Often a purchaser will want to save money by not having a survey.  The post below explains why it is important to get a survey.  In addition, many lenders will require a survey before they will write the loan.  If a seller has a recent survey that they can share with you, that may suffice if it was performed within a certain timeframe.  Finally after you get your new survey, put it in a safe place.  Plats are recorded at the courthouse, but surveys are not.

When making an offer on a home, buyers want to get the home but they are also scared that they may end up paying too much.  In this market especially it is important to them to purchase the home at the best possible price.  Looking at comparable sales is one of the best ways to determine what price to put on your offer.
