I work as a buyer's agent for an active REO agent in the Central Arizona region. My business partner Stephanie Woods often has over 40 listings at any time. So when I get sign calls the first challenge is to figure out what property the potential buyer is looking at. Here is an example of one such call:

Here in the Prescott Arizona REO market my bank connections have been saying for some time that a new wave of foreclosures is coming. The banks have been holding back a large number of homes that are currently in the foreclosure process. Now just two weeks into 2010 we are already seeing the floodgates open. I like to write about things I am learning in the hopes that I can share some knowledge with others and also to help refine my thoughts on the process. For the last year or so I have been working on helping Mountain Oak School in Prescott Arizona, where my 6 and 11 year old children go purchase their own property. Last week I was asked to help a buyer purchase a bank owned home in Talking Rock Ranch. This is a high end gated golf community about 20 miles north of Prescott. Because many of these golf course properties were purchased at the height of the market in 2005 an 2006 as second homes, they were particularly hard hit by the declining market.
