The summer is always a busy time at the St. Louis Artists' Guild and Summer 2009 is certainly no different! Our first Summer Membership Drive began on July 1st. The aim of the Drive is to reach more individuals with what the Artists' Guild has to offer and to encourage them to become involved in all the unique Exhibitions, Groups and Workshops taking place at the St. Louis Artists' Guild.

As the oldest art guild west of the Mississippi River, we have a rich history that is growing and evolving with today's culture. It's the perfect time to get involved! As a valued member of the St. Louis Artists' Guild, we want your help!

During this Summer Membership Drive (July 1st- Aug 30th), we are offering new members a discounted membership price of $15 for students 21 and under (originally $25), $30 for individuals (originally $65), and $75 for a family (originally $85). Taste of St. Louis Artist Village 2009

We would like to extend our gratitude for your participation in the Central West End Art Fair and Taste. Thanks to your support, the event was an incredible success. With thousands of patrons in attendance at the event, the St. Louis Artists' Guild received a great deal of exposure resulting in thirteen new members joining the guild. We hope that the Central West End Art Fair and Taste will become a successful annual event that draws the citizens to this beautiful neighborhood for years to come.

Now with the Central West End Art Fair and Taste completed, the St. Louis Artists' Guild turns its attention to the upcoming Taste of St. Louis Artist Village in October.

We would like to personally invite all St. Louis Artists' Guild members to participate in this year's Taste of St. Louis Artist Village. We anticipate drawing over half a million guests to this year's event. The Taste wishes to appeal to a demographic of St. Louis citizens who appreciate higher end food, fine art, and great living. Event attendees will have the opportunity to see the city's artistic talent at the largest art event in St. Louis, the Taste's Artist Village.

This year, the Artist Village at the Taste will be centrally located in the most high traffic area of the event to provide artists with the maximum possible exposure. The Artist Village consists of various artistic events as well as booths set up by individual artists who will also submit a piece of artwork to a juried exhibition. The St. Louis Artists' Guild will jury this year's art exhibition.

Why should I give my real estate agent my business?

We have received several emails from agents and sellers that seem to be angry at the process in general and the respective roles they play. Some of our blog readers are saying that they dislike agents, should not have to be loyal to their real estate agent whether they are buying or selling, think agents expect too much from their clients, etc.

The agents are saying people don’t appreciate what they do, sellers think it’s ok to ask for a month to month contract, they are using more than one agent at a time, etc.

Lets talk about the loyalty issue. First of all it is common for most if not all agents to require that you sign a listing or buying agreement before they will work with you or maybe they expect you to sign one shortly after you meet. This is not asking too much and here’s why:

What has the Pamela Williamson Team been doing?

We have been training, reading books to help us shift in this market, looking at homes in the areas we cater too, answering hundreds of consumer questions, helping present and potential clients.

Most of the questions we have been receiving are very disturbing and we are sad to see that so many of you have had less than stellar experiences with people in the real estate business. The good news is that there are fabulous realtors in every state and what you can do as consumers is arm yourself with knowledge and know that there are agents, brokers, appraisers, and anyone else in the real estate business who are honest and will give it to you straight!

You must remember to be impressed with substance over flash every time! Ask the right questions and you will usually be able to tell what realtor is really looking out for your best interests. When you hire a realtor it is VERY important to be honest about your expectations and what is important to you so that you and your chosen realtor are on the same page and know what to expect from one another.

We know that most of you are hearing that now is not the time to buy and that there aren't any buyers out there. That just isn't true!! The Pamela Williamson Team has been primarily working with buyers in this market and they are ready and able to buy. As a matter of fact most of them are very excited because they know that they are getting more for their money right now. That's what's called a buyers market so if you are looking to buy or sell a home right now give us a call so we can get you on the right track. I have missed Activerain! I have been busy, busy training and networking and going over scripts and have revamped all of my packets. Wow!

I am still practicing dialogue and listening to starpower and Brian Buffini tapes and just taking it all in. Reading Shift and 7 Habits of Highly Effective People. I got some great Christmas presents most of which are books to help me grow my real estate business.

