Probably not much different than the rest of the country. We are seeing a lot of buyers, in this current market, backing out of real estate transactions. Some of this trauma can be directed to stricter lending requirements. Others are speaking about the current state of the Real estate market and not wanting to jump in until it settles a bit.
Either way, we are watching as sellers are reducing their prices and buyers are reading more intel on the real estate market. AS Paris always says to our new buyers, 'you are not buying a pair of shoes...'

There are single family residences, Condo's and Town-homes. Stevenson Ranch also has Foreclosures, Regular Sales and other types of sales, including the Short Sales.
But that is not all. Stevenson Ranch is it's own city, contracting with the Los Angeles Sheriff's Department for their public safety. The Los Angeles County Fire Department for their Fire and EMS services. There are some of the best schools as well.

Saugus California, not to be confused with Saugus Massachusetts - is located within the Santa Clarita Valley.
The Santa Clarita Valley is located just north of Los Angeles. We are about 13 minutes of driving time from the Santa Clarita Valley to Foothill Division. I did the drive many times during my LAPD time.
Now I am about 8 minutes from Davis Training Facility where I am a Firearms instructor with the PD as a reserve officer.

If you have been wondering if there was somewhere you could look to see what properties are for sale with a map interface - look no further.
The nice thing about this map - is that you can modify the display. You can change around the bedrooms and bathroom counts and adjust the price ranges.
But at first glance - you will see every single property for sale in Acton California.

From the most recent foreclosure inventory, I am judging that we are in store for more Foreclosures to be released in the Southern California Real Estate Market.
This is a two fold test, who are the agents and what are their foreclosure listings track records? Title searches reveal what banks are doing the releasing.
There is a third step that involves either elevator rides, speaking with the agents due to a personal bond, and even the coffee machine.
