out of breath.&amp;nbsp; After Pastor Aaron prayed for her not only could she walk without being out of breath but I saw her and Pastor Aaron run down a long corridor and back. Pastor Aaron was out of breath but not my friend. We are waiting on the results of her EKG this Month to see the healing.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Cat with Cancer healed-&lt;/strong&gt;The greatest pet healing was also that same day in Palos Verdes.&amp;nbsp; My neighbor had her cat was near death.. It has been very ill for 2 years being a victim of the poison cat food from China. My neighbor has been spending $450.00 a month for special IV for this cat.&lt;/p&gt;
&lt;p&gt;The day we went to pray for her 13 year old cat that was near death according to her owner. The day before her cat had a seizure and had not eaten in 2 days.&amp;nbsp; Well, the cat hid under the bed and normally will not let anyone touch him. Pastor Aaron crawled under the bed and the cat let him lay a hand on the spot were the tumor was on the liver and received prayer.&amp;nbsp; Less than 2 hours later the cat came out to eat,&amp;nbsp;2 days later they went to the Vet that Saturday and the Vet&amp;nbsp;declared that "&amp;nbsp;this is a real healing in the midst of so many frauds. Let's wait and see how the cat does I won't give it any IV this week." Well it has been 3 weeks later, her cat is fine, playing with toys and &lt;strong&gt;gaining weight for the first time in 2 years.&amp;nbsp;The Vet is so impressed he wants to meet with Pastor Aaron.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;All&amp;nbsp; Pastor Aaron and I &amp;nbsp;can say is&amp;nbsp;"we give all the Glory to God and God alone"&lt;/strong&gt;&lt;/p&gt;

      <title>I believe in Miracles Part 2</title>
      <description>&lt;p&gt;&lt;strong&gt;Well, if you read part one you will know how I arrived on this journey that has thrown me into the heart of God's healing power currently. &lt;p&gt;&lt;strong&gt;I was looking for gold mines.&lt;/strong&gt; Yes, I am a Realtor that sells homes, townhomes, income property but recently God has opened the doors to precious metals and REO bulk sales in my spare time. I heard Pastor Aaron talking about&amp;nbsp;Manuka &amp;nbsp;honey, an amazing honey from New Zealand that has amazing healing properties. I later learned that this honey can heal bedsores and will soon be coming to America.&lt;/p&gt;

God uses this man powerfully to heal so many needs of the suffering and broken hearted.&amp;nbsp; God has sent healing through Pastor Aaron's hands for physical healing like&amp;nbsp;stage 4 cancer, damaged hearts,diabetes, broken bones,depression, marriage relationships and so much more.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;strong&gt;I recently had Pastor Aaron come and pray for neighbors in Palos Verdes. &lt;p&gt;&lt;strong&gt;The greatest pet healing was also that same day&lt;/strong&gt;. My neighbor had her cat very ill. It has been very ill for 2 years being a victim of the poison cat food from China. My neighbor has been spending $450.00 a month for special iv for this cat. The day we went to pray for the cat it was near death according to her owner. The day before her cat had a seizure and had not eaten in 2 days.&amp;nbsp; Well, the cat hid under the bed and normally will not let anyone touch him. Pastor Aaron crawled under the bed and the cat let him lay a hand on the spot were the tumor was on the liver.&amp;nbsp; Less than 2 hours later the cat came out to eat,&amp;nbsp; 2 days later they went to the vet that Saturday and the Vet&amp;nbsp;declared that "&amp;nbsp;this is a real healing in the midst of so many frauds. Let's wait and see how the cat does I won't give it any IV this week." Well it has been 3 weeks later, her cat is fine, playing with toys and gaining weight for the first time in 2 years.&amp;nbsp;The Vet is so impressed he wants to meet with Pastor Aaron.&lt;/p&gt;

Don't give in and miss out on God's Glory, ignore Satan and look upward towards your Father...His Glory will give you strength and all you need for eternity!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;May you and your family be blessed with peace and everytime you enter your house, say I&amp;nbsp;speak peace into&amp;nbsp;this house. Use it for your,friends, families, and most of all GOd wants you to bless your enemies..It is a blessing I learned in the bible from a friend and it really works.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;It means God bring peace, health, prosperity and good into this house. Who would think that one little word- Peace could mean so much!&lt;/strong&gt;&lt;/p&gt;

      <title>I believe in Miracles Part 1</title>
      <description>&lt;p&gt;&lt;strong&gt;I was just thinking how many amazing miracles have occurred around me in the last 2 years. I am trulyl blessed to be a part of God's healing Ministry and witness so many miracles recently. I thought I need to stop being a miracle closet and share with the public all these blessings so here it goes!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I first experienced miracles&lt;/strong&gt; in my old church in 2007, when God healed a young boy 16 years old, the son of our church bookkeeper from Meningitis at Torrance Memorial Hospital. He was in the intensive care, doctors told his mom the boy would if he lived have severe brain damage and would be a vegetable. Well his room filled with a group of prayer family and friends. The next day her son was completely healed of meningitis his brain was perfectly normal and the doctor declared that this was in deed a miracle.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I was prepared for these miracles by many speakers coming from all over the world preaching at the churches with amazing testimonies of incredible healing's in the deepest remote places on earth that only had to depend on God not modern medicine to heal them.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I often asked myself. What is wrong with America? God&amp;nbsp;needs powerful believers and sometimes he heals them just to make more powerful believers.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;I&lt;strong&gt; believed that we do not suffer the depths of&amp;nbsp; things in&amp;nbsp;America because we are too comfortable and content with Sunday Morning preaching and our comfortable material life here to really need to call out to God in desperation and despair...God wants the passionate for him. It says in the bible, Basically, Bring me the hot or the cold, the lukewarm I will spit out of my mouth.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;That is the key to receiving your miracles&lt;/strong&gt;...I see God heal hearts, bodies and minds of the non believers and the strong believers instantaneously . I was one of those on both spectrum's with my walk with him.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Well it is now 2011. America is no longer comfortable and many are suffering. I am witnessing many miracles in these days that are leaving me speechless on a daily basis. I give all&amp;nbsp; the glory to God.&amp;nbsp; Not the God that some purpose is inside of us and we are God...But the One and only God. , Our creator, the Great I am.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;God has blessed me with many wonderful and powerful leaders that have become my dear friends&lt;strong&gt;. I am witnessing many miracles in finances, health, depression and even wonderful healing's of&amp;nbsp;relationships and even&amp;nbsp;animals&lt;/strong&gt;. Actual, the animals are the easiest to heal.&lt;/p&gt;
&lt;p&gt;I believe that animals&amp;nbsp;do not have the mental nay saying going on like us doubting Thomas's.&amp;nbsp; I was one of the most biggest doubters in the beginning that has now turned into the biggest believer of miracles in these times. God had to hit me over the head with some amazing miracles in my own life to get my attention. I was no easy push over.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I, myself have been cured of fibermyalgia and the severe depression that comes with it. I would wake up every morning feeling like I was hit by a truck. for over 15 years.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;My family thought I was a hypocondriac and my doctor at UCLA said I could be the poster girl for Chronic Fatigue/ Epstein Barr Syndrome.&amp;nbsp; It is the only disease that I know you can look great and feel totally the walking queen of exhaustion.&lt;br&gt;Well about 2 years ago God healed me completely of all and I am off all my medicines except my thyroid. I had thyroid cancer in 1999 before I was a strong believer. God did heal a tumor that I was suppose to be scheduled for surgical biopsy and I prayed for him to heal.&amp;nbsp;How I was healed from that is a story for another day. Anyway, I&amp;nbsp;went back to the Doctor's a few months later and the tumor was no where to be found.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;These are exciting times and I am so grateful to God that he has placed me among his people to witness these miracles.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;In part 2, I will share stories of recent miracles and the people that God is using to heal the hurting.&lt;/strong&gt;&lt;/p&gt;

The biggest frustration for REO Bulk is in my opinion finding sources that are willing to proof funds and finding Tapes that are current and fresh. We are expecting a new run of fresh tapes soon from the current market, so don't get discourages after searching for months and hearing Are the REO BUlk Tapes Real? Is your Buyer real? It is the common sentence that all REO Players talk daily and it can make you crazy since REO BUlk is such a new market few of the players know each other. &lt;br&gt;Oh and the other sentence you will hear is...REO BULk is non exsistent market since the Investors want to sell at .70 cents on the dollar and the Buyers want to buy for .20 cents on the dollar..This is no business for the weak and faint at heart...You need a pit bull attitude to close these deals!..My Specialty:)&lt;/p&gt;

&lt;strong&gt;Property Type.&lt;/strong&gt;&amp;nbsp; Example: single family residential. &lt;/li&gt;

