      <title>Charlottesville, Virginia - Rated a Top Healthy Place to Retire</title>
      <description>&lt;p&gt;Charlottesville, Virginia has been rated, by &lt;span style="text-decoration: underline;"&gt;AARP the Magazine,&lt;/span&gt; the 7th healthiest city in the United States in which to retire.&amp;nbsp; &amp;nbsp;This is one more kudo for the city of Charlottesville which has appeared on many national lists of best cities.&lt;/p&gt;
&lt;p&gt;This latest ranking was acheived as a result of the city's focus on medicine and the presence of the University of Virginia Hospital and Medical School.&amp;nbsp; According to the magazine, Charlottesville ranks fourth in the ratio of doctors per person.&amp;nbsp; In addition, the city boasts content residents, healthy eaters, and many opportunities for outdoor excercise.&lt;/p&gt;

      <title>Keeping Charlottesville Green</title>
      <description>&lt;p&gt;&lt;img title="tree and sun" src="http://activerain.com/image_store/uploads/1/5/2/4/6/ar121684443464251.jpg" height="200" alt="tree and sun" width="226" style="float: left;" /&gt;Over the next 5 years the city of Charlottesville, Virginia plans to spend nearly $550,000 each year on urban tree preservation and city trail and greenway development, according to the &lt;span style="text-decoration: underline;"&gt;Daily Progress&lt;/span&gt;.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Mike Svetz, the director of Charlottesville's Parks and Recreation estimates that the city has a tree canopy of about 34% with a goal of increasing the canopy to 40%.&amp;nbsp; Tree canopies reduce urban heat, improve air quality and prevent erosion.&lt;/p&gt;
&lt;p&gt;Walking trails are increasingly becoming a desirable urban amenity.&amp;nbsp; The city of Charlottesville currently has about 8.5 miles of trails outside of the Rivanna trail sustem.&amp;nbsp; A goal has been set to build an additional 10 miles of trails by 2015.&amp;nbsp; To quote the Daily Progress "construction of all proposed trails is planned to begin by 2011, with many set for this year and 2009.&amp;nbsp; But available funding could also become an obstacle."&lt;/p&gt;

      <title>What's Happening This Week at Glenmore</title>
      <description>&lt;p&gt;&lt;strong&gt;The Glenmore Country Club&lt;/strong&gt; located in the Glenmore community in Keswick Virginia has a full schedule of summertime activities for young and old alike.&lt;/p&gt;

      <title>The Big Break at Glenmore</title>
      <description>&lt;p&gt;The Glenmore Country Club has a large menu of special events planned for golfing members to enjoy this summer.&amp;nbsp; One of these is the Big Break&amp;nbsp;Competition.&amp;nbsp; This is a skills competition to be held weekly starting on July 18 patterened after the tv series on the Golf Channel.&amp;nbsp; Players will be grouped in flights based on their handicap index.&amp;nbsp; They will compete for both weekely and overall prizes, and points will be given for their finish each week.&amp;nbsp; On the final week there will be a skills competition for all of the flight winners to determnine the Overall Winner of the Big Break Competition.&lt;/p&gt;
&lt;p&gt;Dates: July 18, 25;&amp;nbsp; August 1, 8, 15.&amp;nbsp; Beginning at 6:00 pm.&lt;/p&gt;
&lt;p&gt;The Glenmore Country Club is in the beautiful gated community of Glenmore located in Keswick just east of Charlottesville, Virginia.&lt;/p&gt;

