Being that I was a 17 year regular with the LAPD and a current Reserve, I have seen my fair share of "good deals". In fact, it seems that every time someone was telling me that I was special and was getting the best deal in the world - I was taken as sure as the sun is hot!!!
It has reared it's ugly head again, this time with two Detectives with the LAPD - a Husband and Wife Team - were almost taken being teased with a $500.00 rebate to use a specific "special program for law enforcement" lender.

Like a sledge hammer. This data is updated weekly and reports via Geographic Scope - Trending Rolling Averages, Micro Market Analysis, Statistics and Market Measures and Descriptive Stats. What does all of that mean?
Dunno, :-) - but this resource is very accurate. I have compiled the data by hand from the local board of Realtors - This data is more accurate due to us not being able to see if something is listed and sells from outside of our Local Board sometimes. This compiles from all of the MLS databases in Southern California.

If you have not figured it out as of yet - We are all about the "feeds" giving rise to our understanding of RSS, which is Really Simple Syndication.
In the AM, Bright and Early, I am reviewing my very own RSS feed subscription to see what new listings have come onto the market for sale in the cities that compose the Santa Clarita Valley.

There are single family residences, Condo's and Town-homes. Stevenson Ranch also has Foreclosures, Regular Sales and other types of sales, including the Short Sales.
But that is not all. Stevenson Ranch is it's own city, contracting with the Los Angeles Sheriff's Department for their public safety. The Los Angeles County Fire Department for their Fire and EMS services. There are some of the best schools as well.

I pulled a two year history for all residences in the Santa Clarita Valley. I also did not limit the number crunching to any specific price range, bedrooms, bathrooms, or housing type.
Any Real Estate Search is only as good as the data that is entered by the "expert".
Bad in equals Bad out...
When we put together any market dynamic search for market data - we have to make sure we are getting the right reports that don't give false representation that might convey to the viewer a position of selfishness.

Current inventory in the Santa Clarita is on the rise – we have seen over the past several weeks it strengthening – but the amount of Short Sales is still very high in comparison with the Bank Owned listings.
There is a log jam of Foreclosure properties that are in process for the Santa Clarita Valley Real Estate market as well as for the rest of the Southern California Area.
We do those searches well – Foreclosure search by your command and with your very own criteria.

This is how the System works for Foreclosures -
If a property gets assigned - the agent has about 48 hours in which to check if the property is occupied or vacant.
Step 2, if the property is vacant - we are about 45 days from the listing.
Step 3 - if occupied - finding out whether a tenant or Owner.
If tenant - we are 45+90 days from an eviction.
