When they call and I explain these things and ask them to come into my office to meet - So I can explain how we work, ask them what they are looking for, and establish a two way rep-or - and sometimes they REFUSE, stating that we just want to purchase this house we are sitting in front of and have a suit case of money, I say sorry 'I am not the agent for you'.

But I follow it up that I not going to place you(the caller) nor me in harms way -

Don't you think that Real Estate Agents are worth the exclusivity? (maybe that is not the word I am looking for - but I work pretty hard in this business to keep up with training and the market - with the best way to represent my client and advertise their listings. - I might not have a Masters in Business from the University of California - But I have some interesting Life Experience and work background.

Is that enough to put me on the same level as someone that has the "sheepskin on the wall?"

I don't interview the clerk at McDonalds, but I am ordering off of the dollar menu... I am spending hundreds of thousands of Dollars on a home - I want to make sure that I hired someone worth his or her salt.

Today and Tomorrow I will be with my Brethren and Sisteretheren(not sure if there is such a thing, but you get the idea..)

It is always like being back home, the jokes, the laughs, the hugs(not so many I guess). But there is one thing that is really different from Full Time Real Estate Service... - I know each and every person I will see today and tomorrow would give their life for another without thought.

Maybe that is why I chose that profession so long ago... Sacrifice - It will be funzies as usual. I will be teaching the tactical and firearms portion of the LAPD Motorcycle School with some really talented EOD/TCS Motor Instructors.

The new Foreclosure and Bank Owned news today on the Real Estate wire.

If you have been watching with anticipation the "rumored" release of REO's and Foreclosures, apparently you don't have to wait any longer.

Fannie Mae and Freddie Mac - the two GSE's - Government Sponsored Entities, have finished with their hold on the Foreclosure and REO inventory. The loans have been reworked or in process staging them for Loan Modification. But if that does not work out - they will be returned to Active Foreclosure Inventory and placed back onto the Market for sale.

However, remember this - that is not dealing with the Negative Amortization products or the Adjustable Rate Mortgages - those are Future Issues!

Citi Bank and Other large banks followed suit and explained that they have started once again with Business as usual with regard to the Foreclosures and REO inventory.

What does that mean? - we are going see the inventory start to increase once again - and for Southern California, that will be a blessing. Inventory out here has been anything but desirable. This agent is surprised that there has not been more acts of aggression when the multitude of buyers have had their offers rejected.

Strange days are upon us - but to bring this news tidbit full circle - if you do not have quality Real Estate Representation - you might want to re-think your position and find someone that is in your corner, and your corner alone.

If you are a hunter of the Listing Agents only - then you should consider this. Where is the Contract in that Relationship. While you are inquiring, the Listing Agent is under contract with the Seller. But not under contract with you. Can you say "Where is the Loyalty of the Listing Agent?" (Seller me thinks).

The banks with which we work are not too keen on us representing the buyer as well. But maybe that is just the banks we are working with. But I am up front with this in what I write and when folks call that are the hunters of the Listing Agents exclusively.

Others will have different spins on what I just spoke about - That is GREAT, you cannot go too far in life and especially in Real Estate without getting a bit dirty.

Depending on when you purchased your home and how much money you put down, you may be eligible for having your Property Taxes lessened.

After contacting the County and getting the proper paperwork, they are also going to want you to attach comparable sold properties within a certain time frame. They will look at the amount that you are currently assessed and if there is a difference in property values - they will lower your property taxes.

There are some major players where you can find the information in which you seek - but the best place is within the MLS - if you are not a Realtor, then you probably don't have access.

I have heard others speak and write about what Jeff Turner has done for them. When he and I met, he was no where as near as popular as he is now. After our original meeting - I knew when he had left my office that his Personality and Ora was beyond some of the most influential people that I have ever encountered.

I love to see his name all over God's Green Earth with Reference to the things he does best - Motivate People and speak on Networking.

It was about 14 months when he and I first met.

ASUS 1000HE Update - Getting the Tail Out from behind your DESK and out of the Office!

I am about to break 100K points on active rain and as some of my bestest friends say, the points are not important - it is the content that you should seek.

