Boise Idaho is #2 on 'America's Top College Football Towns' list!

If you follow college football at all, you've most likely heard of the Boise State University Broncos and their infamous Blue Turf.

They are currently ranked #3 on the AP and Coaches polls, and have had some memorable moments winning the 2007 and 2010 Fiesta Bowl games!

The BSU Broncos are a fun team to watch, and it's very exciting to live in a community that supports it's team so well. If you are out and about on game day, you will see Blue and Orange EVERYWHERE! Many people are decked out in their team colors, cars and homes are adorned with BSU flags; it seems the whole Treasure Valley is cheering on the team.

As an alumni of BSU, it's great to see the national attention the team has been receiving. As a native Idahoan, I know that the we not only have a great team, but also a great community. That's why I was so excited to see Boise Idaho recognized as one of 'America's Top College Football Towns'. The article highlights some of the cultural activities to see while you are in Boise for a game. Another thing you'll notice on your trip to Boise is the amazing people who live here! This is evidenced by an email that was sent to Boise Mayor Bieter by an employee of the Library of Congress. His email praised the friendliness and respect of the Boise State fans during their visit for the Boise State/Virginia Tech game (which the Broncos won 33-30 btw!).

My name is James Lavelle. I am an employee in the sales shop at the Library of Congress and we had the pleasure of hosting a great number of Boise State fans in the last 10 days. I was so impressed by the courtesy and respect with which they treated us and the Library that I felt the need to contact you.

At first I wondered why I was seeing so much orange and blue, then I remembered the football game with Virginia Tech. Everyday leading up to the game brought more and more orange and blue and with each interaction I was more impressed. I cannot remember a more polite, friendly, funny, respectful and decent group of visitors than the Broncos of Boise State.

I wanted you to know how proud you should be of the people of Boise who traveled to Washington, D.C., to support their football team. We would be honored to host them anytime and I personally look forward to one day visiting Boise.

I realize that the Internet is FULL of 'Social Media Gurus' , so I just want to preface this post with the following disclaimer:

I am not a Social Media Guru, Expert, Ninja or (put in your catchy adjective of choice here)________.

I am however, a Realtor, Wife, Mother, and Social Media addict who mostly goofs off on Facebook, Linkedin, and Active Rain, and passes it off to my husband as work!

I do it because it's FuN! I have experienced a fair amount of success via my social media outlets, but I really would be on Facebook wheather it generated business or not.

That said, I would like to share a success story with you. This is not to brag, but to share an idea that could possibly bring you business and possibly free advertising. (Okay, maybe I'm bragging a little...)

On Facebook, in addition to adding the people I really know, I have also strategically added

People I went to High School with but never knew. (It was a graduating class of 600+)
Local media professionals including TV, Radio, and newspaper.
People who's names sounded familiar from college.
People that I don't know, but are located in the Greater Boise Idaho area and don't seem creepy.

About 3 months ago I got a call from a Facebook Friend that is a cameraman for a local news station. He was working with a reporter that needed a Realtor to interview about the end of the Home-Buyer Tax Credit. He asked if I would mind being interviewed. I said....."Well, I guess not....." (haha) : ) Seriously, I said, "I would love to be interviewed; where and when?".

The interview aired that day, and the next afternoon on the local NBC affiliate. I of course PIMPED the hades out of the coverage by posting a link on my wall and probably making a couple status updates about it. The next afternoon an old High School classmate (whom I didn't ever know) commented that he just saw it, and I did a good job. He also gave me his number and asked me to call. I called immediately, and he is now under contract on a custom home in Boise.

I've had many other text messages, calls, and emails from friends, clients, and colleagues about the interview, so I know it was the most visible media I have ever participated in.....and the best part.....it was

Once again, Forbes.com has recognized the Greater Boise, Idaho area as a great place to live and work!

The Boise-Nampa area came in at #6 on the Forbes list of "Top 10 Pay-Raise Citites" with a wage increase of 2.2%. Forbes.com cited "Idaho's quirky mix of agriculture, lumber, mining and high-tech manufacturing gives it a far different profile than most states. Unusual job skills for niche industries can remain in demand during recessions, since those jobs can't be filled by just anyone."

The article states "To track the rise and fall of wages across the U.S., the Brookings Institute, using data from Moody's Economy.com, calculated average wages, adjusted for inflation, for the 100 largest metropolitan areas in the U.S. Cities are ranked by the rate of change between the last three months of 2008 and first three months of 2009."

So, if you needed one more reason to decide that Boise, Nampa, or Meridian Idaho is a great place to own Real Estate, there it is!

The Idaho housing market has picked up recently~Great News, right? While it is good news, it's still not enough to help many people. You see.....the market has picked-up, but prices are still way down from 2005-2006 levels. There are still MANY homeowners that OWE more than their homes could sell for in today's market.

What is an Idaho Short Sale? In a nutshell, a Short Sale is where the Bank agrees to accept LESS than what is owed.

Who is eligible for an Idaho Short Sale? Anyone can ask their lienholder to approve a "short" payoff for their home. Whether or not your lienholder will approve the short sale will depend on your financial situation and your agent's ability to negotiate wth the banks. So how's the housing market in Boise Idaho?

How's business?

As a REALTOR in Boise Idaho, this is a question I've been getting a lot. Many people are hearing that the housing market has picked-up lately, and it's great that some good news is getting around!

