For the month of August 11th, there were 264 active listings in Fleming Island, Florida, with 47 being new listings and 32 homes in Fleming Island, that sold in August 2011. The absorption rate is 8.25 months, which is how many months it would take for the 264 homes to sell at the rate of 32 homes per month. Gotta love the summer time, vacations, beach outings, lots of outdoor play and people looking to buy a home and get settled before school starts. Decreased inventory and increased sold homes from May 2011, and the beginning of the year for that matter, give the real estate market in Clay County some positive news.

Can't complain when you see the months inventory shrink from last year and April 2011! I know what you're thinking, where did the average sale price go? I took it off, because the numbers added together are just way too deceiving than each individual price range. The higher price ranges just knock it out of whack.  The other questions is, when are these prices in Clay County going up? Good question! The answer is, it's hard … (0 comments)

Not many changes in April 2011 versus March 2011. A slight decrease in homes sold in April, than in March, but nothing to worry about. Again, I’ve combined the totals for April 2011 and April 2010, but the more accurate picture is looking at it in the various price ranges:

 I have to admit, I never thought of myself as a numbers kinda girl, but real estate stats just get my juices flowing. I know, weird. :) Let’s take a look at the total for all price ranges in Clay County March 2011 combined for the following:

Months Inventory:  7.52

I like to do the breakdown of different price points, instead of doing the total for all homes in that area. Take a look at the February 2011 SP/OLP for the price range of 800k and up. 57.38 is very low and would not show the true picture of what is going on in the 0-300k price range. Now at the same respect, 57.38 is not the norm in the 800k and up price … (0 comments)

 The total sold in January 2010 was 122 and of that 122 sold, 30.33% were either a foreclosure or short sale. In January 2011,  117 were sold, 59.83% were either a foreclosure or short sale, so we are seeing an increase in foreclosures and short sales by approximately 29%. … (0 comments)

The property:
This is a 3 bedroom 2 bath single family home located in Middleburg, Florida. The house was in good repair, except for some cosmetics items like old carpet and vinyl flooring.  The lien holder was American Home Mortgage Servicing Inc and the balance was $153,000.
Hardship:
The loan was an ARM and the sellers couldn't refinance due to being upside down. The sellers were having difficulty keeping up the payment. 
Short sale scenario:
