Where are we now. With 17 new listings on the market for sale in the Santa Clarita Valley, three of which were REO's and 7 were in short sale configuration.
The rest of those homes that were listed were Regular Sales. Which is difficult in this depressed Real Estate Market. But a good indication that homeowners have been in their homes for quite some time or put a huge amount of money as a down payment.
Active listings in the Santa Clarita Valley totaled 635. This includes the cities of Acton, Agua Dulce, Castaic, Canyon Country, Newhall, Saugus, Stevenson Ranch and … (0 comments)

We do have a team of negotiators that work the Short Sale End of our Business: - our buyers agents, assistant and both Paris and I make the phone calls matching the personality of the team member with the one of the Loss Mitigation Person.
Some loss mitigators just don't mesh with our Buyers Agents, or assistant - You can throw both Paris and I into the mix. But when we find the right chemistry - then the magic happens. No, we are not running a dating service :-) (Short Sale Dating.com????)

Santa Clarita Valley Foreclosures - We were at 117 Total Foreclosure Listings amongst Valencia, Stevenson Ranch, Saugus, Canyon Country, Newhall, Acton, Agua Dulce, and Castaic. That was in the end of February of this year 2009. Where are we now???
Due to the Fannie Mae and Freddie Mac hold on the release of foreclosures and the other banks following suit - we have reached an impasse. There have been a ton of the sub prime fallout that have come and gone for those buyers that have been waiting until now to pull the trigger.

We just received the Listing Contract from one of the Banks in which we handle their Real Estate Owned Assets. All the work has been done and now is the time to find that "conforming" buyer that is interested in a Great Real Estate Deal. This one might suit an investor as well. The numbers are very close to being in the black in reference to what you might make when the home is rented versus the payment.
