asset managers: Real Estate Esprit De Corps - 04/06/09 10:37 AM
Last week I spoke with a man that identified himself as a Broker. A Broker that represents clients that make all cash offers on properties that fit an established criteria. Being that we have REO and Bank Owned accounts, you cannot believe some of the phone calls we receive. A majority of the time the callers state things like: You can make a double commission and we will cut out your agent I want to buy you a gift I can make it worth your while The Bank will never know that you are giving me their bottom line It goes

asset managers: REO agents Play Nice... - 04/01/09 03:20 PM
We all have to remember that this market, bank owned foreclosure's and Distressed properties, will not be here forever. It was before and will be again, but to stay this way, it is impossible. I would say that we need to remember that we do help each other. On the long tail, we all interact, sell each other's listings and owe it to each other to be upfront and honest. Nice thought - but of course when you have human beings involved, we fall short of this test. I would say this to other REO agents that have some of the

asset managers: Attention Asset Managers and Asset Management Companies - 03/29/09 11:55 PM
We are the Real Deal. I asy that because I routinely see others masquerading themselves around as if they have an REO account in order to procure this end of the business. Admirable, but if you are not - just be honest and you will win more flies with that product than with the "fruit of the poison tree". I have just posted a entry at our REOengine blog platform that has to do with how we operate with the Asset Managers and Asset Management companies. We continue on the stream of education about BPO, Property Preservation and have curtailed our exposure

asset managers: Awesome Resource - Eyejot is completely wonderful... - 12/13/08 03:02 PM
If you are looking for something that is different that might just push you over the edge with your prospective clients, then you might have to stop looking and check this out. Another resource that was pitched to me by Jeff Turner - although not verbally this time - but as i was updating my payment for the Real Estate Shows Resource - this is amazing and I have already done some damage with it. Have a look and let me know what you think - I signed up for the Free one - but went all the way after I

asset managers: Simi Valley Foreclosures - In the preliminary stages - Pre Listing. - 11/17/08 02:47 PM
Received another asset, a two bedroom and one bathroom Condo, lower level that has an elevated dining area attached to the kitchen. The two over sized bedrooms and one full bathroom. The living area has a fireplace and connects with a small fenced yard that also has commonality with one of the bedrooms via a two panel sliding glass door. There was no need for an eviction, the owners have moved on I am in the process of completing the Broker Price opinion and having the property cleaned out. Keep an watchful eye and I will have the listing price sooner

asset managers: Asset Managers and Banks Look No Further - REO handling for the Los Angeles Area - 10/29/08 08:13 AM
We have needed to adjust with this market as we have done in the past 10 years since our start. We also have been blessed to have coupled with some of the largest banks in the handling of their Assets, Marketing and Closing have become second nature to The Paris911 Team. Recently I have been asked to put together a resume that outlines our capabilities and would be able to be reviewed by some Corporate Level People and Investment Firms that are looking to sell their newly acquired "Block" purchases in and around the Los Angeles and Ventura County areas. So

asset managers: How to get your Offer Accepted on a Foreclosure or REO property. - 09/24/08 06:34 PM
This post is not everything you wanted to know, but let me tell you after being with the bank for some time now - There are some do's and don'ts that you might want to think about and also educate your clients in regards to. I posted an Utterz that has the meat of the story. So please check it out by clicking on the banner at the bottom of this Active Rain Post. We have been here before this REO market and will remain after (God willing - a bit of my Humble Pie Eating showing). We are not so "traditional"

asset managers: San Fernando Real Estate Home Value Requests finished City names followed by 911.com - 09/15/08 04:58 PM
I have finally finished this resource that is powered by those nice folks at Top Producer Systems. Danny Valdez also put this together after I had the idea. So together, we make quite a team that gives our Sellers, whether Banks and their Asset Managers, or our past clients, their referrals, or the new ones that contact us on a daily basis. We are not about having to do it now - We are about taking the time and seeing if it is the best time for you or if you should wait. So HI Pressure has no place with Paris911

asset managers: Asset Managers, we know what you want to give you the best protection with your ASSets! - 09/14/08 12:44 PM
Verification of occupancies within the Four Boards of Realtors that we operate within. All of this is done within 24 hours and most of the time within 12 hours of the time we have received the order. We have been working with various Asset Managers for quite some time now. We have had to adjust to this market as have some of the rest of you. We still are helping the Non-bank sellers and assisting our buyers find what they want. And we do this as a priority as this REO market will not be around forever. But we have a

asset managers: REO pre-marketing - Asset Managers and Others involved in Foreclosures - 06/26/08 06:38 AM
If you are going to take on the task to start and represent the Banks, they are going to want to see some solid teams that you can prove you have and represent. In speaking of teams you are going to need people on your team to do the following: contractors lock smiths cleaners landscapers trash haulers pest control lenders to do pre approvals Some of the others in the industry have never been this busy - REO's will continue throughout the rest of the Year in numbers but those that the BPO's are approved and are priced right are moving