I love content - in fact some of my post were just plain crappy. But they were 100% me. I have tried to show how RE>MAX of Valencia and The Paris911 Team are Different. I have also tried to show how I can help with Motivation and keeping other Realtors in the game. I try to refer as many people as I can. I have even twittered it. Sadly, or not, the majority of my points come from writing, I was featured 4 times and have commented, probably not as much as I should have.

I posted recently about the ASUS 1000HE - I am very happy with this product. This netbook has replaced my laptop with regard to blogging about Real Estate for me here on Active Rain and on our other Blog Platforms by Kinetic Knowledge.

The one thing that I was missing was a mouse - So I went with the Kensington Slim Blade Ball Mouse. It was a good choice. Despite the reviews saying the ball gumms up after about 6 months and the mouse needs to be replaced. I am ok with that - who in the heck knows where I am going to be 6 months from now.

I can now use my 8gb smart card for storing photos and the jpeg images that I utilize when blogging. I can blog in the car. But this is a reminder to me to get my tail out of the office to meet real people and offer them our Real Estate Services.

So, ASUS, here is to you for being a constant reminder to be more mobile and to get out into the world, and not so tied behind our desks as we become as Real Estate Agents.

Voice Mail - Do you love it or hate it? I have actually started to love mine.

I have the Apple iPhone via ATT. All of our phone numbers are routed via this device. Just recently I have discovered You Mail. It is a fantastic web based voice mail system that will actually do several things. - Whoops I almost forgot - it is FREE!!!!

The caller can leave a message
The system will text and or e-mail you, or both.
You have have the message electronically transcribed and then e-mailed or sms'd to you (for a fee)
You can "ditch" the blocked caller.
Record a Personal Greeting
Utilize one of the pre recorded funny greetings (maybe not so professional, but funny)
You can also review messages on the road by calling the you mail phone number.

When a call comes in and the caller wants to speak with anyone on our team - I can forward the e-mail to that person. I can also call back via text and sms. I have the soft phone SKYPE on my computers and with Firefoxclick able the phone numbers become - you can just click the numbers that are embedded on any web screen and SKYPE will start dialing. Skype me at 888-SKYPE80 (you dial it like a regular phone number)

Short Sale Credo and the Santa Clarita Real Estate Venue

We do have a team of negotiators that work the Short Sale End of our Business: - our buyers agents, assistant and both Paris and I make the phone calls matching the personality of the team member with the one of the Loss Mitigation Person.

Some loss mitigators just don't mesh with our Buyers Agents, or assistant - You can throw both Paris and I into the mix. But when we find the right chemistry - then the magic happens. No, we are not running a dating service :-) (Short Sale Dating.com????)

I have found out that it is more of a "personality game" with the Short Sale approval. If you hit it off right off of the bat - then your negotiation time is cut very short and you might receive an approval in short order. But in order to do this it is necessary for us to leave any shadow of Ego at the door.

Truthfully - it is getting the best for our Client... So if I have to eat crow, cry, beg, or send flowers, and it gets the short sale approved, then each member of the RE/MAX of Santa Clarita - Paris911 Team has been instructed to do so!

I can wait forever, unless someone is hurting my family. If the other person is about to strike then I cannot stand idly around and watch the outcome. Call it knee jerk - but when it comes to those close to me, I cannot resist the impulses that arise our of sheer Adrenaline.

It has said that some of our clients were glad that we were on their side during the real estate transaction. They were thankful we were their representatives and not on the other side of the table.

We have heard this many more times than I can remember. But I think I know what they are talking about. Honesty and Integrity play a HUGE role in Real Estate - IN fact there should be nothing standing in your agents way with regard to being ethical. But they should also put up a fight to represent your rights with regard to your real estate dealing.

If contingencies need to be removed - it should be done. If the other agent is delaying the process - then it is up to your agent to "GET SOME". To make it happen and if need be - get someone on the phone. Broker, attorney, real estate partner, anyone.

We had an incident at one of the local pools where I had a relative teaching my kids how to swim. The lifeguard called security and said that was not allowed. They supposed that I was paying for the lessons at a Home Owner controlled pool. When we arrived the security guards had kicked out my mother in law, children and nephew. Upon our arrival there were a lot of upset people.

The security officer told me that this is the way it is and nothing is going to be done further. I explained that he had done enough. But I expect an apology for the pulling of the firearm against my mother in law in front of my kids. "I know what you are thinking - my mother in law was refusing to leave and is over 70 years old. I think the displaying of the security guards weapon was totally unnecessary. But happened it did.

