Foster Closet in Atlantic Beach Florida
Foster Closet is a free resource for Northeast Florida's foster parents and relative and non-relative placements to access clothing, children's accessories, toys and children's furniture to help take care of the foster children entrusted to them. They also help foster kids who age out of the system, by giving them furniture, clothes, appliances, from donations made to their organization.
I've seen Tammy (the founder) deliver furniture with other volunteers and help set up a young adult in her new apartment. She was all set with furniture, appliances, groceries and more.  The smile on this young … (0 comments)

Jacksonville Florida Short Sales FAQ:How Do I Hire The Best Short Sale Agent? - 06/09/12 08:09 AM
Jacksonville Florida Short Sales FAQ:How Do I Hire The Best Short Sale Agent?
This is very important. Not just any agent who lists homes, will be the best short sale agent. Here are some questions to ask:
How many short sales have you closed? You want an agent who has some short sale experience. Every agent had to start at their first short sale, but you don't want to be that first experiment.
How many have you not closed and what were their outcomes? Not every short sale will close. Some sellers may change their mind, do a deed in lieu, … (0 comments)

Jacksonville Florida Short Sales FAQ: Can My Brother Buy My House, then I rent It From Him? - 06/08/12 05:02 AM
Jacksonville Florida Short Sales FAQ: Can My Brother Buy My House, then I rent It From Him?
While this would seem ideal, be able to stay in your home, rent it from a family member or friend for for a few years, then buy it back for market value. The bank is not going to agree with you on this one. Most banks now require your short sale transaction to be an arms length transaction. Meaning, all parties are not family members, business associates, or share a business interest. That's actually a sentence taken from a Wells Fargo Arms length transaction … (2 comments)

Jacksonville Florida Short Sales FAQ: How Does The Bank Determine What Price They Will Take For My Home? - 06/07/12 01:15 PM
Jacksonville Florida Short Sales FAQ: How Does The Bank Determine What Price They Will Take For My Home?
You are thinking about doing a short sale, and wonder how your lender will determine what price they will take for your Jacksonville home. It has nothing to do with what you owe on your mortgage. That number has no affect on the short sale price. When an offer comes in on your house and your listing agent has submitted the short sale package to your lender, the lender will order an appraisal (from an appraiser) or a BPO (broker's price opinion) done … (0 comments)

Jacksonville Florida Short Sales FAQ: What are the Tax Ramifications of Doing A Short Sale?
This one gets alot of home sellers because not only do they have to deal with the ramifications of the short sale itself, but also tax issues. I should point out, that I am not a tax expert, so I won't give you tax advice, but will point you in the right direction. For, one, your CPA is a good person to talk to about the tax ramifications of doing a short sale on your Jacksonville home.

Jacksonville Florida Short Sales FAQ: How Long Does It Take The Bank to Foreclose on My Home? - 06/06/12 06:34 AM
Jacksonville Florida Short Sales FAQ: How Long Does It Take The Bank to Foreclose on My Home?
In Florida, we are a judicial state, meaning the lender has to obtain a court order to foreclose and the court supervises the foreclosure process.  The lender can not start the foreclosure process until you are 3 months behind, so you may get notices from your bank telling you they are starting the foreclosure process, when you're only 2 months behind. Just know, they are just trying to collect what is owed to them. They may be starting their process, but they still can't … (0 comments)

Jacksonville Florida Short Sales FAQ: How will my closing costs get paid if I'm doing a Short Sale? - 06/05/12 10:16 AM
Jacksonville Florida Short Sales FAQ: How will my closing costs get paid if I'm doing a Short Sale?
This is a great question that many sellers in Jacksonville ask me. Typically in a normal sale, the sale price of the home covers all the seller's closing costs. In a short sale, that is not the case, due to the sale price being less, than the mortgage balance. There are also situations where the seller has money to bring to closing to cover the deficiency and then it would not be a short sale and would close like a normal sale.

Jacksonville Florida Short Sales FAQ: I'm broke, will I have to bring money to closing? - 06/04/12 06:40 AM
Jacksonville Florida Short Sales FAQ: I'm broke, will I have to bring money to closing?
This is a common question I get all the time. This is something that is totally up to your lender and has to do with your hardship. Most lenders require to see some type of financial information from the home owner. Typically, they require a financial worksheet showing what you have coming in as far as income and what you have going out as far as bills. Usually required by your lender is 1 or 2 years tax returns, 2 or 3 months of bank statements … (2 comments)

Jacksonville Florida Farmers Market - 06/03/12 02:14 PM
Jacksonville Florida Farmers Market

Want to get some good food without breaking the bank? Plus, it makes a nice family outing to boot. I recently went to the Jacksonville Farmers Market and bought a bunch of veggies and some fruit. See the pic below:

I spent only $24 in the above picture, which will last us a good two weeks. We eat a bunch of veggies in my house. If I had bought all that at a grocery store, it would have cost me at least double. Probably more.

Jacksonville Florida Short Sales FAQ: How will a Short Sale Affect My Credit? - 06/03/12 06:40 AM
Jacksonville Florida Short Sales FAQ: How will a Short Sale Affect My Credit?
Most sellers want to know this questions, because eventually, they would like to own a home again. Some sellers, worry about their security clearance. In Jacksonville, we are a military town, so that question comes up alot. With short sales it seems there's no easy answer and when there is one, it changes.
So let's talk about the process of doing a short sale. Usually you have a hardship that is interfering with the ability to pay your mortgage, or you have to move for whatever reason. Some … (2 comments)

Dad's Auto Shop in Green Cove Springs Florida

I love the mom and pop places the best, and was lucky enough to be referred to Dad's Auto Shop. I got an oil change for a great price. While I was there, had a chance to chit chat with the owners, Mike and Jill Shalley. Good people!
Last week, I had to have some front end repairs done. Yeah me! :( I stopped to get an estimate from one shop, then went over to Dad's Auto Shop. Not only was the estimate less at Dad's, Mike also was very thorough on … (0 comments)

Jacksonville Florida Short Sales FAQ: Will the Bank Come After Me for the Difference? - 06/02/12 05:33 AM
Jacksonville Florida Short Sales FAQ: Will the Bank Come After Me for the Difference?
This is a huge concern for sellers, wanting to sell their Jacksonville Florida home. After going through the short sale process, and finally making it to closing, will I have to deal with this later down the road? The answer lies in the short sale approval letter. If you see the following(may not be the exact words):
The investor of your loan agrees not to pursue a deficiency judgment for any unpaid amounts on the loan after tender of the net sale proceeds in accordance with this … (2 comments)

Jacksonville Florida Short Sales FAQ: How long will a short sale take? - 06/01/12 06:39 AM
Jacksonville Florida Short Sales FAQ: How long will a short sale take?
This is a question that does not have just one sweet little answer. Well, actually it kinda of does, the answer is, it depends on your lender. It also depends on whether this is the 1st offer or 2nd offer. The first offer will usually take longer, since the BPO (broker's price opinion) has to be completed, and the financial picture of the seller is first revealed to the lender. If you have had another offer before, the BPO has been done, the financial information turned in and the … (0 comments)