&lt;li&gt;Buyer and Seller open escrow (Buyer's Choice).&amp;nbsp; Typically a 10% refundable deposit is made at the open of escrow held during the due diligence period.&amp;nbsp; At the completion of the due diligence period the Buyer accepts or declines the properties (again, in total) and the deposit becomes non-refundable. When the Buyer proceeds with the TAPE purchase, the transfer of money and property occur in the Buyer's escrow. &lt;/li&gt;

&lt;p&gt;&amp;nbsp;Once the Buyer's initial transaction is completed with Countrywide/ Bank of America, the Buyer can return to the Seller as often as their business model and market conditions allow.&lt;/p&gt;

      <description>&lt;p&gt;Well, I was looking at a blog I wrote in 2008 showing times to buy prior to the Economy Collapsing&amp;nbsp;and I may as well say.. Not even all the bad press is sending Buyers for my commercial property, residential fixers and Income Property away right now. I am getting offers and mulitple offers on all my listings in a variety of nieghborhoods. Mostly all cash offers and all those who were saving their cash are now starting to buy.&lt;/p&gt;
&lt;p&gt;Why, well take a look at the Calif. Association of Realtors Economic Figures and you will see why.&lt;/p&gt;
&lt;p&gt;Highlights of C.A.R.'s resale housing figures for August 2010:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;C.A.R.'s Unsold Inventory Index for existing, single-family detached homes in August 2010 rose to 6.1 months compared with 4.6 months in August 2009. The index indicates the number of months needed to deplete the supply of homes on the market at the current sales rate. &lt;br&gt;
&lt;/li&gt;
&lt;li&gt;Thirty-year fixed-mortgage interest rates averaged 4.43 percent during August 2010 compared with 5.19 percent in August 2009, according to Freddie Mac. Adjustable-mortgage interest rates averaged 3.53 percent in August 2010 compared with 4.72 percent in August 2009. &lt;br&gt;
&lt;/li&gt;
&lt;li&gt;The median number of days it took to sell a single-family home was 47.1 days in August 2010 compared with 34.8 days for the same period a year ago. &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Many Buyers are seeing a good many deals right now and our inventory is high. I see many offers but they are below asking price and the buyers are not threatened by mulitple offers right now. Much to the listing agents dismay, we hear all the time from the Buyer's agents.&amp;nbsp; There are just too many good deals out there right now...So Sellers do not counter if you have to , just take the Buyers offers and run!!&lt;/p&gt;

      <description>&lt;p&gt;It is know secret that some of the best Real Estate Agents are very successful in Palos Verdes, May not be a household name. In fact many of the mailings that you recieve for your home from that same realtor again and again does not hold a fact to his expertise.&lt;/p&gt;
&lt;p&gt;The Consumer needs to be aware that agents mailings that you recieve from the same realtor for the past 10 years is part of a mailing campaign that realtors do called a farm. It makes them look like the neighborhood expert and many homeowners tend to think that Agent is the nieghborhood specialist.&lt;/p&gt;
&lt;p&gt;Look deeper than that to find an agent to represent your home sale or purhcase. Most agents have a farm area and that is just fine but these is more to an agent than local fame on your shopping cart or in&amp;nbsp;your mail box.&lt;/p&gt;
&lt;p&gt;I&amp;nbsp;do nor believe in&amp;nbsp;mass mailing from a farm in my 25 years of real estate yet my business thrives. I base my business on referrals from satisfied clients who love their home and investments.&lt;/p&gt;
&lt;p&gt;I have just sold 900 Via Nogales, In Palos Verdes Estates for top dollar in this market and beat off a foreclosure bearing down on my listing.&lt;/p&gt;
&lt;p&gt;We had many offers at $1,250,000.00 for over 5 months which would not clear our mortgage for closure. &amp;nbsp;I knew one thing that I kept rolling the dice on...and we sold this property for $1,450,000.00 all cash and closed 5 days from the date this property was set to go to sale.&lt;/p&gt;
&lt;p&gt;Having been a successful realtor in Palos Verdes and The Los Angeles County for over 25 years the secret to my success is just that a well kept secret that is only to serve my own clients.&lt;/p&gt;
&lt;p&gt;The market is in a down turn, prices have dropped at around 7% this year again on the Peninsula. Overall , the California Coast Luxury market in Palos Verdes has shown a drop of 17%, which is great compared to the rest of the nation.&lt;/p&gt;