So, what are the signs that our RE market is improving?

Decrease in Foreclosure Starts Some of the best news lately was reported in the Idaho Business Review. " After three months of constant record-breaking in foreclosure starts, April finally bucked the trend. April's 712 foreclosure starts made for a 10.4 percent decrease from March in Ada and Canyon counties, according to Charlie Nate, president of IdahoDataProviders.com. Nate said in a release. "This is definitely a good sign that we did not see another record in April, but the 712 filings are still the third highest month in history for the Treasure Valley."" We are not out of the woods with Foreclosures, but this is a step in the right direction.
Decrease in Absorption Rates An absorption rate is a measure of how many month's inventory of homes are on the market. Anything under 6 months is considered a seller's market, and anything over 6 months is considered a buyer's market. Being around 6 months inventory is considered to be a balanced market. The average absorption rate for the Boise area was 12.485 months in March. That number decreased to 11.292 months in April.
Idaho job market appears to have stabilized The Idaho Business Review says "Possibly showing an early sign of better economic times to come, Idaho's job market appeared to stabilize in April even as the national unemployment rate rose to a quarter-century high." This is a good sign for the housing market, because without jobs, people cannot buy homes.
Home Sales up Home sales in the greater Boise area were up 13.7% between March and April 2009.
Interest Rates remain low Another bright spot in the housing market is the historically LOW interest rates we are seeing! Rates for the last few months have been hovering around the 5% mark and even under!

Now obviously, you can see that we aren't headed right back into the investing frenzy of 2005 (thank heavens). There is however, at the very least, an end to the free fall of the market, and in many cases signs of positive growth.

If you've been waiting for the bottom of the Idaho housing market, you may have found it! It's a great time to buy a home in Boise. As more and more buyers enter the market, the more competition there will be for the terrific deals, and the less sellers will be motivated to reduce prices.

Tips for buying Idaho Foreclosures/Bank-owned/Short sales.

So you want to buy an Idaho Bank-owned (REO) or Short Sale property? Great! Bank-Owned and Short Sales are a great place to look when buying an income property or a personal residence.

Idaho Bank-Owned and Idaho Short Sales are slightly different than a typical transaction. Here are some tips so you can be prepared to jump at those great deals when you find them.

Get Pre-qualified! All bank-owned and short sale properties require a pre-qualification letter to be submitted WITH the offer. This pre-qualification letter needs state that the lender has verified your income, debt ratios, and credit rating. (Some owner/banks~ Countrywide, Wells Fargo~ require that you get pre-qualified with THEIR bank. You can get the loan from any lender you choose however.) So get into your lender today to get all the information to them they will need to pre-qualify you. What is an Idaho Short Sale?

A Short Sale is when you need to sell your property but you owe MORE on the property than what you could sell it for. You are asking the lien holder (Bank) to accept a lesser amount as payment in full.

Let's say you bought your home in 2006 and paid $300,000 for it. You mortgaged $285,000. Because of a legitimate hardship, you can no longer make your payments. You MUST sale or you will be foreclosed on. Your home can now only be sold for $250,000. After selling expenses, you would have approx. $230,000 left to pay the bank. So, you would either have to bring $55,000 to the closing table, ($285,000-$230,000=$55,000) OR, ask your lender if they will accept $55,000 less for the note. If the lender accepts, that is a short sale.

Why would a lender want to accept an Idaho Short Sale? Foreclosure is a time-consuming and expensive process for lenders. Many times, lenders recognize that if they accept the short sale, their company will actually loose LESS money than if they foreclose on the home. It is better for their bottom line.

Are all homes eligible for a Short Sale? No, there must be a legitimate hardship, or some reason that you cannot continue to make the payments on your home. Also, there are many different lenders, and each one has different criteria for which Short Sales they will accept.

Does the homeowner have to re-pay the "short" amount? Sometimes (but many times not) the lender will require a homowner to sign a note for all or some of the deficit amount. It is based on your ability to pay. Signing a note however, is a much better situation than having a Foreclosure on your credit history.

Do I have to be behind in my payments? Not always! Each lender is different, and each short sale is based on your financial situation. If you won't be able to continue making your payments, call to find out. Taking action sooner is always better!

The number of default filings in the greater Boise Idaho area has been at record levels the last few months. The Idaho Business Review recently reported that "Default filings totaled 575 in October in Ada and Canyon counties combined, IdahoDataProviders.com reported. The 22.6 percent increase from September's 460 filings marked the highest month-to-month gain ever recorded in the Treasure Valley, the company said, and compared to the previous single-month record of 483 in August of this year." Now, all of these properties will not end up being Bank Owned, but many of them will. This presents a huge opportunity for investors and home buyers alike to buy homes at great prices!

This is for all you D0-IT-YOURSELF Website agents out there.

If any of you are like me, all this SEO stuff is enough to give you a headache!

It is a real treat when you are able to find a tool that will help you make sense of it all.

So you can imagine my joy when I came across this webiste that will analyse your meta tage for you........FOR FREE!

Just click on the logo to go to their site that will allow you to ckeck your meta tags, descriptions, keyword density and MORE. (I found out that my descriptions were too long.)

This is a great site for beginners that are still trying to figure this all out.

::Warning:: This site is so fun to play with, you may end up spending a lot of time there!
