santa clarita: How do you search for Active Santa Clarita Listings that are actually on the market - 03/08/12 02:08 PM
It is interesting when we get calls from frustrated buyers in the world that are having a heck of a time finding available properties that can actually be purchased. They are running into issues with Short Sales and the agent's not updating the systems. I say, that may never change, but you can use systems that have actual IDX feeds, which don't not have only properties uploaded by agents.

Here is the run down - the cities that compose the Santa Clarita Valley are Castaic, Canyon Country, Newhall, Saugus, Stevenson Ranch and Valencia. There are also properties that have been included, recently, as part of the city of Santa Clarita. It used to be the case that all properties were funneled into one of the six cities - but today, there are a couple of handfulls of active listings in what is now considered "Santa Clarita." Below, on this map, you will see the Santa Clarita properties with the largest price reductions in the most compressed amount of time.

That would appear to be about 4 levels deep. It all starts with the name of a tract - Stoney Point. Then I address the area - Bridgeport. After that, I hit the city - Valencia CA (not to be confused with spain...) I then move to the over-all area - Santa Clarita Valley, which consists of 6 cities - Castaic, Canyon Country, Newhall, Saugus, Stevenson Ranch and Valencia. We observed that more properties went under contract in January 2011 versus December 2010. Every year is the same with relation to High amounts of Closings in December - Gotta get those numbers :-) Then we have January, where those that were resting from home viewing start to get the "itch" again and start looking for homes. Santa Clarita Valley is not without it's Share of Distressed properties. With B of A halting and starting again - it is a wonder we don't all need take prescription medication.