I hope everyone is doing well and making the changes necessary to make 2009 a wonderful year for their real estate business. I should be back on here on a regular business in a few weeks. Till then I wish you all a wonderful propsperous new year and month!

Another open house success this weekend!

I did another open house this weekend (last minute) for an agent in the same office. Three people came and did not have agents. Wow!! This is becoming a trend and one I welcome whole heartedly. :) Only three you say!! Yes, but those three need an agent and were full of questions and it was a pleasure talking to them.

I gave them my cards we chatted and I have just set them up on campaigns to receive some great items of value. This was without any marketing on my part since it was literally last minute. Imagine what would have happened had I marketed like I did for the last one. Never under estimate the possibilities of the open house. Hope everyone else is having some great experiences with open houses! Remember if you are a new agent or are expanding your database open houses are a great resource.

We've known of this type of relief for some time. Legislation has been introduced in Congress to permit bankruptcy judges to modify mortgages, but failed. Don't forget the banking lobby money.

Perhaps Congress will recognize the dire condition of the economy and realize that the American home owners need this additional tool in dealing with their personal economic disasters when faced with short sale or foreclosure.

The banks are already forcing short sale candidates to ruin their credit before even making hardship applications by not considering their application until they are 3 months or so in arrears.

FORECLOSURE OR BANKRUPTCY? Bankruptcy is no worse on a credit report than a foreclosure. If the banks are going to force home owners with no recourse into foreclosure, it seems only fair that a bankruptcy judge could force a bank, in some cases where feasibility is likely, to accept a reduction in the mortgage principle, thereby making the home truly "affordable" for the consumer.

BENEFITS OF MORTGAGE PRINCIPLE REDUCTION. By reducing the mortgage balance owed, the home owner will have a property that could be sold rather than foreclosed.

MORTGAGE MODIFICATION BY BANKS IS A MYTH if the consumer is relying on their mortgage company to "modify" their loan. About the best that most mortgage companies will offer is a refinance to lower interest rate. That does nothing to alter the fact that the mortgage balance is still more than the market, appraised or assessed value of the property. As long as the mortgage balance remains higher than the market value of the property, the "relief" offered by the mortgage company will be insignificant.

MORTGAGE MODIFICATION BY A BANKRUPTCY JUDGE isn't about the banks. It's about relief for the American home owner who is a hostage to negative equity. How this is handled by the banking committee will show the power of the banking lobby.

Barney Frank (MA), Chairman of the Financial Services Committee is one person to watch on this matter.

President-elect Barack Obama expressed support for cramdowns during his campaign. Let's see if he continues to support this relief for American home owners.

I have already completed a new pre-listing packet. Wow!! My eyes are twitching and my vision is somewhat blurry, but it is done and fabulous!! I am now working on a new buyers packet and feeling so energized and excited.

I am doing an open house for a colleague and looking to do some more for other realtors in my office in the areas I farm. I am one of those agents that LOVES open houses and loves any excuse really to get out in the communities and do lead generation. The next two days we are having 50 degree weather so you can bet I will be out knocking on people's doors and letting them know they have a chance to help pick their new neighbor. Life is good and business is going to be great in 2009!! :)

What will I make happen in 2009?

I have decided....yes, thats right. Decided. This year will be the best year yet for the Pamela Williamson Team. I am no longer content to simply coast along...well I never really was, BUT this is the year I make the changes that will catapult me to the top of my game!! I have decided to take matters into my own hands and shape my destiny and make this year and every year after what i want it to be. Fear will not be a part of my vocabulary anymore.

I have sat down already and made a business plan & an action plan. I have made two new vision boards one for business and one for personal. I have started putting all my scripts in folders and binders by subject. I am still learning from Brian Buffini and Starpower(those are amazing) and they give me the desire and inspiration to surge forward.

