foreclosure: Hassayampa Mtn Club Home For Sale, 732 Seri Prescott AZ Video in HD - 04/05/12 10:28 AM
Hassayampa Mtn Club Home For Sale, 732 Seri Prescott AZ
I have been playing with video of my listings for months now, but recently decided to make the jump into high definition video. What I have found is that home buyers really appreciate being able to view high quality HD video of homes for sale. It saves them time and energy finding the best home. And since I already do 30 home previews each week, I simply pick the best deals to video with my GoPro HD2 camera.

This Hassayampa Mountain Club Prescott home is unusual in two ways: … (0 comments)

foreclosure: Everything Works and Nothing Doesn't - 12/31/11 01:58 PM
One of the first pieces of advise I received as a new agent in 2001 was "Everything Works and Nothing Doesn't".

Like many real estate agents I was looking for the holy grail of productivity. And like many other agents before me I tried everything: Open houses, flyers, website, Craigslist, bugging my friends and family etc. And like the advise I was given, it all worked... a little.

Fast foward 10 years and a few hundred transations. (more importantly is the advice I have received from highly successfull agents). If you wish to be a succeful real estate … (0 comments)

foreclosure: Prescott Arizona's Pick Of The Week - 06/04/11 03:55 PM
For my Prescott Arizona Pick of the Week, we have an amazing deal. 210 N Alarcon Street, Prescott AZ 86301

What makes this downtown Prescott Arizona Listing special reads like a laundry list:

1. Its right downtown just a short walk from the square and Whiskey Row.

2. Its Bank owned so the price is super low. (Main house is 1211 square feet and the duplex in back is another 1579 square feet) listed at $208,000!

3. Its in great shape. The front house has beautiful hardwood floors and in floor radiant hydronic heating (which costs plenty … (1 comments)

foreclosure: Retire In Prescott Arizona - 10/20/10 11:52 PM
Thinking about retiring in Prescott Arizona? My parents did the same thing 25 years ago. They searched the entire United States and parts of Canada only to pick beautiful Prescott AZ for their golden years.

Located at an elevation of 5300 feet in the mountains of central Arizona, the City of Prescott (population almost 43,000 in 2009) was the original territorial capital of the Arizona Territory. This old mining town and now popular active adult retirement community borders the Prescott National Forest to the south and west.
The towns of Prescott Valley (7 miles east) and Chino Valley (16 miles north), … (2 comments)

foreclosure: Bringing REO Buyers Up To Speed - 09/30/10 06:56 PM

A large percentage of my Prescott Arizona Real Estate Business is helping buyers find Prescott bank owned homes. I  find that one of my first tasks is to educate the buyers on the differences between buying retail and buying from a lender.  We have all heard stories about "my cousin who bought a $400,000 home for $75,000". It's human nature to want one of those deals so I understand when my new client tells me he wants to offer 50% of list price on an REO home.
The reality is that we need to help our clients understand how banks … (2 comments)

foreclosure: When is a Short Sale a Good Deal for a Buyer? - 07/22/10 02:50 PM
One of the things I find myself explaining frequently to buyers is "when are short sales a good idea for me?". First lets take a look at the Prescott AZ market breakdown:

Right now Bank owned or REO sales make up the lion's share at nearly half of all sales. Then retail sales come in at 42% with short sales making up only 8%. This is interesting because if you look at type of sales by listing, short sales make up between 25% to 30% of all the Yavapai County listings. So why the big discrepancy? The fact is … (0 comments)

foreclosure: Short Sales, Trustee Sales, and Foreclosure - 02/16/10 11:49 AM
For the past year I have been working with a client who's property is going through the foreclosure process. And for many people this process runs in a similar pattern. First upon realizing that they can no longer make the mortgage payments they seek a short sale. A short sale package is submitted to the lender(s) and then we wait and wait and wait. Finally after three months or so, a notice of trustee's sale is issued to the borrower. This is notification that the lender is going to try to collect the debt with a sale on the courthouse steps.

foreclosure: Buying Prescott AZ Bank Owned Homes - 02/01/10 09:23 PM
(edit/delete) How often has this happened to you?... After much market research, driving around and conversations with your agent (and often many others) you find the bank owned home you were looking for. Its only been on the market one day and you know its priced below the market and within your approved budget. Your agent calls the listing agent only to find out there aleady 3 offers and the bank is asking for "highest and best" to see who gets it.
This has been my experience way too often in the last few months so I found a creative way … (0 comments)

foreclosure: New Testimonial - 01/29/10 11:39 AM
Hi Dave!
Bill and I are starting to feel settled in and very at home in our new abode. I just wanted to take a minute to say that you made buying our first home so wonderfully easy! I was a little scared because we didn't know all the ins and outs, but you not only helped us learn as we went but never once made us feel like our questions were silly. I felt like we were your top priority! I will tell anybody interested to give you a call if they want a great experience. Thank you again Dave. … (1 comments)

foreclosure: REO Sign Calls - 01/17/10 09:36 AM
I work as a buyer's agent for an active REO agent in the Central Arizona region.  My business partner Stephanie Woods often  has over 40 listings at any time. So when I get sign calls the first challenge is to figure out what property the potential buyer is looking at. Here is an example of one such call:

Example, Caller: "Yeah I'm calling about your house. It’s a yellow house with a tree in front."
Buyers Agent (BA): What city is it in?"
Caller: It's got a birds nest above the front door."
BA: "Is that in … (6 comments)

foreclosure: Where are the REO's Headed? - 01/15/10 10:06 AM
Here in the Prescott Arizona REO market my bank connections have been saying for some time that a new wave of foreclosures is coming. The banks have been holding back a large number of homes that are currently in the foreclosure process. Now just two weeks into 2010 we are already seeing the floodgates open. My business partner Stephanie Woods was just assigned 7 new listings yesterday!. We expect the first quarter of 2010 to an amazing opportunity for buyers and agents alike
What does this mean to you? That depends of whether you are a buyer or a seller. For … (0 comments)

foreclosure: How to Win in REO Offers - 01/09/10 07:01 PM
Last week I was asked to help a buyer purchase a bank owned home in Talking Rock Ranch. This is a high end gated golf community about 20 miles north of Prescott. Because many of these golf course properties were purchased at the height of the market in 2005 an 2006 as second homes, they were particularly hard hit by the declining market. Now we have about 80% of the listings made up of REO homes. One home in particular had been priced far below the rest and made it amazingly afordable, (priced about 35% of its original sale price in … (5 comments)

foreclosure: Facebook Fanpage, Blog and Website Connections - 12/28/09 02:28 PM
So I have been reading about Facebook Fanpages here on Active Rain. I have to say it feels a little strange creating a fanpage for yourself even if it is for my business. The idea is that the typical people who find themselves on my Facebook page are friends, family memebers and others who very likely don't give a fig about my latest listings. So I created a separate Facebook page called, Dave Conners, My Prescott Realtor for people who do want  good information about the Prescott Foreclosure market.  This blog gets automatically exported to my Facebook page along with listings, … (6 comments)

foreclosure: The Learned vs. the Learners - What did you learn today? - 12/17/09 11:13 PM
As the use of the Internet in the U.S. grows past 80% the speed of change accelerates. In real estate the amount of new information available to us is amazing. Because of the incredible amount of new information available to us in our small town Prescott Arizona market we are seeing a widening knowledge gap between the Realtors who "already know it all" and what I like to call the "Learners".  The speed of new information is so great that an agent who goes even one year without making significant educational progress will miss a huge amount of technological progress in … (1 comments)