      <title>What does your real estate agent do for you?  Finding a home is the easy part.</title>
      <description>&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Why should you use a REALTOR to help with your home buying process?&amp;nbsp; After all the only things that they do are search the mls and drive you around to look at homes.&lt;/p&gt;
&lt;p&gt;I was reading comments on a local online news site and realized that the general public has a misconception regarding the value that a REALTOR brings to the home buying process.&amp;nbsp; Driving buyers around to look at homes is the easy part; it is only the beginning of a long list of duties that your buyers agent performs.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Below is an outline of the activities that a buyers agent will perform for you &lt;strong&gt;after&lt;/strong&gt; you have found the home on which you want to make an offer.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Preparing the Offer&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Research comparable sales.&lt;/li&gt;
&lt;li&gt;Advise you regarding comparable sales and market conditions to help you arrive at an amount to offer for the home.&lt;/li&gt;
&lt;li&gt;Help you consult with a lender to determine the best financing options for your particular situation and make sure you obtain a prequalification letter.&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;Explain the contract to purchase and any addendums.&lt;/li&gt;
&lt;li&gt;Write the contract to purchase.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;Contract Presentation and Negotiation&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Present the contract, including the loan prequalification letter, to the listing agent.&lt;/li&gt;
&lt;li&gt;Advise the buyer of all counter offers and present the buyers response to the listing agent.&lt;/li&gt;
&lt;li&gt;Get all of the signatures and initials required from the buyer and make sure that the seller has signed and initialed where required as well.&lt;/li&gt;
&lt;li&gt;Will coordinate with listing agent, buyer, seller, lenders, and settlement agents.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;From Contract to Closing&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Obtain the earnest money deposit&lt;/li&gt;
&lt;li&gt;Make sure that the buyer, lender and settlement agent have copies of the signed contract and all necessary documents.&lt;/li&gt;
&lt;li&gt;Make sure that the buyer has applied for financing and monitor that the financing is on tract to be completed within the necessary time limits.&amp;nbsp; Let the appraiser into the home if necessary.&lt;/li&gt;
&lt;/ul&gt;
&lt;ul&gt;
&lt;li&gt;Pick up the HOA package if the home is in a community with a HOA.&lt;/li&gt;
&lt;li&gt;Help buyer choose inspectors and make arrangements for any inspections.&amp;nbsp; These could include: radon, lead based paint, building contractor.&amp;nbsp; Be present at all inspections.&amp;nbsp; Present results of the inspections to the listing agent and negotiate any requested responses from the seller such as repairs or mitigation.&amp;nbsp; See that the inspection contingencies are removed.&lt;/li&gt;
&lt;li&gt;Make sure that the buyer has arranged for homeowner's insurance and that the settlement agent has a receipt. &lt;br /&gt;&lt;/li&gt;
&lt;li&gt;Notify all parties that loan approval has been obtained.&lt;/li&gt;
&lt;li&gt;Make sure that buyer has the name and phone numbers of all utilities and has made provisions to have them transfered to his name on the closing date.&lt;/li&gt;
&lt;li&gt;Keep in touch with the settlement agent and verify that the survey and title work will be completed by the closing date.&lt;/li&gt;
&lt;li&gt;Make sure that all agreed repairs have been completed and paid for.&amp;nbsp; Verify that receipts have been given to settlement agent.&lt;/li&gt;
&lt;li&gt;Double check time and date of closing.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;The Closing&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Schedule the final walkthrough inspection and accompany the buyer.&lt;/li&gt;
&lt;li&gt;Be in contact with the settlement agent for the final figure of the amount that the buyer needs to bring to closing, including the downpayment and closing costs.&lt;/li&gt;
&lt;li&gt;Make sure that the buyer will have all necessary funds at closing in the form of cash or a certified check.&lt;/li&gt;
&lt;li&gt;Attend closing with your buyer client.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;As you can see there is a long list of details that are looked after by a full-service REALTOR after the home has been found.&amp;nbsp; Many of these steps require decision making, where the help of an experienced professional can be invaluable.&lt;/p&gt;

