That would appear to be about 4 levels deep. It all starts with the name of a tract - Stoney Point. Then I address the area - Bridgeport. After that, I hit the city - Valencia CA (not to be confused with spain...) I then move to the over-all area - Santa Clarita Valley, which consists of 6 cities - Castaic, Canyon Country, Newhall, Saugus, Stevenson Ranch and Valencia.
Whew - it is enough to give a person severe brain "lock".

Market Saturation is not anything bad. I suppose it could be, but it not something that you would need a home inspector for. Market Saturation indicates how long a real estate market, if nothing new was added as far as new listings, would take to get to Zero units for sale.
The smaller this number, the stronger a seller's position is.
The larger this number gives indications of a stronger buyers market.
In the Santa Clarita Valley - the Buyers are in a very strong postition.

There are single family residences, Condo's and Town-homes. Stevenson Ranch also has Foreclosures, Regular Sales and other types of sales, including the Short Sales.
But that is not all. Stevenson Ranch is it's own city, contracting with the Los Angeles Sheriff's Department for their public safety. The Los Angeles County Fire Department for their Fire and EMS services. There are some of the best schools as well.

I remember the days of Full Time Police Work. There are the days that I miss it and then the days I miss it a lot.

We are fortunate working in and around Santa Clarita Valley in the fact that there are new homes being built. But they are not without their share of penalties. Penalties is quite a strong word, let me explain. There are assessments with the new housing that is being built. These assessments pay for the roads, schools, landscaping, and other various items that the builders did not incorporate into the prices. If you have children it is money well spent.