I wanted to speak with the security guards supervisor. He again told me that he was it. I said, who do you call when the crap hits the fan. Who would you have called if you would have shot my mother in law??? Who do you wake up in the middle of the night when there is a problem that you cannot handle.

About 20 minutes later, a man in a suit showed up and my mother in law received the apology that was warranted.

Shark - Maybe that is what you need. I think I would rather hire a "shark" than a "sheep".

Encino Foreclosure just completed the BPO

Check out this Encino Foreclosure Post I just completed. I was up at zero dark thirty this AM - Which I am still used to the Cop Hours that I put in for the past 17 years. So getting up early and going to bed late - is something that I am accustomed to.

This home is over 2000 square feet with 4 bedrooms, 2 bathrooms and a large pool, all sitting atop of a over 10K square foot lot. This happens to be located on a corner lot in a very nice area of Encino California.

VA Loans and the Foreclosure Market

So you have been there - having a VA buyer. When that Veteran, the one that put his life on the line to keep the GREAT United States of America Safe from Harm, wants to purchase a home you or I are called.

So we pick up the phone and the Veteran explains that he would like to purchase the "American Dream" - Heck, this veteran kept that Dream Alive by their service to this Country...

A lender is contacted and the approval is written.

Then We go Hunting for the right property so he can settle and own a piece of this Country he was so diligent in the protection of.

Every offer is rejected. "VA" the other Realtors Say, "VA - there is no way the bank will accept that offer. Their Appraisers are tough and their Minimum passable criteria holds the home must be in almost perfect condition."

Some of the homes that we look about just need a spot of carpet, paint or a couple of windows fixed - but there are conventional offers, even FHA offers that beat the VA Buyer Out.

I have been thinking about this and it does not make any sense. The Veterans loan should be held in the highest regard I would think. No matter what the conditions, appraisal etc. The Owners - Banks, Investors, and Human - Should want to work with the Veteran above and beyond anything else that comes across the table - YES EVEN CASH!

If the price offered is competitive - then there needs to be a mechanism that will make the VA loan more attractive to the owners of these properties - and not scare them away with the Conditions and appraisals...

Any Ideas????

Keyboards of Choice for the Typist

Back in the day when I attended High School, I was known to play a little football. For us Football players, Typing was a good choice because the teacher was dating the High School Football Coach.

So we did unusually well when enrolling and taking her class. Little did I know that I was actually going to learn to type. I also attended both my Junior and Senior years in her class.

The typing has helped emminsely and I have to say that my 15 year old can now beat my 70wpm and he is self taught. Incredible.

As you may know, I just putchased a ASUS 1000HE from Amazon.com. There were issues with the keyboard the older models had. This new model has a "chicklet" style keyboard. I have also heard it refered to as the "island" style, where each key is surrounded by either plastic or some other material. But the keys are raised above the keyboard surface as little islands with equal spaces on either side.

So I am learned once again - MAC's have the chicklet style keyboard and I am pretty fast on those as well. I however, have a Di-Novo Edge keyboard from Logitech and am very happy with it, but I am thinking of scoring a mac keyboard, they work with PC's and are pretty cheap and USB 2.0 powered.

I love the Di-Novo Edge - but it is rechargable and I concern myself that if it fails I won't have a back up.

Just pouring my mind out on paper.. Anyone have any input...

BTW, the typing instruction was easy on the eyes as well :-)

Well, I have broken down and decided on the ASUS 1000HE Net-book.

I have done my research and have read more than I can remember. But both Amazon.com and some of the other computer network sites are reporting favorable reviews. I also asked for the 1gb memory upgrade.

It boasts 9.5 hours of battery life - I am wondering how much trouble writing on Real Estate I will get into with this new device.

I know, because I work in the profession, that texting while driving is against the California Vehicle Code, but I am wondering if.... (I'm kidding)

I will keep you posted and I hope that I will have the time to comment more on some of the fantastic Active Rain posts I read by some of you very Talented Realtors, Lenders, vendors, and ActiveRain programmers.

So it would appear that Paris911 with REMAX of Valencia might become more
prevalent on the Web???