      <title>Charlottesville, Virginia Mid-Year Real Estate Market Report</title>
      <description>&lt;p&gt;The Charlottesville Area Association of REALTORS has just released the its 2008 mid-year market report.&amp;nbsp; What has happened so far this year in the area real estate market and what does our "crystal ball" indicate the rest of the year will bring?&lt;/p&gt;
&lt;p&gt;The over all picture of the market so far this year could be characterized as sluggish.&amp;nbsp; To put things in perspective we have a fairly normal number of people buying homes, but speculative investors are absent from the marketplace.&amp;nbsp; It is these investors,&amp;nbsp; flipping homes in the same year, who drove up statistics and as a result prices.&amp;nbsp; This resulted in the hot market that we had a couple of years ago.&amp;nbsp; At this time the market has become more stable with median prices remaining flat in comparison to the past two years.&amp;nbsp; The backlog of inventory of homes on the market has gone down a bit, but still remains a major concern.&lt;/p&gt;
&lt;p&gt;At this time we have 3,761 homes actively on the market.&amp;nbsp; Compare this number with 4,050 homes on the market at the end of May 2008 and you can see that the inventory has gone down somewhat.&amp;nbsp; The median price is $309,900 and the average days on market is 151 days.&lt;/p&gt;
&lt;p&gt;In summary, the market has not changed a great deal since the 1st quarter report thus indicating a stabilization of the market.&amp;nbsp; It is still a good time to buy, if you purchase a correctly priced property and plan to keep the home for 3-5 years.&amp;nbsp; As for sellers, in this market their home needs to have the best location, condition, amenities, and price compared to the many other homes on the market in the same price range.&lt;/p&gt;
&lt;p&gt;We expect to see market conditions remain steady over the remainder of the year.&amp;nbsp; You will know that the market is improving when you see a reduction in inventory.&amp;nbsp; We will start to see a market that is balanced between buyers and sellers when the inventory shrinks to around 2,000-2,500 active listings.&lt;/p&gt;

      <title>Insurance Red Flags to be Aware of When Buying a Home</title>
      <description>&lt;p&gt;There are a number of issues that a real estate agent needs to be aware of that could make closing more difficult and as a result delay closing.&amp;nbsp;&amp;nbsp;This list was given to me by one of my associates who is in the insurance industry, fellow Active Rainer, &lt;a href="http://activerain.com/farmersagentreid" title="Becky Reid" target="_blank"&gt;Becky Reid&lt;/a&gt;.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Is the home located over 5 mi. from a fire department?&amp;nbsp; Insurance companies love it if there is a fire hydrant nearby.&amp;nbsp; Fire departments have ratings according to their speed of response.&lt;/li&gt;
&lt;li&gt;Insurance companies don't like old wiring with fuses instead of circuit breakers.&lt;/li&gt;
&lt;li&gt;What kind of dog does the homeowner have?&amp;nbsp; Most insurance companies won't cover or offer liability for chows, rotweilers, dobermans or pit bulls.&lt;/li&gt;
&lt;li&gt;Quest or polybutelene pipe can cause problems.&amp;nbsp; It is usually ok with new connections.&lt;/li&gt;
&lt;li&gt;Woodstoves must be professionslly installed.&lt;/li&gt;
&lt;li&gt;Pools without surrounding fencing are a red flag.&amp;nbsp; These are often covered under local regulations as well.&lt;/li&gt;
&lt;li&gt;Many companies will not deal with mobile homes.&amp;nbsp; They used to be ok if on a permanent foundation, but that is not necessarily the case anymore.&lt;/li&gt;
&lt;li&gt;Log homes can be difficult&amp;nbsp;to insure.&lt;/li&gt;
&lt;li&gt;There can be a problem with isurance if there is a business on the premises.&lt;/li&gt;
&lt;li&gt;Horse operations can be difficult to find liablility coverage for.&lt;/li&gt;
&lt;li&gt;Beef cattle farms can be difficult to insure as well.&lt;/li&gt;
&lt;li&gt;Christmas Tree Farms&lt;/li&gt;
&lt;li&gt;Properties with an old falling down barn or shed present problems, because policies do not have the ability to exclude structures.&lt;/li&gt;
&lt;li&gt;Find out if the property has had a claim within the past three years.&lt;/li&gt;
&lt;li&gt;Also ask your buyer sif they have had a claim during the past three years.&amp;nbsp; If so they need to call their agent immediately.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Not all of these items will prevent your buyers from obtaining insurance, but it might take longer, be harder to find, or be more expensive.&lt;/p&gt;

