Well I have gone and done it now. Here is a walk through of the Paris911.com search site - with Foreclosure searches as well - I have just posted this at our http://blog.paris911.com and http://foreclosures.paris911.com sites.
Working in this Constrictive Market with a slew of buyers - More buyers than anyone deserves :-) has brought something on our team that was not expected.
With the Huge Demand for Foreclosure, Regular human, any and all - Listings - we have found ourselves thinking about starting a First Time - or anytime buyer's support group.
Here are how the numbers weigh in when it comes to Santa Clarita Valley California:
New Listings topple the chart at 24 in the last 24 hours.
Out of those we have 5 that are Real Estate Owned Foreclosures and 7 that are Short Sales, both property types can be seen on our Directed Real Estate in Santa Clarita News and Information Platforms.
So you want to be different in comparison to the Real Estate Masses in the world. If you did not - you would not be on Active Rain.
May I throw a couple of items that I find to be very powerful and Cutting Edge. The learning curve is subtle and one is as easy as sending an email...

The First - Eyejot.com - This Video Email resource is free and you can brand it with your Skype, Twitter, Linkedin, and Facebook icons with direct links to your pages. You can also import your contacts and seperate them by groups etc to send a personal market update, or respond to new clients or internet contacts. Here is my Eyejot Page.
The Second - Screentoaster.com - If you are a You Tuber or Video Blogger, or even if you are uncomfortable sending youself on video. How about having your website as a presentation within Screen Toaster?
And if you are not camera shy - you can also have your pretty face live while you record somewhere of your choosing on the screen!
Wrap your Active Rain minds around these two fantastic resources and you will see the Clients giving very positive comments about that "Real Estate" thing that you do...
I would say that it could be the difference betweenBook Smarts and
Street Smarts. Which is more better :-)
There is a definate place for those of us that have worked in the Real Estate Trenches. I think that sets our Real Estate Team apart from some of the Regular Crowd. I am a big advocate of Education and we are also sending out Team Members to the CDPE class to obtain their certifications. But, Paris and I know the ins and outs of a successful Short Sale Negotiation.
We know how to motivate the Short Sale entity at the banks and have a track record to prove it. We have turned a non-approval to "approved" status on more than once occasion.
We also have been instrumental at getting second's and third's on board when it comes to a "less than owed" settlement.
But, continuing education is very important and should not be neglected. If you have not signed up for the Short Sale Certification Class - you could do a huge amount of learning about Distressed Properties by getting into this two day presentation.
Whew, that picture is an understatement - Where do you go for good Short Sale advice? - Heck, forget good - how about "Factual". I think when considering a Short Sale - you need all of the information. I hate surprises and I don't want to be holding the "goods" when the cops break down the door. With a Short Sale you need all of the "possibilities" to be presented so you can take those home and digest them.
We have several options when it comes to short sale assistance in the Santa Clarita Valley and Surrounding Communities.
While Paris and I don't live on the Fringe of Real Estate - We are knee deep in it - we want to be the "transparent agents".
But I have. It looks like the Buyers of Santa Clarita Real estate and in the other Southern California Communities we serve as Realtors will have some more breathing room. We have educated our clients and explained not to get too worked up over time frames and dead lines. When we are in a declining market - the 8K tax credit, might not amount to anything compared to holding off until later to purchase a home.
Yes, I know, that is not the best way to get someone into escrow - but it is the best way to keep clients and earn others. So, we pitch as it is, no curve balls, spit balls, sliders, or anything of the like. I like the good old fast ball, but we give our clients the tools, education and the right amount of our professional experience to hit a home run each and every time.
Our Media pages for our Sellers and Buyers cannot be compared with anything else in the world at this time. But as soon as others jump on the bank wagon - I will be quite far ahead, God Willing...
With the last few weeks of inventory declining and the new listings on the market for sale in the Santa Clarita Valley - we continue to see multiple offers within hours on each asset placed on the market for sale.
Whether it is a bank owned, real estate owned foreclosure, short sale or human listing - there have been a definite lack of this type of inventory, creating a true "frenzy" in the local real estate market.
They said you could not post from the iPhone via ActiveRain. You can you just have to do it via the HTML selection in order to get the characters to appear. Even if you are not an HTML expert. The system recognizes it and does the conversion. However functionality is a bit affected. Bolding, pictures and hyperlinks are not options. But if you are using a phone as your sole means of blogging you might want to rethink your position. But, it does work for Santa Clarita Real Estate and I am happy it does. Another Loaded question - Do First Time Buyer incentive programs exist for the 1st time buyer in today's market? I know from a lending end - that certain fee's can be re worked so that the first time buyer does not get hit as hard with certain "junk".
But, we are talking about very small amounts indeed - in fact, so small that you start getting into a customer service issue. It is like the "on line" lenders - How can you go into their office and speak with the person that ran you through the ringer and did not give you what they had promised????
My Dad used to say, "I am not rich enough to buy cheap things..." - I am sure he also was thinking of Service Oriented Industries and how much his time was worth.
Where are the Foreclosures and where can you find them. Are there any secret lists out in the world that Agents are charging for?
Maybe - but those lists are bogus - all of the banks that have the foreclosure assets and bank owned properties mandate that they get placed into the Local Board of Realtors Database, so that they can get thousands of Hungry Agents writing on them. There is no secret list or place where these properties are getting hidden and where you can pay a special fee to have access. You want to find an agent that does not hold you hostage in order to give you these listings.