I am reworking and tweaking my relocation package, pre-listing package, and listing package. I have scoured the internet for articles of interest for my clients that talk about the current market conditions and what that means for real estate. I have purchesed little note cards to send to clients, friends, family, and business associates. I am reaching out to anyone I helped sell a house to in the past and reaching out to all the people who I helped sell their home.

I am going to get out there and start knocking on doors in the communities I farm again and start calling people when I have an open house in their area IN CONJUNCTION with the postcards and flyers. I have started rewriting my FSBO and expired listings letters.

I am going to work my butt off and watch my business flourish all the while giving nothing less than extraordinary service to my clients and this is only the beginning.

One of the most important things I am going to do......... I am going to listen more. Period. Very simple, but very effective. I vow to give my undivided attention to whomever I am speaking to and quite simply....listen.

I will shift and do whatever it takes to make it in this market because this is my passion!! I love helping people get into a home and seeing their eyes shine when they are handed those keys. This is what I was meant to do and I will fight with every breathe in my body to keep doing what I love.

If you are in Missouri and can no longer care for your pets because of foreclosure, loss of job, or any other reason. Please do not leave them in your empty house or turn them loose on the streets. Your animal/animals have done nothing to deserve such treatment. Please take them someplace they will be cared for. They deserve a chance to find a loving home.

I want to take this opportunity to wish everyone a wonderful New Year and to thank the AR community for the wonderful give and take that goes on here. I have learned so much from so many of you and had so many people reach out to me on a professional level and give me wonderful advice and tips that I feel as if it's almost impossible to express just how much I appreciate all of you. It seems as if I couldn't possibly thank you enough. I will certainly try though. I will continue to post things that will help the AR community and hopefully help other agents as I strive every day to be a better real estate agent, writer, blogger, and internet friend. :)

There are so many of you who I look to as mentors though you may not be aware of this fact. :) The wealth of information that is on here and that continues to be posted is nothing short of dynamic. Thank you so much to the AR higher ups who had this idea and brought it to fruition. I will be forever grateful because of the knowledge and relationships I have gained from Activerain.

This is by far one of my favorite areas to shop and walk around in Clayton, Missouri. I love the feel of the neighborhoods. The shops and cafes. The other day I went to Clayton Row and just had to get some pictures. There are so many great stores in that stretch off of Clayton Road. Need some new furniture? A fabulous new haircut? Would you like some gourmet food delivered to your home? It's also a great place to go and window shop and walk around. Here are just a few of the stores.

Clayton Row is located between Hanley Rd and Brentwood on Clayton Road. Stop by sometime and look around! :)

2) I have two children a daughter and son. My daughter is 35 and my son is 28.

3) I have a dog named Isabella and she is my shadow and I love her to death! She is part Cocker spaniel and part Dauschound. I never knew I would fall in love with a dog so easily. She is so human sometimes its hilarious. She sighs at least 50 times a day. :)

4) I buy antiques and then restore and sell them. I also paint furniture and sell it. I LOVE doing this.

5) Interior decorating is a great hobby of mine and I will sometimes do consulting.

6) I was born in San Francisco at the Presidio. My father was stationed there in the military.

7) I have 3 sisters and my mother had us all 14 months apart. My parents were very, very busy for 4 years! :)

Today I left the house for some last minute food items and when I got about 6 blocks from the house I realized one of my tires was almost completely flat. Awww.......on Christmas Eve. Really??!! :)

I got out of the car.......kicked the tire and had a very tiny temper tantrum. :)

I called my house and my daughter answered and I told her the situation and that I would be calling Triple A. After I called them A car pulled up next to me and a wonderful husband and wife gave me their can of fix-a-flat. So sweet and kind, but alas.....it didn't work. It's the thought that counts though! Triple A arrived 15 minutes after I called and put on my spare and then it was off to shop. The tow driver was very kind and sweet. Thank goodness for the wonderful people out there who helped me keep perspective. It wasn't really that big of a deal, but at first I almost made it one. Something I need to work on I suppose. Hope everyone is having a wonderful Christmas!!