      <title>June Albemarle County Market Data - condos and Attached homes</title>
      <description>&lt;p&gt;The last few years saw a burst of construction of condos and attached homes in Albemarle County.&amp;nbsp; This construction has currently slowed.&amp;nbsp; However with the relatively high prices of detached homes in the Charlottesvville area, condos and attached homes remain an affordable option in the county real estate market.&lt;/p&gt;
&lt;p&gt;In this report I have grouped condos and attached homes together.&lt;/p&gt;
&lt;p&gt;In June there were 48 contingent contracts on listings priced from $127,500-995,000.&lt;/p&gt;
&lt;p&gt;42 homes had contracts pending ranging in price from $98,500-918,840.&lt;/p&gt;
&lt;p&gt;43 condos and attached homes sold in June in Albemarle County with an average price of $218,923 and a median price of $204,400.&amp;nbsp; The average days on market was 114.&lt;/p&gt;
&lt;p&gt;There are 331 homes actively on the market listed between $104,900-1,199,000.&lt;/p&gt;
&lt;p&gt;At the June rate of sales there is 7.69 months of inventory on the market.&amp;nbsp; As you can see with the large inventory to choose from it is a very good time to buy.&lt;/p&gt;

      <title>June Charlottesville Market Data - attached homes and condos</title>
      <description>&lt;p&gt;Condo and attached home projects have increased in popularity in the Charlottesville, Virginia area in the last couple of years.&amp;nbsp; As the prices for detached homes skyrocketed in 200-2005 more people began looking at condos as an affordable alternative.&amp;nbsp; Also&amp;nbsp;the University of Virginia, and the hospital bringing in students, and residents added another segment of the population who needed housing.&lt;/p&gt;
&lt;p&gt;For the purpose of this real estate market report I have grouped attached homes and condos together.&lt;/p&gt;
&lt;p&gt;In June there were 44 contingent contracts ranging in price from $85,000-864,000.&lt;/p&gt;
&lt;p&gt;36 homes have pending contracts and are priced from $149,900-579,900.&lt;/p&gt;
&lt;p&gt;In Charlottesville 15 homes sold with an average price of $291,828 and a median price of $263,275 and an average days on market of 117.&lt;/p&gt;
&lt;p&gt;There are currently 123 active listings, priced from $103,900-$895,000.&lt;/p&gt;
&lt;p&gt;At the June rate of sales there is approximately 8.2 months of inventory on the market.&amp;nbsp; This is definately still a buyers market.&lt;/p&gt;

&lt;p&gt;In the month of June there were 10 contingent contracts on homes ranging from $95,999-$1,950,000.&lt;/p&gt;
&lt;p&gt;There were 49 pending contracts on homes listed from $129,000-$547,000.&lt;/p&gt;
&lt;p&gt;In Louisa County 14 homes were sold in June.&amp;nbsp; The average sales price was $257,725 and the median was $223,745.&amp;nbsp; The average days on market was 92.&lt;/p&gt;
&lt;p&gt;There are 264 homes actively listed on the market in Louisa, ranging in price from $75,000-$595,000.&lt;/p&gt;
&lt;p&gt;At the June sales rate there is 18.85 months of residential inventory on the market.&amp;nbsp; This is definately a good time to buy a home in Louisa County.&lt;/p&gt;

&lt;p&gt;There were 21&amp;nbsp;pending contracts.&amp;nbsp; The homes were priced between $169,900 and $550,000.&lt;/p&gt;
&lt;p&gt;29 homes had contingent contracts and were priced between $144,900-$674,500.&lt;/p&gt;
&lt;p&gt;37 homes were sold at an average price of $254,593 with an average days on market of 124 days.&lt;/p&gt;
&lt;p&gt;There were 361 active listings on the market in Fluvanna County.&amp;nbsp; At the May sales rate this translates to approximately 9.75 months of inventory.&lt;/p&gt;
