Will The First Time Homebuyers Tax Credit Be Extended? - 06/29/10 11:05 PM
The house voted today to extend the First time Homebuyers Tax Credit deadline to close. In a vote of 409 to 5, the house approved a bill to extend the closing date for the tax credit for another three months.  Currently the contracts have to be closed by tomorrow June 30 in order to qualify for the tax credit.  This bill still has to be approved by the Senate which could vote as soon as tomorrow.  If the extension does not occur the National Association of Realtors extimates that 180,000 first time homebuyers with homes under contract could miss the deadline.

Foreclosure Contracts - Why Don't Banks Know How Long It Takes For Loan Approval? - 06/29/10 10:49 PM
Foreclosures are owned by banks, aren't they?  Then why don't they know how long it takes for loan approval? Once again I have had a contract for a foreclosure accepted by the selling bank.  Even our closing date 5 weeks away has been approved.  Sounds great doesn't it?  Well here's the kicker...we have 21 days for loan approval and the appraisal has to be within 19 days and if anything is found that would prevent the purchase of the home the seller has to be notified within the same time frame.  Of course my buyers lender has said that we need … (2 comments)

I spent today doing one of my favorite things, showing Charlottesville country homes. 
My clients are from Arizona and this was their first visit to Charlottesville and Central Virginia.  They are looking for the perfect country property to retire to with their 3 Walking Horses.  Today we concentrated our search on the Route 20 North, Keswick and Louisa County areas.  Tomorrow we will finish our tour looking at small Charlottesville horse farms in White Hall, Southern Albemarle County and Fluvanna.

This is something that Charlottesville residents know, but now its official.  Kiplingers has put Charlottesville on its list of 5 Great Cities For Retirees.  Charlottesville joins Dothan Ala, Palm Bay Fla, Pittsburg Pa and San Francisco Calif as a top retirement destination.  The article cites the pros of the Central Virginia climate, nearness to golf courses, parks and wineries, the availibility of art and theater, and the vibrant downtown.  Those of us who live here would have many more features to add to this list.
