Last week a reader called me to discusse the Charlottesville Virginia luxury condo market.  Several specific statistics were of particular interest to him. 
Below you will find figures on three of the main high end condominium projects.  There is also another project, The Gleason that is still under construction.

How to File for Your First Time Home Buyer & Repeat Buyer Tax Credit - 03/29/10 07:28 PM
Many first-time homebuyers may not know how to file for the $8,000 tax credit.  Lorena Yeo has written an excellent post that applies to Charlottesville Virginia homebuyers as well as those in her state of Texas. 
If you are a first time homebuyer and would still like to take advantaage of the tax credit, you will need to move quickly.  The deadline to have a home under a ratified contract is April 30.

Earth Hour 2010 - 03/25/10 08:16 PM
This Saturday March 27, 2010 at 8:30 pm is Earth Hour.  Show your support for action on climate change and turn off your lights for one hour. People all across the world will be turning off their lights.  I hope that Charlottesville Virginia will have a sizeable show of support for this important event.  Afterall we are fortunate to live in such a beautiful part of the planet; lets work on preserving this natural beauty for our children and grandchildren and generations to come.

Correctly pricing your Charlottesville home for sale is one of the most critical parts of the listing process. But how do we determine what is the best price at which to list your home?  This morning I was watching Today Show real estate pundit Barbara Corcoran speaking about how to price your home.  According to Barbara you will actually make more money if you price your home 10% below market value.  Does this make sense?  According to Barbara underpricing will encourage multiple offers and they then can bid your home to above market value.  This is a possibility, but not something … (2 comments)

The Charlottesville Albemarle Kennel Club hosted a successful March 2010 agility trial.
Te video below gives a taste of what these amazing dogs can do.  When you attend an agility trial one of the first things you will notice is how much fun the dogs are having.  The sport of agility is one more fun activity to enjoy with your dog.  Any breed can run in agility and competes over obstacles at a height for the size of your dog.

Charlottesville VA Open Houses - 03/16/10 09:39 PM
Tuesdays are the day for Charlottesville VA Realtor open houses. Todays Realtor open house tour had 54 homes open and many of those homes are new to the market.  These were many more homes that I would like to preview that i was able to fit into the few hours that they were open.  If you are selling a home, a Realtor open house is a good way for agents to become familiar with your home so that they will hopefully show it to their buyer clients.

Charlottesville Foreclosures For Sale - 03/12/10 09:41 PM
Charlottesville foreclosures for sale make up a very small part of out local real estate market. Many real estate markets across the country are driven by foreclosures.  This is not the case in the Charlottesville and Central Virginia real estate market.  Only a very small percentage of the total listings in Charlottesville VA and Albemarle County are foreclosures.
There are currently 1150 Charlottesville home listed for sale.  Of these only 37 are foreclosures.  The foreclosed homes are priced from $89,900-$685,000.  Of course in an area that is not used to having any foreclosuress on the market this number seems huge.

Spring is officially less that two weeks away.  We are beginning to see the first flowers blooming, like the drift of crocuses pictured below.  This week brought us the first warm weather after a very dreary winter.  People are happy to get out again and we are seeing an increase in home showings.

Charlottesville VA homes are selling, the snow is melting and the real estate market is heating up.  We are seeing alot of new listings coming on the Charlottesville real estate market in preparation for the spring sales period.  Historically in the central Virginia area spring is our biggest sales season.  This year many of us also saw an unusually busy January until the big snowfalls in early February put an end to the activity.  This week I have three of my beginning of the year contracts closing.

This Charlottesville VA market report focuses on the sales of condominiums in Charlottesivlle VA and Albemarle County during February 2010. 7 Charlottesvlle condos sold during February 2010.  The average sale price was $199,357 with an average DOM of 186.  They sold for an average of 93% of the list price.
8 Charlottesville condominiums sold during the month of January.  The homes sold for an average of $234,100 after being on the market for an average of 162 days.  They sold for an average of 79% of the list price.

This Louisa County VA real estate market report looks at the sales of single family detached homes during February 2010. 8 Louisa County homes sold in February 2010.  The homes sold for an average price of $255,967.  They were on the market for an average of 120 days and sold for an average of 100% of the list price.
3 homes sold in Louisa County VA during January.   The average sale price was $291,474 with an average DOM of 214 days.  The homes sold for 114% of the list price.

27 Albemarle County homes had contracts that closed in January 2010.  The homes had an average price of $371,240 after an average of 165 days on the market.  They sold for an average of 93% of the list price.
