reo: Forest Trails, Bank Owned Home, 2020 Shannon, Prescott AZ - 04/12/12 10:52 AM
Forest Trails, Bank Owned Home, 2020 Shannon, Prescott Arizona. Forest Trails Bank Owned Home, Inside Forest Trails is a gated subdivision called "The Ridge At Iron Springs" What excites me about this home is that the quality of the materials, fixtures and appliances used are not usually seen in homes at this price. I would expect a home of this quality to be valued at $150 per square foot. This home is listed at only $132 per square foot. If one were to visit many of the finest homes in Prescott as I have, one would quickly understand the value

reo: Hassayampa Mtn Club Home For Sale, 732 Seri Prescott AZ Video in HD - 04/05/12 10:28 AM
Hassayampa Mtn Club Home For Sale, 732 Seri Prescott AZ I have been playing with video of my listings for months now, but recently decided to make the jump into high definition video. What I have found is that home buyers really appreciate being able to view high quality HD video of homes for sale. It saves them time and energy finding the best home. And since I already do 30 home previews each week, I simply pick the best deals to video with my GoPro HD2 camera. This Hassayampa Mountain Club Prescott home is unusual in two ways:

reo: Everything Works and Nothing Doesn't - 12/31/11 01:58 PM
One of the first pieces of advise I received as a new agent in 2001 was "Everything Works and Nothing Doesn't". Like many real estate agents I was looking for the holy grail of productivity. And like many other agents before me I tried everything: Open houses, flyers, website, Craigslist, bugging my friends and family etc. And like the advise I was given, it all worked... a little. Fast foward 10 years and a few hundred transations. (more importantly is the advice I have received from highly successfull agents). If you wish to be a succeful real estate

reo: September 2010 Notice of Trustee's Sales for Yavapai County AZ - 10/25/10 01:30 PM
September 2010 Notice of Trustee's Sales for Yavapai County AZ This chart shows the ongoing Notice of Trustee's Sales from Jan 2006 through September 2010. After a peak in Yavapai County Arizona in June of 2009 we look to be heading for another peak of about 350 notice of Trustee's Sales per month. It is important to note that many of these future foreclosures may take 12 months or more, but it is plain to see that there is a huge volume of REO properties making its way to market. This will certainly impact the type of value of

reo: Real Estate Agent Referrals and What They Say About People Who Use Them - 10/17/10 05:54 PM
Real Estate Agent Referrals are the bread and butter of my business here in Prescott Arizona. After nearly a decade of business I have come to some interesting conclusions about referrals. 1. Clients who find me via referral are about twice as likely to close a transaction with me then clients who find me in other ways; sign calls, craigslist and other online property marketing etc. When a friend or family member says "hey you should really talk to Dave about helping you find the best deal on a bank owned home", there is a level of trust that

reo: Bringing REO Buyers Up To Speed - 09/30/10 06:56 PM
A large percentage of my Prescott Arizona Real Estate Business is helping buyers find Prescott bank owned homes. I find that one of my first tasks is to educate the buyers on the differences between buying retail and buying from a lender. We have all heard stories about "my cousin who bought a $400,000 home for $75,000". It's human nature to want one of those deals so I understand when my new client tells me he wants to offer 50% of list price on an REO home. The reality is that we need to help our clients understand how banks

reo: The Best Bluetooth Headset - 08/06/10 12:25 PM
As a busy Prescott AZ Realtor, I spend a huge number of hours on the phone. Several years ago I decided that to limit my exposure to the cell phone radiation I should get a bluetooth headset. After much research and trial and error I found Plantronics. My research showed me that Plantronics both had really good products and great customer support. Since then I have gone through 6 bluetooth headsets all made by Plantronics and that has brought me to a couple of conclusions. 1. The Voyager Pro exceeds my expectations. Plantronics makes great products, but the smallest models

reo: When is a Short Sale a Good Deal for a Buyer? - 07/22/10 02:50 PM
One of the things I find myself explaining frequently to buyers is "when are short sales a good idea for me?". First lets take a look at the Prescott AZ market breakdown: Right now Bank owned or REO sales make up the lion's share at nearly half of all sales. Then retail sales come in at 42% with short sales making up only 8%. This is interesting because if you look at type of sales by listing, short sales make up between 25% to 30% of all the Yavapai County listings. So why the big discrepancy? The fact is

reo: How to help out of area buyers - 07/01/10 01:41 PM
Because Prescott Arizona has always been a wonderful place to live, I get a considerable number of calls an emails from people who are considering moving here from all over the U.S. and Canada. It makes sense that as a Realtor I would be the right person to ask for information about a new area. So I have developed a system for helping out of town home buyers learn about Prescott and the surrounding areas. First I ask plenty of questions about motivation. Its important for me to understand what they buyer is trying to accomplish so I can best help

reo: Short Sales, Trustee Sales, and Foreclosure - 02/16/10 11:49 AM
For the past year I have been working with a client who's property is going through the foreclosure process. And for many people this process runs in a similar pattern. First upon realizing that they can no longer make the mortgage payments they seek a short sale. A short sale package is submitted to the lender(s) and then we wait and wait and wait. Finally after three months or so, a notice of trustee's sale is issued to the borrower. This is notification that the lender is going to try to collect the debt with a sale on the courthouse steps.

reo: Buying Prescott AZ Bank Owned Homes - 02/01/10 09:23 PM
(edit/delete) How often has this happened to you?... After much market research, driving around and conversations with your agent (and often many others) you find the bank owned home you were looking for. Its only been on the market one day and you know its priced below the market and within your approved budget. Your agent calls the listing agent only to find out there aleady 3 offers and the bank is asking for "highest and best" to see who gets it. This has been my experience way too often in the last few months so I found a creative way

reo: REO Sign Calls - 01/17/10 09:36 AM
I work as a buyer's agent for an active REO agent in the Central Arizona region. My business partner Stephanie Woods often has over 40 listings at any time. So when I get sign calls the first challenge is to figure out what property the potential buyer is looking at. Here is an example of one such call: Example, Caller: "Yeah I'm calling about your house. It’s a yellow house with a tree in front." Buyers Agent (BA): What city is it in?" Caller: It's got a birds nest above the front door." BA: "Is that in