Thank you to the tow driver and that couple for being kind to a stranger on Christmas Eve. Your kind words and smile changed my attitude and reminded me what to be thankful for. :)

How Accurate Are Zillow's Zestimates?

This is a great post on Zillow and how they get their Zestimates! For those homeowners who didn't know they have an accuracy chart.....check it out!! Gives you a better idea of how close they actually are in any given area.

Via Sara Bonert {Real Estate Internet Marketing} (Zillow):

I recently attended a trade show where the two most popular questions at the Zillow booth were 1) Where do you get your data and 2) How accurate are your Zestimates?

Data - We get data from a number of sources, but the most popular place is from county records. In some counties this is great, in others (especially in non-disclosure states) the data is very weak and we have to turn elsewhere. Of particular note to Agents- we also get data from listing feeds. Say the county said a home had 3 bedrooms, but when you post the listing on Zillow you say it has 4. We will override he county data with your information, as we figure you are the more reliable source, and the Zestimate could change based on this. Accuracy - We constantly monitor how accurate the Zestimates are by comparing them to closed transaction data on the day the property sells. By looking at the deltas that exist between the Zestimates and the sold prices, we can conclude our median err (or accuracy) rate. We then publish these figures across all counties. We are the only AVM (automated valuation model) to be publically transparent about our accuracy rates. On this chart you'll also see the percent of times that the Zestimate was with 5, 10 or 20% of the sales price.

This Accuracy Chart can be found at the bottom of all Zillow pages as a light gray link called Zestimate Values & Accuracy. Click on the link, then click on States/Counties and scroll to your area. So when we were asked this question, we simply went to the Accuracy Chart, looked up the accuracy rate, and gave a straight answer.

This accuracy rate can also effort the Value Range we have on many of the 80 million homes found on Zillow. If the accuracy is low, the value range spread may be much wider than if the accuracy were high. Having the value range on properties at all is a good indication to folks that the Zestimate isn't an appraisal, but rather a starting point and thus the need for a range.

Many Agents said this chart was very helpful because they work with clients who will say "but Zillow said..." about a home's particular price. Now they can come back and say "but Zillow also said that they have an err rate of XX% in our county" and have the numbers to prove this.

submissions to "Labor of Love" a juried exhibition of local artists.
Exhibition runs from February 13th, 2009 through March 6th, 2009.
S.A.M. is looking to represent a select group of artists in our

Exhibition Theme:
Every artist has at least one work that speaks to them more than any

Should I do anything to my house when I put it on the market as far as painting? We have very bright colors in our home. People don’t care about that do they? Thanks

Hi Marla. The answer is a resounding YES. You should paint your home in neutral colors inside. Remember you want the buyers to be able to envision their things inside your house and if they are over whelmed or distracted by your décor it can make a harder sell.

With todays large inventory consumers have a lot to choose from and every little advantage your home has will help you entice them to buy your home. Everything should be sparkling and clean and those new stainless steel appliances in your kitchen will make a huge impact, but if your colors are bold and distracting they might be thinking about how they would have to have the rooms painted before they could move in.

Most of the buyers I have talked to recently want a home move in ready which also includes a neutral palette on the walls. I have seen many gorgeous homes on our MLS that have been on the market FOREVER. The one theme that I see with every one of them is the very interesting color choices. You must make every effort to help the buyer see themselves in your home. If you are serious about selling your home paint is a very inexpensive and effective method. Thanks Marla!

Everyone was buying when they thought prices were going up, up, up and up. Escalating prices, when it was a sellers market. Thinking you might not be able to afford to buy later on? Don’t listen to the “negative” media. It’s A Great time to Buy a home! It doesn’t get any better than this. If, prices start going up you’ll know the market is starting to change.

No one will give you any notice of this…Buy when it’s a “Buyers Market”

and then some. Even if you sell in a buyers market you may not make as much as you feel you need, but, you can make it up on the buying side and save thousands. Think about it. You get so much more for your dollar now, in a Buyer’s Market…More square foot, condition, upgrades, and price.
