Ecconomic realities have forced Habitat For Humanity in the Charlottesville, Virginia area to rethink its model for affordable housing.  Habitat For Humanity is a nonprofit organization dedicated to helping low-income families achieve home ownership.
In the past Habitat has realized its objectives by purchasing reasonably priced lots and building affordable homes for quallified applicants on them.  However lot prices in Charlottesville and Albemarle County have skyrocketed in the past few years.  In 2001 Habitat could find a suitable lot to buy in Charlottesville for around $13,000; now that same lot would cost around $80,000, a price that Habitat has no way … (2 comments)

The Charlottesville Albemarle Kennel Club is holding two back to back all breed dog shows on Saturday May 31 and Sunday June 1 at the Foxfield Race Course on Garth road.  Over 1000 dogs will be entered in the show representing 172 breeds.  Judging will begin at 9:00 and continue throughout the day . 
The show will begin with classes for each breed.  Next the best of breed winners will go on to compete in their respective groups.  Finally the winners of each of the seven groups (sporting, working , hound, nonsporting, toy, terrier, herding) will compete for best in show.

The following are the market statistics for the year to date in Albemarle County.  If we compare this years closed sales to date with last year's it is readily apparent that the market has definatley not picked up yet in this area.  From this data it is fair to say that it is definately still a buyer's market and it might be a good time to make an offer on a home.  With sales this slow it is very important that your home be in excellent condition and priced well in order to sell.

albemarle: Shopping at Zion Crossroads Becomes a Reality - 05/19/08 03:15 PM
The long awaited shopping at Zion Crossroads located in Louisa County just east of Charlottesville, Virginia is fianlly becoming a reality.  Lowes will be having its grand opening this Thursday, May 22 starting at 10:00 AM.  Lowes is a hardware and garden center superstore. 
A Walmart Super Store is about to break ground, which will bring a grocery store to the area.  A Best Western Hotel has already opened and an IHOP and Damons are reportedly not far behind. 
Zion Crossroads will quickly become a shopping destination for people who live to the east of Charlottesville in Albemarle County as well … (0 comments)

albemarle: Buying a condo for your college student - a growing trend - 05/19/08 12:27 PM
Housing constitutes a major cost included in a college education.  Previously the choices were to either live in a dorm or rent.  Now we are seeing an increasing number of parents who have decided that it makes sense to buy a condo for their college age children and rent out bedrooms to their child's friends to help pay the mortgage.  Then when the student finishes school the parents either sell the unit or keep it as a rental.

The 104th annual Keswick Hunt Club Horse Show will take place May 14-18.  This year's benneficiary is Habitat for Humanity and the show's tagline is "Horses Building Houses for the Community".  The show takes place at the grounds of the Keswick Hunt Club just ouside of Charlottesville, Virginia.  The AA rated show features some of the top show hunters and jumpers in the country.  It is held in a beautiful setting with a shaded ring and an old oak grandstand.

albemarle: Multiple offers..coincidence or trend - 04/30/08 09:43 PM
Talking around the "water cooler" in the office, I was surprised to discover that four of the agents who had written contracts this weekend were involved in negotiations involving multiple offers.  What a surprise in this housing market with so much inventory available.  This could just be a coincidence but I prefer to think of it as an encouraging sign of the real estate market picking up.  These contracts involved activitiy in both Albemarle and Fluvanna counties in Virginia.

One of my favorite annual spring events is Historic Garden Week.  This event, sponsored by the Garden Club of Virginia consists of three dozen local tours through out the state of Virginia.  It is held every spring during the third week of April when Virginia gardens are in peak bloom.  The money generated by the event goes toward the restoration of historic gardens and grounds.  Typically five or six houses and gardens are open in each region. This is a wonderful opportunity to see residences and estates that are not otherwise open for public viewing and to enjoy the beauty of springtime … (2 comments)
