The Charlottesville Area Association of REALTORS has just released the its 2008 mid-year market report.  What has happened so far this year in the area real estate market and what does our "crystal ball" indicate the rest of the year will bring?

sellers: Are You Brave Enough - 06/12/08 01:41 PM
This morning on the Today Show their real estate guru suggested that sellers should price their homes 10% to 15% below market value.  Her theory is that buyers are knowledgeable and will realize that the home is underpriced.  It will definately be the best home in its price range so buyers will come to see it, and they will immediately make an offer.  This will result in immediate multiple offers which will end up with the property selling over listing price and back up at market value.

You have listed a farm for sale.  In your listing packet you have given the buyer your list of tips for preparing their home for sale.  But don't forget that selling a horse property is not the same as selling a home.  The buyers are more or at least equally interested in the barns and pastures than they are in the house.  Of course your sellers should follow your instructions and do the necessary things to present their home to the best advantage.  But remember if the farm itself doesn't look its best the buyers won't ever make it into the … (5 comments)

Whenever I am talking with someone and they find out that I am a REALTOR the first thing that they ask is "what is going on in the real estate market".  As we all know real estate is local so what they are really asking is "what is going on in our area real estate market"?  The following are the market statistics for the Charlottesville Area Association of Realtors for the month of May 2008:

In the current market with such a large inventory of homes for sale homeowners need to do everything they can to make their home be the one that buyers want.  If you are dealing with a small home it is important to make sure that the rooms appear as large as possible.  One of the most inexpensive ways to make a room look larger is through paint.
