Do You Have The Patience To Buy A Distressed Property? - 03/31/11 03:45 PM
Many homebuyers are looking for a deal and often the best deals may be in the purchase of a foreclosure or short sale, but do you have the patience to buy a distressed property? According to the National Association of Realtors foreclosures are selling at, on average, a 22% discount and short sales at a 17% discount.  Sounds good?  The downside is that these short sales are anything but short and foreclosures can have title issues and condition problems which can delay the sale.  In both kinds of transactions you are at the mercy of the bank.  This is where the patience comes in.

This will be the first year of Bras For A Cause.  When we first started putting this fundraiser together we had no idea of what to expect.  This is a unique event for our area and we wondered how people would react to the concept.  Well, we could not have gotten a better reception for our first year.
The event consists of bra entries, each one decorated around a theme and shown off by … (4 comments)

Is This Spring In Charlottesville? - 03/27/11 09:26 PM
Is this spring in Charlottesville?  There is snow on the ground! After a week that was mainly in the sixties, I woke up this morning to find a couple of inches of snow on the ground.  Thankfully spring snow is rare in Virginia, but it is not unheard of.  Temperatures during Charlottesville VA spring weather can be a bit of a roller coaster.  It is possible to have frost well into April, therefore if you plant tender flowers or vegetables before the end of April you need to be prepared to cover them in the event of freezing temperatures.
The good … (4 comments)

Speechless Sunday - 03/27/11 09:03 PM
Whenever I go on vacation, my camera comes along.  Flowers, plants and nature are a favorite subject at home and away.  It is especially interesting to observe plants that I would never find at home.  The folliage and the pink color of these Florida plants give them a particularly exotic feel to me.  These are definately not the type of plant that would be native to Virginia.

Speechless Sundays - Symetry - 03/20/11 08:56 PM
Symetry is a quality that we find repeatedly in nature.  The camelia is a delicate flower that is beautiful in its symetry.  Humans seem to be drawn toward the symetrical.  This is probably why we find symetry appealing in architecture.  The asymetrical often comes across as edgy, daring and innovative.

A Beautiful Spring Night In Charlottesville Under The Light Of The Monster Moon - 03/19/11 09:54 PM
Its a beautiful spring night in Charlottesville under the light of the monster moon. Spring in Charlottesville Virginia is my favorite time of year, add in a full moon, not just any full moon but the "monster moon", and you have a very special night in deed.  The spring flowers and white blooming Bradford Pears are glowing in the extra bright moonlight.
What is the "monster moon"?  This super moon is the closest full moon to the earth in 18 years.  As a result of the unusual proximity the moon will appear 15% larger than normal.  We know that tides are … (2 comments)

Talking Charlottesville Real Estate - Spring Cleaning Isn't Just For The Inside - 03/16/11 09:58 PM
Talking Charlottesville real estate; spring cleaning isn't just for the inside. Traditionally spring is the time of the year when people give their homes a good cleaning.  This is particualrly the case with homes that are being prepared for the Charlottesville spring real estate market.  However it is important not to forget the outside.  Its called curb appeal and without it the buyers won't make it through the front door to look at that amazing interrior.
A first step may be a thorough power washing of the outside of the house, patios and decks.  You may need to powerwash the sidewalks and … (1 comments)

Talking Charlottesville Real Estate - Its Starting To Look A Lot Like Spring - 03/14/11 09:48 PM
Talking Charlottesville Real Estate, its starting to look a lot like spring. Spring is my favorite time of year in Charlottesville. Each day during the past week as I drove into town I saw a new sign of spring.  Last week it was daffodils blooming and buds on the forsytheia.  Today the forsytheia are in full bloom.  The maple trees are loaded with red buds and the willow trees are full of new green leaves.  The Bradford pears are loaded with white buds and after another warm sunny day should be in bloom.  On the way home this evening I saw pink … (2 comments)

Speechless Sunday - Roots & Aliens - 03/13/11 07:49 PM
Along with my love of Charlottesville and the Virginia countryside, I enjoy taking photographs of landscapes, plants and nature.  This also translates into an interest in local plants, flowers and folliage wherever my travels take me.  On a recent vacation to Florida I discovered some trees with these unusual roots that started well above ground.  In this photo the knot hole on the right makes the tree almost look like some sort of strange alien being.  This is so different from any of our native Virginia plants.

Its Raining In Charlottesville - Lets go Look At Foreclosures! - 03/06/11 09:41 PM
Its raining in Charlottesville; lets go look at foreclosures! Today it was pouring all day.  Ordinarily you might think that this would be a horrible day to look at homes.  Afterall, even a home that is ordinarily lightfilled can look dark on a day like today.  However, a rainy day can be the perfect day to look at bank owned homes.
Foreclosures are sold "as is" and often are called distressed properties for a reason.  During the months preceeding the actual foreclosure while the homeowner is struggling pay the mortgage there is just not money left over for upkeep.  Maintenance … (3 comments)
