Like a sledge hammer. This data is updated weekly and reports via Geographic Scope - Trending Rolling Averages, Micro Market Analysis, Statistics and Market Measures and Descriptive Stats. What does all of that mean? Dunno, :-) - but this resource is very accurate. I have compiled the data by hand from the local board of Realtors - This data is more accurate due to us not being able to see if something is listed and sells from outside of our Local Board sometimes. In the AM, Bright and Early, I am reviewing my very own RSS feed subscription to see what new listings have come onto the market for sale in the cities that compose the Santa Clarita Valley. There are single family residences, Condo's and Town-homes. Stevenson Ranch also has Foreclosures, Regular Sales and other types of sales, including the Short Sales. But that is not all. Stevenson Ranch is it's own city, contracting with the Los Angeles Sheriff's Department for their public safety. The Los Angeles County Fire Department for their Fire and EMS services. I pulled a two year history for all residences in the Santa Clarita Valley. I also did not limit the number crunching to any specific price range, bedrooms, bathrooms, or housing type. Any Real Estate Search is only as good as the data that is entered by the "expert". Bad in equals Bad out... When we put together any market dynamic search for market data - we have to make sure we are getting the right reports that don't give false representation that might convey to the viewer a position of selfishness. Current inventory in the Santa Clarita is on the rise – we have seen over the past several weeks it strengthening – but the amount of Short Sales is still very high in comparison with the Bank Owned listings.
